A dynamic, artistic and innovative street with many tasteful restaurants and trendy shops. The Boijmans van Beuningen Museum, the NAI (Netherlands Architecture Institute) and the Kunsthal (Art Gallery) are a mere stone’s throw away.This unique hotel is housed in a classical building that has in 2007 undergone a complete renovation. There are 6 large rooms divided over the 1st, 2nd, and 3rd floors. DON’T GO HERE! They didn’t send the promised acces code and the phone numbers they provided ‘in case you have troubles entering’ were either not in use or connected to a person who has nothing to do with the hotel. At the last moment we had to book an other hotel.

We were so lucky to reserve a room on a Saturday since the rest of the place was full. Our room was very very cozy. The Wi-Fi was so super fast that we were able to stream videos but we didn’t need to because they were free DVDs in the room to watch. The service of the odor what is the best since he was there to even check us in.

Best hotel room I’ve been in my life, not kidding. When I saw the small front door to the hotel on my arrival, I started panicking and I thought: “This room’s gonna suck”. I have never been more wrong in my entire existence. When I opened the door to my room (called “Tex Two”) I couldn’t believe my eyes: it was huge! And tex-style decorated :) The bed is large, and there’s a large couch too. Private bathroom and private balcony (that is just ideal for anything: reading, making phone calls...). There’s a tv with a selection of DVDs, music player, hairdyer, coffee machine, cups and plates (real ones, not that paper stuff). On top of that, it’s in a supercool position, in a street full of bars and pubs and people, but it’s actually quiet! I slept like a baby :)

Reserved two night with my wife during a conference. Immediately quit and cancelled because of the lack of cleanliness and the climbing stairs to reach the room Obviously no money return A shameful situation One single mug cup (room for two) two unpaired glasses, bed undone, harmchair broken and a smelly atmosphere

I haven't reviewed anything for quite a long time, but I thought I should write a review of this property because it is quite unusual, and I think it's only fair for people to know before they come here that it's not a conventional hotel. I stayed here for the better part of a week while attending a conference in Rotterdam. Personally, I didn't really mind that it was somewhat shabby and that there are steep stairs and no elevator, although I'm sure some people would not be happy about this. (The fact that one of the windows in my room was broken and wouldn't shut properly meant that I got quite a few mosquito bites while I was asleep, however, so I'll admit that was not ideal.) What I did really mind while staying in the hotel for so long was how unpredictable the situation was on any given day. The first day I stayed here I had no problem using the electronic code I had been sent to open the street door and my hotel room door. But from the second day on, the code no longer worked for the street door. When I called the hotel answering service (because there is no front desk, and no one at all on site to help guests) I was given a number code that worked to open the street door, which solved that problem. But for the rest of my stay I had the niggling worry in the back of my mind: What happens if I can't open my hotel room door? I was travelling with a colleague, and in fact this exact thing happened to her after we had been staying in the hotel for a few days: one day her code no longer worked to open her hotel room. If I hadn't been with her, with access to my room, she would have been left at the street door with no way into the hotel, since the answering service didn't immediately pick up her call. My friend eventually got a new code sent to her phone by the man on the other end, after she convinced him that in fact she had paid to stay in the hotel that night, and she was again able to get into her room. But this kind of thing is no fun at the end of a long day. Beyond its unpredictability, the other problem I had with the electronic code system is that I had to make sure my cell phone was charged, so that I always had battery power to pull up the electronic display, or battery power to telephone the answering service when the code didn't work. A final bit of unpredictability: the housekeeping service was unreliable. Some days a cleaner would come and empty the garbage, and other days no one came. So all in all, this hotel would have been okay for a night, but over time never knowing what would happen on any given day did become stressful.

There is no reception nor service at this "hotel". The manager hides behind an unreliable telephone operator who makes promises he can not keep. I was debited for a night, even though the telephonist confirmed the cancellation by phone within minutes of the booking. When I tried to contact the manager, he refused to pick up the phone, and refused to answer my emails. I heard afterwards that several people had been abused like me. This place is a fraud: stay away.

I faced some problems with the hotel personnel even before journey began. In spite the fact that the full price was covered beforehand the administration contacted booking.com with the request to cancel the reservation for the reason of the non-payment. They did it 2 days before my arrival! So the last day before my journey I had to spend talking with the booking call center. The hotel administration doesn't respond to any emails and rarely pick phone calls. So be prepared that you will be on your own in the new city. At the first of our arrival we had a problem with a window that we couldn't close. This problem was solved only one day before we were laving although the administrator promised us to do it fast. The room itself wasn't tidy and the furniture inside was pretty used. From my perspective furniture is need to be renewed, photos represented on the web-site are definitely not new. Moreover the room wasn't clean enough. I wouldn't recommend to stay at this hotel.

I had never had such a BAD EXPERIENCE with a hotel in my life. This was March 2018! WE NEVER EVEN GOT TO STAY THERE because when we arrived (before 20:00 like the reservation specified) there was simply no one there, no one answered the phone, email, NOTHING. Even the waiter from the restaurant next door said this happens all the time. WE WERE LEFT ON THE STREET, AT NIGHT, and had to book another hotel. But that is not even the worst part. Even the next day, no one had answered my texts, whatsapp or email, or returned my calls, so I called again and finally a guy answered. He said he was sorry, it was totally their fault, some employee who was supposed to answer the phone never did, and if I wanted to cancel the entire reservation (4 nights at a cost of 385 euros) he would do that and there would be no cost. So I was a little relieved for a while but that didn`t last long. A few days later the charge was still in my credit card and no reimburse was made. So I called the number and that same guy said he took the problem to the office and they would respond in a week. A week later, again NOTHING, so I called again, and the guy said he was sorry to inform that the owner of the hotel SAID NO. AS SIMPLE AS THAT! He would not reimburse me for the nights I never even got to stay there. I asked the guy why did he say to me that there would be no charge if he didnt have that authority and he just hung up on me. Now Im going to try through Booking (the website I used for the reservation) or even judicially if nothing else works, because I AM NOT PAYING FOR THIS!!! HERE IS THE ADVICE, NEVER EVER EVER BOOK THIS!!!

We booked this hotel off Booking.com.. where do I even start.. first, they don't have a legit website- it brings you to a random advertising website landing page. Second, they don't answer any communication you may send to them- we were arriving earlier than expected and requested an early check in. We never heard a yes or no. Then a couple days before we were set to check in we received a QR code to get into the hotel because there was no reception. Upon our arrival, we could not find the hotel. Then we we did locate it, we couldn't get the QR code to scan- mind you it was freezing outside and we had luggage. We were finally able to get in touch with the property manager, who let us inside. When we arrived in the room, it was decent except for the broken hand off the Buddha (in 'Zen Room 1), and the giant crack in the glass window that overlooked the street below. When we attempted to leave, the room did not actually lock. We tried absolutely everything and had no luck with locking the room. We expressed our frustration to the property owner's assistant/friend/colleague/whomever picked up the phone, only to be told that the property owner was going 'into a meeting and he'd call us back.' He never called back, and we requested a refund because we ended up leaving the property. There was no policy on his non-exsistent website so we requested this through booking.com and they have been almost as frustrating to work with, because they have done nothing to rectify this situation. The one nice thing was the street that it was located on, because apparently this street is a really happening street at night and there was a lot to see and do right in the same area. I truly am not one to complain much about things like this, but I am so upset over the whole thing that I need to make sure others don't make the same mistake we did. Do yourself a huge favor- don't book anything through Booking.com and NEVER stay at A Small Hotel.

Perfect location near City center, access to hotel and room via QR CODE; convenient and no hassle. You can find very near any type of bar or restaurant you can imagine. Spacious rooms and bathrooms! As extra detail included in the price a limited minibar service (water, wine, beer, coffee). Definitely recommendable, especially considering price/quality and above all the location! Good for 1 or couple of nights.
