This hotel is well worn, and the staff is none to friendly. Perhaps they have a captive audience from the medical school next door? The rooms are dull and sadly appointed. e.g., the wood furniture in our bedroom was old, ill-fitted dormroom furniture from the 50s or 60s, and the bathroom was tiny. Meager air conditioning and even worse internet service. Many hotel guests complained there was no way to access their email, and the staff merely shrugged. The breakfast buffet was large, but much of the food was rather tasteless. OK in quantity, but very disappointing to the palate. How can baked ham taste bad? Well, it did. Same with most of the cakes and pastries. The staff was generally very rude and unaccommodating, too. On top of it all, getting to this hotel is very tough. It is set off the main road about 2 blocks, and there's only a small sign at the street.. The bus drivers have no idea where it is, nor did most taxi drivers. I want to be fair. We stayed at this hotel about 5 years ago and it was a very good experience. I don't know if what has happened has been the result of Covid but that can't be the only reason. Other hotels fared much better than this. Let's start with the positives. The staff are very kind, very friendly and helpful. The woman who (I believe) supervises the cleaning staff is efficient and works very hard to make sure her and her staff's part in your stay is as good as possible. Also, the beds are comfortable, the rooms are clean and the water pressure in the showers is excellent. The grounds are also quite lovely and spacious. The front desk staff all speak English which was a huge relief for me. Unfortunately, that's where the good stuff ends.
The hotel is in terrible repair. Right from the time you get there, there's a problem. To get in the front door, there are 11 steps. No ramp, no bell hop, nothing. Just 11 steps to drag your suitcase up. Once inside, we found a lot of disrepair. The baseboard in our hallway was coming off the wall in several places, the hallway floor has large chips in it, there are holes very badly patched in the rooms and the caulking in the tub is so thick, it looks like a 3 year old did it. (No offence to 3 year olds!) The toilets are almost all backed up, the air conditioning doesn't work well and trying to maneuver in any of the rooms to get around is very difficult without falling or breaking a toe on something. If you want to use the facilities (ex. pool, gym etc) there are extra charges, and they're not - in my opinion - reasonable. We were attending a wedding and needed my husband's suit pressed. They didn't offer a pressing service and didn't have irons so we could do it ourselves. Though the shampoo/soap/body lotion situation was fine, there wasn't even a box of tissues in the room! The restaurant is closed between breakfast and dinner (the nearest restaurant is about a 15 minute walk away) and there is no room service available. There is a bar in the basement (which was open last time we were there) but it is no longer open or even stocked.
Overall, it's certainly not the worst experience in the world, but know what you're getting yourself into!

We stayed for 3 nights half board whilst exploring Rome. The staff are incredibly welcoming and happy to offer advice. The rooms are compact but comfortable and the beds were fine. Room was cleaned daily, but the decor could do with refreshing. The gluten free meal options were limited (no second course was gluten free so just pasta) but what we had was beautifully tasty. A lot of people seemed to be enjoying the fresh pizzas but they weren't available to us. The gluten free breakfast was just a long life roll and Madeline cake which weren't great, especially compared to the plentiful selection of normal breakfast options that looked lovely. Parking around the hotel could be a little difficult if arriving back late, but we did manage to get a space eventually each day. The hotel is a little out of the way and a car is definitely advisable. If you want to explore the city centre, drive 10 minutes to one of the line A metro stops and park up. You can get a 24 he travel card for about €7 which will take you all around Rome, I wouldn't advise driving within the ZTL filled centre.

This hotel was booked by the tour company and we were here two nights at the end of our tour. This is not a four star hotel by any standard, unless you are only factoring in the fact that the room is large and that there was A/C in the room. An older hotel, although from the onset you wouldn’t think so. The front lobby is not necessarily accessible, as you have to climb a large flight of stone steps to get through the front door, once inside the front entrance there is a small ramp beside the stairs to pull your luggage up. The reception in the morning are friendly enough, but don’t bother trying to get any assistance from the evening desk attendant, she was rather rude and was not interested in helping at all - we had an issue with an Uber Eats order (we asked to meet them outside and they never arrived after 40 minutes of waiting so we decided to go back to the room and try calling the restaurant and we just said to the front desk that we had an Uber order that may be delivered in case they showed up and she just shook her head covered her ears with her hands and said “no no not her problem that she does nothing with it”) I wasn’t asking her to do anything with the order just that it might be delivered. But anyways, back to the rooms, it’s not your typical room size it is larger then what you would expect from a hotel in Europe. Relatively clean, fixtures in the bathroom were old, the stand up shower stall was tiny and the doors were broken. The shower head was loose and came off when I turned it on, spraying the entire bathroom with water. The double bed was really two twins pushed together. Location is horrible, it’s far from transit and you can’t access the main parts of Rome easily. It’s down a lane way and difficult to find and the street itself is narrow and dark. There is a restaurant downstairs, but the food was horrible and took forever. The breakfast was your typical breads, cheese and cold cuts. And again, even the staff in the restaurant were rude and weren’t keen on providing service. I wouldn’t recommend this hotel, even if you’re on a budget.

Worst hotel I’ve ever been in. Rooms don’t have a fan nor an air conditioner so you have to endure those hot and humid Italian summers. Breakfast is absolutely disgusting and completely unhealthy. Rooms had dirty floors and dirty walls. Our experience in this hotel was anything but pleasant, you’d be crazy to want to stay here. Definitely doesn’t difference the 4 stars it supposedly has.

Possibly the worst VFM Hotel we've ever stayed in. Staff rude. Room was disgusting. 35 degrees outside and the air con was less effective than a toddler chewing an ice cube.
The mastic on the bathroom was absolutely vile. Put on with a trowel, mouldy & dirty.
Mirror cracked - sink plug didn't hold water.
The aircon unit contained a pool of stagnant filthy water full of dead insects.

Staff defended a complaint by saying they offered us another room but that's not true. We require twin beds for medical reasons, which they provided in the first room. The room they offered had a double bed. They refused to move twin beds in there & said it was the only other room & the Hotel was full.

Stayed here as part of a package tour, so we were unaware of where we were staying, first for one night, then two nights towards the end of our tour. The hotel itself is in a bit of a desolate location, which meant about an hour into Rome and a bit of a walk to McDonalds and cafe. On arrival we were told restaurant was not open, nearest food source meant walking and crossing a couple of very busy roads. The first room we were given was shocking, we hated every minute plus we had to wait hours for our room to become available. However, the last two nights we were given a lovely and comfortable room ( almost like a jekyll and hyde situation) Pool, gym and tennis courts are at an extra cost. We enjoyed the food at the restaurant. Given the location, I would not stay there again. I must mention, in order to arrive at reception, you will need to wheel your bag over a rough stoney path then up at least 12 steps, then more steps inside to get to reception.

Watch out! Grab a punk! We booked on booking deceived by the photos of the pool. The pictures are false! On site, an entrance fee of 10 euros is charged for a paddling pool. You had to click on “pool” to know that it pays. These are misleading practices for the consumer. Had we known more clearly, we would have booked elsewhere especially as the Pension is outdated and noisy. We definitely do not recommend it, go your way! In addition, you are 1h30 from Rome by public transport 😳

The structure looks good externally, the part dedicated to sports (gym, tennis and padel courts, gym) is well equipped. The interior, however, is absolutely not up to par. The rooms are very dated, ruined, care is really lacking, only the linen seems good. The floor is worn, the bathroom would require major maintenance work. Cleanliness sufficient, but not good. Very well-stocked breakfast, both sweet and savory, but despite its good appearance it doesn't have much flavour.

Walk into the local shopping area. Find a shop that sells bus passes I think they were about €24 for 7 days. From the hotel walk to the road turn right about 100 metres down the road is a bus stop. Catch the bus until you see signs for the tourist areas.
