We decided on a two night break in Lytham just before the Easter weekend and booked a double room here. Both Lytham and the hotel exceeded our expectations! The staff were all so helpful and hardworking, the beds were very comfy, the bathroom was spotless and the continental breakfast was excellent - the croissants looked and tasted like they were ‘bakery fresh’ and the muesli was delicious. The location was great and we parked for free on the road immediately opposite the hotel. Loads to see and do in Lytham & St Anne’s - big shout out to Fylde Council for investing in its parks, leisure centre, theatre etc which is increasingly rare these days as councils are subjected to ongoing funding cuts.

Stayed in deluxe room with balcony and sea view, room very clean think if stayed again would book a larger room was slightly disappointed couldn't enjoy a coffee on the balcony as no room for a table so never made full use of this.
staff friendly & polite, breakfast was continental and delicious, would definitely recommend purchasing the voucher system with restaurant 54 we had a delicious Tapas meal for 2.. All in all despite the restrictions and been in tier 3 had a thoroughly enjoyable break, thank you for continuing to run your hotel in a safe way. May be quite some time before things improve covid wise so wish you every success and all the best in continuing to keep your hotel safe & open for the future

Spotlessly clean, very attentive staff and a wonderful atmosphere. Will definitely stay here again. We had a deluxe balcony room, the bed was so comfortable and sheets were white as were bathroom towels. Centrally located to bars and shops.

We got a special deal at a reduced price on a Deluxe Double Room at Mode which we had passed on many occasion and admired the balconies etc.
Pros: The hotel & room were spotless with quality furniture, flooring, towels and comfortable bed. The Continental breakfast provided was very tasty with smoked salmon, meats etc all of which were quality very fresh products and very enjoyable. The staff were very helpful and pleasant.
Cons: Avoid room 5 at all cost, other rooms may be better I cannot comment, it was supposed to be a Deluxe Room which we challenged as it didn't have a balcony or even sea view instead it looked over back yards! I was informed these luxuries were for the Executive and Premium rooms only.
The room was very small, only 1 chair which was squashed between the bed side table and the end of the dressing table so if we wished to have a coffee one of us had to sit on the bed there was no coffee table either.
The bathroom was very small inasmuch as the toilet was so near the wall that you had to sit with the toilet roll & holder resting on your shoulder or under your armpit. Anyone over a size 14 could not sit forward on the toilet a man would hv to sit sideways.
The noise was horrendous we had to listen to next doors TV, also showers and toilets, plus footsteps of the room above. The walls were very thin. The bed was not made by the cleaner either.
There was 1 small bottle of hand sanitizer at reception and nobody including staff wore masks in the breakfast room. I am surprised that they are doing a buffet, other hotels are serving to the table because of Covid infection. We felt very uncomfortable.
We appreciated it was a cheaper deal but I think it should have been described as a standard room and should not be described as deluxe and I wouldn't want other people dissapointed as we have experienced better in 3* hotels.

Thank you for your review, I can confirm that the room booked by yourself was a land view room and was not a seaview room., whcih may have been available for a suppliment, The bathroom is 5sq metres. I am sorry you were disturbed by other guests., however if you had called us we would have been more than happy to ask them to turn down the TV. It is no longer since July 19th a legal requiremnet for guests or staff to wear masks. I am sorry that you felt uncomforable. Mode breakfast has always been a buffet and not served to tables, however we would have been more than happy to serve breakfast to you on request. regards. Andrew

We couldn’t fault the hotel in Lytham St Anne’s . We stayed on a Sunday night to enjoy the last bit of summer we had. Location was 100%. Parking was available outside in the hotel car park and the check in was so efficient. We had a loft room with a lovely view at the back of the hotel. It was so quiet and we had a great sleep at Mode. Continental style Breakfast was brought to our room which was fresh coffee, juice, warm toast, croissant, porridge, fruit salad and yoghurt. Loved it and it really set us up for our day. Thanks again Mode and we will be back. 👍🏼

Really impressed with the comfort and quality of the room. From the extremely comfortable bed, the huge wall mounted tv, to the great coffee machine with pods. I love the extra details like the prints of Lytham in the room and the rest of the building. Love the chrome stool, very stylish. Even little details on the tiling in the bathroom show real attention to detail, really thick curtains to block out morning light and triple glazing to cut out any chance of outside noise disturbing you.
Location is great, lots of choice of bars and shops and very close to the sea front.
I would have preferred an additional larger mug for hot drinks, I enjoy having a really large coffee, rather than the cardboard disposable ones, but understand why you do it.
You provide everything needed for a relaxed and comfortable stay, even an umbrella!

Our sons bought us a two night hotel stay for Christmas, we finally got round to booking for a stay in late April and chose the Mode hotel in St Annes on sea we paid to upgrade to a sea view and were allocated room 2 on the 1st floor good sized room with a small balcony with two chairs. bed was comfortable with soft pillows we were also provided with towelling robes and slippers.
Bathroom was a nice size with toilet wash basin and shower good supply of toiletries.
Breakfast was continental but this was quite extensive and well stocked there is a drinks machine that takes pods luckily for us there was a young waitress who made the coffee for us.
There is a bar that we did not use but looked fairly well stocked and nice comfy seating.
All in all a good two day break and will be back some time in the future.

As a world wide traveler I take trip advisor reviews seriously and we picked this hotel on booking.com due to price mainly And for the good star reviews .
We we’re aware there’s not much parking but it’s similar for most hotels there and we found parking on the road outside easily ,obviously it’s a very busy time due to COVID so considering it’s not usually this busy I wouldn’t worry about parking .
The hotel is a very good standard , clean and modern and ample facilities ,
We enjoyed a drink in the bar which Was lovely with its big open front folding glass door ,and the relaxing modern lounge music gave it a nice touch too and made us want to stay longer .
We used the voucher offer they had at a nearby tapas bar called fifty four which was really nice too
The lady on the bar/ reception was really helpful and friendly and booked a table for us
I couldn’t fault our stay and considering it’s price we would highly recommend it and will definitely be back .

This is a brilliant B&B that offers the option of a DBB using a great local restaurant. If you take up this option, you get vouchers for the restaurant. We took up this option and their restaurant recommendation was excellent.
The hotel communicate before during and after your visit via WhatsApp and e-mail and they are really on the ball. The hotel is in a great location by the seafront and only a 5 minute walk into the centre of Lytham St Annes.
We had a Superior Sea View room, which was given to us as an upgrade and it was really nice and high quality. The people who run this hotel are very friendly and can't do enough for you. They are always checking that everything is as you would like it. The continental breakfast is brilliant and is better that many 4-5 start hotels. I travel for a living and these guys could teach the major hotel chains a thing or two about service, quality & communication.

Well firstly I want to thank Renata (housekeeper) who went out of her way to help me. We stayed in the family room which is fine if you have small children but two teenagers required single beds and refused to share a pull out sofa, Renata sorted this immediately, stopped what she was doing and got a single bed into the room. She is such a credit to the hotel, thank you. The rest of our stay was good, hotel very clean and rooms nice. My only criticism which the hotel needs to address is reception staff on their own. We waited to order drinks at 6.45pm but the receptionist was on the phone taking a booking, we waited for a while and left getting drinks from a nearby bar (no fault of the receptionist the phone was just busy. Great location straight opposite the beach, parking a bit of a nightmare(Husband got a parking ticket as he parked on the front and didn’t read signs saying 2hour limit) would recommend though for nice quiet break.

Hotel has a deal at two local restaurants, 54 and Olive tree,
buy a voucher from the hotel for £35 to spend £50 at the restaurants on food or drinks.
Mode St Annes does have free on site parking
In addition parking on all surrounding roads is also free.

I think it might work for you if you have a family room to give you space for the toddler. The only public spaces are the bar and the breakfast room. The continental selection has a good selection that suits children.
I don’t know to be honest as we checked out and headed home. You could ask them they were very accommodating of any requests to be fair.
Iron and boards can be placed in rooms on request at arrival.
