We only got here because something went wrong with the reservation at another hotel. First the positive things: the mattress was good, the host when we arrived was nice, the room had walls, a floor and a roof. Then on to the less positive things: - There was no real reception, just a dude at a table with a smartphone, so no prints or receipts of anything either. - Don't bother posting on the contact form on their site, nobody will answer. -General impression of the room: well meant amateur hobby project, infinished and/or already deteriorating. - Nothing like the pics on the site. Absolutely nothing. - Water heater with some tea bags, no coffee, and the only wall socket that could power it was across the room, hidden behind trash can and door. - During our five day stay, room was only cleaned once, clean towels supplied once, bed made once, but only because we demanded it. - Bathroom has a non-functioning fan, a cracked toilet seat, and black mildew in the showe stall. -The wall sockets were of an odd three prong variety, nothing a travel plug could handle. We had to buy two adapters at a Chinese store a few streets away. -The view was that of an air shaft. -After our arrival, there never was anybosy at the reception. When we checked out we just left our keys at the "reception" table. Check my pics for illustration of the above points. English was spoken, but don't ask how much.

Avoid at all costs. The lady who runs this is a disgusting human being. Look at the pictures I've uploaded as proof of our correspondence. She messaged me on booking.com to call her urgently. I called her and she explained to me that a guest has been hospitalised and his wife and child needed to stay on and there was no other room available so I would need to cancel booking immediately to receive my refund. I asked her for this in writing and she privately messaged me on WhatsApp. I then compassionately cancelled my booking leaving my wife and I without accommodation for our trip. While searching alternative accommodation we see she had immediately advertised the room I had just cancelled at an extremely higher rate. I called booking.com to investigate this and after they called her she said that I had just randomly cancelled my booking without contacting her. They concluded from the messages that she forced me to cancel so she could sell it at a higher rate but because she messaged me privately they could not do anything immediately and it is going to an investigation. This is a disgusting way to run a business appealing to my compassinate nature for her greed for more money. I've since read more bad reviews about this lady as very rude to guests and her accommodation although it in a great location it is very dilapidated. I for one will not leave this complaint until I am satisfied with a justifiable resolve.

Apparently I am another victim of this corrupt hotel. I am realising that lately, many people have gone through the same as me. One day before the arrival, they cancelled my booking saying that my credit card wasn't working, but that was totally false. I provided 3 different credit cards (all of those working perfectly) and they finally cancelled the reservation. Apart from that, I called them to ask what's happening but they don't speak a single word in english language and on top of that, they've hung up the telephone very rudely. After that, they didn't pick up the telephone anymore. If that was not enough, we started a chat through booking.com, and the owner went like: "I can do whatever I want and I can cancel any reservation without any problem". As I can see in these last reviews, the hotel normally cancel your booking one day in advance and right after that, they put the room back online for double the price. (I booked this room some months ago, when the price was quite little). Obviously, I'm gonna take them out of booking.com and I'm gonna fill in a complaint against them as well. I've been in more than 50 countries and have never seen something like this before. Shame on you.

Room n° 6 from 19 to 22 October 2019. 1) Rather dishonest owner. First of all, want CASH instead of payment by Visa card. 2) Does not provide any invoices despite 2 requests... 3) Andrea decided on the amount of the tourist tax outside the laws of Venice. 4) Misleading advertising on Booking and elsewhere. This hotel has no bathroom. Only shower rooms. No bathtubs. 5) The room is large but uncomfortable. Very poor Wi-Fi reception. Small shower. Random hot water. Etc.

Nothing special but clean and average size. Next to canals with gondola activity. Building next door gorgeous!! We did pay a man to take our luggage to out hotel. Well worth it. It is a hidden building in the Venice maze! We slept and got showers. Room did the job we needed.

The hotel is well located and within walking distance of shopping, restaurants and historical sites. Was not particularly impressed with the fact that the beddings were not changed and room not cleaned for the 2 nights we stayed there. Only one staff member was available during our stay and the language barrier (not his fault) did exasperate things a little bit. With some small tweaks the establishment can be on its way to greatness.

In an excellent location, with owners very nice and available ready to accommodate every request. The rooms furnished with essential for those who want to turn in the day and sleep near the center at a reasonable price. Everything is very functional to the needs of those who go to a city to visit it and not to stay all day in the hotel.

The location sublime. It was near the Rialto and San Marco Square and was quite easy to find because it was right nexr to Scala del Bovolo. The room was nice for 4 people and it had air-con. Poor side was that the staff didn’t clean the room nor change the sheets. Also the roof of the bathroom had moisture damage and it had mold on it.

We loved the location. It stops there. We arrived at the time we said and the door was locked. We called and we had to wait 30 minutes outside, with luggage, after a long flight. Once inside, the decor was dark and very unwelcoming. Andre proceeded to check us in. We paid for 3 nights with our credit card. He then came back to our room and asked us to pay €30 in CASH for taxes. It should have been €16 Euros, but he insisted €30 in cash. We didn't want to ruin our stay... Not at the start, so we complied. He left the building and was no where to be found. Our room only had 2 small packets of liquid soap (not enough for 2), and a used roll of TP. Upon arrival in a new city, you want to get yourself settled and aquainted with your surroundings. Instead we went shopping for soap, shampoo and TP. It got worse from there. On our way out the next day, A couple from Argentina arrived. The management again was not present. We helped them in. We phoned Andre who said he would be there. They waited for over 2 hrs. We never did see them again. The men running the hotel are not engaged or interested in the guests. This was an extremely poorly run hotel. The shower curtain was all moldy on the bottom. The place needed a thorough cleaning. They were cons and extremely irresponsible. A definite mistake in our stay, yet Venice itself was lovely and enjoyable! This was a very expensive mistake. Don't be like us.... Move on! Live and learn!
