Do not try to book this hotel with free cancellation option. It is a joke. You need to cancel TWO WEEKS ahead of the actual stay date to get full refund. If you are booking this hotel (and I recommend strongly against it), book it with trip insurance. The hotel will NOT refund you in case you are not able to get there, even if the hotel is totally inaccessible. We had a reservation and could not get there due to the recent floods and emergency being declared in Venice. This hotel emphasized us to come to the hotel (we were traveling with kids) saying it is safe to arrive there and the hotel is accessible even when the water transport is locked down and the city is under knee deep water. The reason is if the hotel had to cancel the reservation, they had to provide a refund. There are a lot of better hotels around this place. Avoid this place if possible.

The room was clean, but the bathroom was separate (you had to go out into the hall and open a separate door). I had noted the strict check in hours requirement, and the owner contacted me to request a specific time of arrival. I gave him an estimate, as I was not sure. When I did not make the exact check in time (although still within the required window), the owner was upset with me. He was also very upset that not EVERY SINGLE PERSON in the party was there at that hour. I thought he was going to cancel my reservation and leave us stranded, but he eventually was persuaded to accept the other 2 passports by email. Breakfast choices were quite limited, basically bread and coffee/juice that you pre-selected, and not a continental. I would not stay here again after the weirdness of the check in process. Also a little pricey for what we got, value-wise.

Stayed here for two nights on the second leg of our honeymoon. The room has air conditioner which is great and needed and the room is set up nicely with a comfortable bed. The tea and coffee is £1 per item so we purchased our own and kept milk in our bar fridge. Only negative is that it is up many flights of stairs which is difficult to carry large luggage cases and the corridor echoes so we heard guests coming in and out of their rooms throughout the night.

This place was a little difficult to find at first, but once you do you realize how nice the location is. There is a great little tapas bar around the corner, the owner was extremely accommodating, and the breakfast was right on time. Would recommend this place to anyone.

All round fabulous! Location 10 minutes to San Marco and Rialto. Gorgeous room with good quality linens and furnishings. Quiet at night. Had dinner at one of the restaurant recommendations (Osteria da Alberto) which was delicious and fun. A local restaurant filled with local regulars and off the tourist track. Amazing food and only a few minutes from hotel. Our bathroom was private and we did not have to go out to the hallway to get to it. Great value for money and would definitely return. Thank you for a great stay Nicola! I am completely mystified by some of the negative reviews on here. If you want porter service and an elevator, you can pay five times as much for an overpriced hotel with no atmosphere. This is a gem and very happy to have found it. Will be recommending to friends.
