For the money this was superb. Even the money aside it was very good. I was in Ispwich for one night for work and just needed somewhere comfortable and quiet to get a good night's sleep. The room was spotlessly clean, the bed was very comfortable and any road noise wasn't anywhere near sufficient to disturb sleep. I did find...

Very modern, clean room in a convenient location. I stopped there at the end of October and was sent a text by the owner to let me know the code to the front door on the morning of my stay. Would definitely recommend this warm and welcoming guest house. It was immaculately clean and tidy, very comfortable and the in-room continental breakfast was a lovely touch. All in all fantastic value for money. 10 out of 10.

Stopped over at this guest house for one night while visiting my companies head office, I stayed in the single room which was still a really good size, the room had all the essentials for an enjoyable stay. Breakfast self-serve in the room and the fridge was well stocked with milk etc. The guest house has parking at the back...

We stayed here from Thursday to Monday and it was just great. Carol the owner is lovely she tries her best to help with all queries and requests. We stayed here in the biggest/family room, with children (6 & 8) staying on the sofa bed. Carol was a perfect host, made us feel welcome and cared for. This guest house we found to be just right for our stay, as it was not far from the town centre either walking or by regular buses with stops nearby! I stayed here for one night as I was in the area with work. The room was really comfy and clean with good bathroom facilities. Even though near a main road, I couldn't hear a thing from outside. The breakfast and refreshment area in the rooms are excellent and a brilliant idea for people who may need to eat early...

This guest house, far exceeded our expectations, a light airy room very clean and well presented, and nothing was missed. Some lovely - touches, would definately go back again when i need to stay in Ipswich. In room breakfast, full fridge with everythng from fruit, juice, cheese, butter, milk, breakfast cereals, bars, and criosants, and sliced bread. VERY IMPRESSED.
