The location just off the main piazza is wonderful, as is the kindness of the hosts Leopoldo and Lucrezia. The room we rented was quite small to put it kindly. The air conditioner was so loud it kept us up half the night, and opening the window just brought in the ample street noise. The breakfast was not very good. I would recommend you eat elsewhere.

Very nice hotel and very well situated in the middle of Siena. The man at the reception is super friendly and can give you good advice on restaurants and things to do. Comfortable, clean, spacious room. Don’t hesitate! Go there.

This hotel is a great value. It is located just a one minute walk from the Piazza Al Campo. Other main attractions are all in walking distance as well. Rooms are clean and staff are friendly. It’s a great price to be so central.

This place is as basic as it gets.
I would have given it 3 stars if it weren’t for the fact that the WiFi in the second floor was useless. Slower than dial up. To get some work done, I had to go down one floor and sit on a staircase (cold, middle of winter!) to get decent reception. And then there is the heating problem. I get it that, with prices soaring, they can’t keep the heating on all day. But when I went to ask front desk about the schedule of when heating would be on or off, they said there IS a schedule but that she didn’t know what it was. I would hav e gladly scheduled my day around the heating schedule, given it was indeed very cold when heaters were off. Then, in my room (#4), neither the phone nor the safety box were operational.
Finally, see photos of chairs without seats and large stains in the otherwise nice common sitting area.

The hotel is basic. It feels like an upscale hostel. For this reason it’s rather expensive. The best aspect of it is its location. Very close to all major sites to see. Piazza del Campo is literally 1 minute away. Many shops and a supermarket also around the corner. The lady at the reception was very nice and helpful. No fault of the hotel but some of the customers were loud and I was woken up at 3 am by them. Also the fan in the bathrooms are so loud I could hear the next door every time they went to the toilet and turned on the light (the sake system in my room so I know!) The streets around the hotel are pedestrian but the noise of chatter and drunk people on late Friday night was unpleasant.

Positives: Location. Friendly staff, for the most part helpful. Carried our two suitcases up a flight of stairs to room. Called for taxi. Arranged for guide. Value.
Cons: Booked our room in September for May with Rick Steve's recommendation. Asked for a quiet room. Our room was across the alley from reception, on the corner of the busy street and alley. When we said we booked a quiet room, the gal (not Lucrezia) said that it was quiet. NOT. Would not have been able to sleep without ear plugs. Eight (8) stairs IN the room to the bathroom. Made it kind of hard to use the toilet in the middle of the night. Not the cleanest joint going. Would not stay here again.

The location of this hotel really, close the the Square with clocktower and lots of restaurants for breakfast or just a coffee to watch the scenery in front. The hotel doesn´t serve brakfast for free, so it was much cheaper and better to have breakfast on the Square.

DO NOT BOOK THIS HOTEL UNDER ANY CIRCUMSTANCES

I booked this hotel through hotels.com and attempted to check in within 15 minutes of booking (just a few minutes before 10 PM). The front desk man told me that it was “impossible” that I had made a reservation and that there were no rooms. He told me that he could not refund me since I had booked through hotels.com but would make a note on my account. He offered a me a room in the hotel next door. IT was over 90 degrees and the hotel next door (a considerable downgrade) did not have air conditioning, and I explained to him that I booked the first hotel specifically because it had air conditioning. He told me that he would make a note on my account to refund me.

THEY HAD NO ROOM FOR ME AND DID NOT REFUND ME.

I sent hotels.com a time-stamped photo in front of the hotel (that I could not check into) at 10:15 PM and requested a refund. I just heard from hotels.com that they were unable to contact the property. My e-mail states that the hotel has the ability to cancel the reservation in their system, yet they did not do that. They marked me as a no show despite the fact that I showed up and they had no room for me in the hotel I booked..

DO NOT BOOK THIS HOTEL! THEY MAY NOT HAVE A ROOM FOR YOU, AND THEY WILL NOT REFUND YOU.

This hotel is in a good location, close to everything. Lucrezia at the front desk is great - very helpful and she gives good directions and restuarant recommendations. Our room was OK and clean, but small, and it was a superior double. We were in room 213, right next to the big shared space and that was great - almost like an extension of our room. Forget the wifi though. I don't think we ever really got online. And it's very noisy at night, you hear everything, inside the hotel and out. The walls are paper thin. We were only there 1 night, and all in all, it was a good deal for the price.

Not grand accommodations to be sure, but great for the price-- comfortably furnished. Internet sketchy in the rooms but there is a 2nd floor common room that is expansive and well accommodated with good light that was great to connect in. The location is swell, very close to the Campo. The best part of the stay were Leopoldo and his sister Lucretia who were at the front desk most of the time and had awesome recommendations for restaurants and a winery tour. All were exactly as they'd portrayed. We were having some challenges with the next leg of our trip and they both went out of their way to help us get squared away, interfacing with other accommodations, since our Italian is minimal. We felt at home and well cared for, and very comfortable. I would totally recommend Piccolo and would stay there again.

Room Tip: Noise from the street unavoidable as are stairs. I liked the separate building across the street.
