Let me cut to the chase: I travel quite a bit and have stayed in some lovely lodging. I do extensive research and am almost always very pleased with my choices. Nonetheless, this may be the best place I have ever stayed. Location: Perfect. Located in a little alley mere steps away from the cathedral and a major pedestrian thoroughfare. Room: Lovely. We stayed in both of the two rooms that are routinely made available. Both are great, but room #2 is clearly superior. Quaint but comfortable, with a high-tech modern shower and an adequate number of electrical outlets. Similar to the rest of the house, the rooms have great decor, high ceilings and pretty frescoes. One minor quibble: the WiFi was spotty at times. You sometimes hear noise from the alley and adjoining apartments, but even though I am sensitive to noise it rarely bothered me and never interrupted my sleep. Décor: Fascinating. Genuine antiques and other tchotchkes everywhere you look. What is that large metal machine? It turns out to be an antique pasta maker that belonged to the owner's grandmother. Those frescoes aren't real are they? Indeed they are; from the 17th century. And don't get me started on the five terraces festooned with literally hundreds of plants from all over the world, many adorned with little hand painted wooden signs, each lovingly handcrafted by the owner. It is a beautiful and fascinating place that is as much like a combination botanical garden and museum as it is a home. Food: Delicious and elegant. Served, weather permitting, on one of the terraces, and we felt like royalty with white tablecloths and genuine silverware. Hospitality: Welcoming and kind. Giovanni was an absolute delight. You are truly a guest in his home. My wife developed a medical problem and he was heroic, locating a doctor for us and even insisting on delivering (and paying for) the medication she needed. Thank you, Giovanni, for your extraordinary kindness and generosity. I've gushed enough. If you go to Palermo, stay here.

In all my years of travelling this place has got to be the most unique. With only two bedrooms for his guests Giovanni lives in this wonder mansion across the cathedral. Painstakingly curated works adorn the rooms and the 5 terraces feels like you’re in the middle of a forest in vibrant Palermo. But the breakfast service is above and beyond. Pure silverware and a breakfast spread prepared by co Filipino Arnel made this one of my best B and B experiences

They have three guest rooms in an old, beautiful apartment in an ancient palazzo very close to the cathedral in the centre of Palermo. This is also a private home and has a lot of style and charm. The apartment also has several roof top terraces, packed with pot plants, that give wonderful views over the old town of Palermo including the cathedral and provide a restful place to relax after a busy day sightseeing. The location is perfect for seeing the best of the old city with everything within east walking distance. The owners provide good local restaurant suggestions (helpful as there are dozens of options so it helps to have an informed choice) that are also within walking distance (up to 25 mins tops with many closet). There is a lift (which is majestically slow) up to the entrance on the 2nd floor if you don’t fancy 70 odd steps but worth knowing the access even with the lift is not completely step free and the terraces are up a series of iron steps so probably not a good choice if you have mobility issues. Our room was off the main salon, facing onto the little side street. New double glazing was very effective and overall we found it was surprisingly quiet even with the windows open. The bathroom was attractive with antique glazed tiles. There is aircon if required. Everything was spotless and the overall housekeeping was good. Breakfast is standard continental fare with fresh fruit, sweet goods, omelette, cheese and ham etc. The owners are around if needed but overall they have a very light touch and you are left to get on with things but if you ask for help they are on hand eg they were very happy to arrange taxi pick ups to and from the airport that worked perfectly. The five star reflects the fact it is very reasonably priced even though all is not perfect (we had a bath but the tap would only work through the over bath shower) - but it is a real bargain given the excellent location and the style of the apartment. Note they don’t accept credit cards. Strong recommendation.

Palermo is a crowded and noisy town - pack earplugs - so the roof garden of this B and B truly "elevated" our experience. Room, breakfast, and bathroom were typical . A mini-elevator is helpful in getting up to the top-floor apartment. The owner's evident delight in his botanical gardens is what made this a nice place to stay.

From the moment our weary family of four arrived here from Rome by overnight train we knew we had struck gold and were in for a very special stay. The B&B is on the top floor of a beautiful building and just stepping into the cool, tiled entrance from the street was like stepping back in time. We were received with such graciousness by Giovanni himself and it really felt as though we were being welcomed into a home. The set-up was ideal for our family as there were twin beds in one room for our teenagers (with an ensuite) while we had a stunning room with frescoed walls and a private balcony. Not only that we had a sitting area with a library we were invited to use as well as a kettle for tea and coffee and an honor system fridge with wine, beer and soft drinks. We felt that all our needs had been thought of and felt instantly at home. The excellent breakfast was served in the stately dining room of the main apartment and we especially enjoyed the silver platter of various seasonal fruits, each one perfectly cut up and arranged. It was a work of art. We also loved the morning frittata and the local selection of cornetti. Best of all was the generous invitation to explore and spend time on the many terraces and admire the gardening talents of our hosts. Each terrace gave us a unique perspective of Palermo and one of our favorite memories is being up on the highest terrace all together at the end of a hot day playing cards and listening to the swallows swooping and the church bells ringing. Grazie mille Giovanni and Magda. We hope to come back one day...

Have just returned from a four night stay and cannot fault the accommodation or service in any way. We considered it good value for money. We had a classically styled bedroom and en-suite with excellent shower and daily housekeeping to a very high standard. The Italian breakfast of meats and cheese and omelette with a platter of mixed fresh fruit was plentiful and delicious. Fresh pastries and breads were also available and scrumptious. The highlight of our stay, as all guests point out, are the many terraces and the wonderful array of tropical plants. When the legs were weary after sightseeing there was no better place to relax, with or without a bottle of wine from the honesty bar. The location was perfect as a base for exploring the old city. Giovanni was an impeccable host - thank you allowing us into your enchanting home.

This B&B is a true pearl, rarely found. We stayed for two nights and was so pleased with all aspects of our stay. Our kind host, who helped us by recomending places to eat and visit in Palermo. All to our great satisfaction. The beautiful house/apartment, our room and not to forget all the wonderfull terraces, the upper ones with magic views to the mountains, to the sea and to the Palermo Cathedral. The stay in this B&B defined our stay in Palermo and we definitely wil return to Le terrazze and Palermo. Thank you so much.

We kicked off our Sicily tour with a stay at Le Terrazze and it was perfect for us. The Rizzo's live in a completely charming, restored palazzo with frescoes that date back to the 16C. They are literally across the street from the Cathedral and central to everything, the location can't be beat. The outdoor spaces that rise in a series of terraces above the guest rooms are an added treat, covered with succulents and offering 360 degree views over the roof tops of Palermo. They have two rooms to let. Our room was very comfortable with two single beds, private bathroom with excellent shower. Our room had a little terrace off of it also which was lovely, over the space between buildings, with lots of colorful sounds of the city, and neighbors wafting up. If a total black-out of light, or deep silence is what you are looking for, this might not be it... We loved it. Breakfast was generously prepared and offered in the palazzo's family dining room, surrounded by beautiful decor and old world charm. I would definitely stay here again if given the chance.

Le Terrazze is a perfect choice for a stay in amazing Palermo. The Rizzos, who run Le Terrazze, welcome you into their beautiful residence steps from the cathedral in a beautiful terrace surrounding. As the name indicates, Le Terrazze,has fantastic outdoor space which the Rizzos share with their guests. We stayed seven nights in a double with a pretty outdoor sitting area. We appreciated the Rizzo's welcome, adequate breakfast, and attention to detail. The Rizzos and their team want you to enjoy your stay, but are never intrusive. Pros: Stone's throw from the cathedral, next to puppet theater (Argento, go!), around the corner from Ballaro market and the Norman Palace. Great breakfast. Great, great hosts! Cons: Not too many, but remember the B&B is in the center of Palermo, so there is street noise at night (very calm after 11PM). There is a lift, but otherwise three flight climb to the apartment. Entering through guest door a bit tight with a few steps; must be fully mobile to manage. Arnold, on staff, carries all luggage and is there to really help!
