After travelling from London and with no accomodation booked we were getting worried. We arrived in Eastbourne at about 6PM and after several attempts we were lucky to get a ground floor room in this B & B. We had a wonderful week at Beamsley Lodge. Allison and Dave made us feel very welcome and were very friendly and helpful. The room was cleaned every day, bed made and tea, coffee etc replenished. This is the second time we have stayed at Beamsley Lodge and each time the welcome is warm and friendly and the rooms are extremely comfortable and clean. We had 3 enjoyable days last week at David and Alison's establishment, next door to the previously sampled 'Langtons'. Lovely owners booked in early had secure parking space a bonus on a busy Bank holiday weekend.We had a front room 1st floor sea view a bit small but had every thing you needed and was spotless only slept as out all day so not a problem.The Breakfast was Excellent cooked fresh wonderful selection of cereal, fruits, yogurts juices lovely...

Stayed for three nights over the Whitsun holiday weekend. The owners provided a warm welcome and were excellent hosts. The room was recently refurbished to a good standard and had views towards the coast. Breakfast was a real highlight with the house speciality of eggs benedict. Very friendly owners. A lovely room and a great breakfast. Right on the seafront so very convenient for all facilities that Eastbourne has to offer. We had a top floor room and a partial sea view. We loved the hidden en suite that looked like a wardrobe.

My wife, toddler daughter and I stayed for a weekend and chose this guest house. It was perfect! Very close to the beach, and only a short 15min walk along the sea front to the main eating places in town. The soft play centre opposite kept the toddler busy for a few hours one morning. great breakfast bathroom abit small but clean very warm welcome a real view over the sea front Ideal for motorcyclists but not exclusively private parking - 5 pounds - OK I suppose lots of stairs close to 2 great pubs part of the Eastbourne passport scheme

Privately-run Edwardian (licensed) Guest House in a perfect location on Eastbourne's seafront. We offer a relaxing stay with an excellent home cooked breakfast or a lighter continental option with fresh fruit, yoghurt, selection of cereals etc. All rooms are individually and stylishly decorated and have en-suite shower rooms, hospitality tray and wall mounted tvs with built in dvd players. Many of our rooms have fantastic sea views. We have a small a private car park behind the property and the 5 spaces can be reserved for a small charge, and there is also plenty of free parking nearby. Free Wifi is available throughout the building. The pier, bandstand and town centre are an easy 10-15 minute walk away. A frequent bus service also operates just outside the property.
