We were attending a wedding in the area so decided to add a couple of nights stay at Lower Pinn farm. It was an excellent choice, selected thanks to other reviews. Although out in the country our large VERY comfortable room had some traffic passing just below but it didn't disturb our sleep at all (and I don't sleep well...

Two night stay arrived at 8:30 pm in the dark. Very quiet country location, between Sidmouth and Otterton. Narrow lane with passing places but not a problem. Very friendly welcome with room warmed for us. Fresh Milk in the fridge and plenty of teas and coffees available to make. Our room 2, was very large and the double sized shower...

My husband and I stayed here as we came to meet with friends living nearby. What a wonderful place. We enjoyed everything about this place from the warm welcome to the delicious breakfasts. Our room was beautifully decorated and spotless. The added extras of fresh milk and cake on arrival were appreciated. We will certainly be returning.

The best B&B we have ever stayed in, on arrival to be greeted by tea and cake was most welcome our room was unbelievable large ,well furnished and spotlessly clean with lovely views out of both windows.as for breakfast everything you could think of was on the table and I can well recommend the smoked haddock. and one was allowed...

Wonderful value for money in a very quiet idyll. Great host ,great room ,great breakfast . I swear i heard a car drive bye.........if you want peace and quiet but minutes from Sidmouth this is the place to be !!!!

When we arrived, tired from a 4 hour trip from Bristol, Liz showed us to our bright, clean and good sized room before offering us fresh coffee and home made cake in the lounge. We stayed at Lower Pinn Farm just for the one night visiting our son and family,Our room was lovely with a 6 foot bed and it was very comfortable and a good shower room, We had breakfast which was all freshly cooked and was very good.

This is a very good guest house in a really quiet location with delightful views all around. Liz very kindly gave us a lift to and from a local pub as we had no transport. We would certainly recommend staying here and only wish we could have spent more time in such a delightful area. Martin & Sheila

Spent 2 nights here from 31 Aug. Liz the owner is charming and v helpful. Also great cake on arrival and tasty breakfast menu. Fish, inc smoked salmon, is available on 24hrs notice. Lower Pinn is a arable farm of over 220 acres offering Farmhouse Bed and Breakfast in a relaxed and friendly atmosphere, situated two miles to the west of the unspoiled seaside resort of Sidmouth and one mile to the east of the pretty village of Otterton. I have three comfortable spacious bedrooms; 2 rooms have zip & link beds can be twin or super king size the other room has a king size double bed, all with en-suite facilities with large showers, wash basin & toilet. The bedrooms are equipped for making hot drinks and come with colour television, clock radio, shaver points, hair dryer, and central heating throughout. A fridge is provided for the use of guests. Start your day with a delicious breakfast served in the Dining room using local produce when ever possible. Guests have their own keys and may return at any time throughout the day.
