Nestled in a scenic location that many guests find both picturesque and convenient, Theo Sunset Bay Hotel is celebrated for its proximity to beaches while some consider it slightly remote. The establishment provides commendable value for money, recognized by guests for its reasonable rates across services and local transport. The staff's friendly and professional service is often lauded, though occasional lapses are noted.
While the rooms boast cleanliness and stunning views, they are sometimes critiqued for maintenance and decor issues. The amenities, including diverse pools and food options, receive positive remarks, but guests suggest there’s room for enhancement. We visited sunset bay for the first time on 26th september 2024, wanting a well deserved relaxing week in thew sun. We booked all inclusive to allow ourselves to be stress free. On arrival we were given a warm welcome by a very friendly receptionist who explained everything to us and gave us clear directions to our room. The room was very comfortable and very clean and was cleaned regularly by one of an army of diligent cleaners. The hotel has 2 very well maintained pool areas, one for families with children and one for adults only. We found this to be an excellent idea, allowing us to relax in peaceful surroundings, whilst families with children could enjoy themselves without worrying about disturbing other people. The lifeguard was always on hand to keep thing running smoothly and ensuring a very relaxing experience The bar area was very good and run very efficiently by a team of really friendly and experienced staff. Nothing was too much trouble and they always had a smile on their face (especially Zoe who was amazing). A variety of different entertainment was also provided every night ensuring an enjoyable conclusion to every day. The food was especially good, with a wide selection of choices. Each evening was a different theme offering specific dishes alongside traditional dishes. There was also a wide selection of food suitable for vegans/vegetarians. The staff working during the evening meal were outstanding. They kept the restaurant spotless and were always on hand to make the evening meal a special occasion. Overall the hotel and staff were fantastic. We returned home 4 days ago and we have already booked to return in June next year, we're just hoping that it would be possible to be allocated the same room as we were on this visit as we found it to be in just the location we wanted. We're keeping our fingers crossed.

In January me and my partner booked a 3 night all inclusive stay via jet2 holidays at the Theo Sunset Bay hotel.
I could not praise the hotel, the staff and the restaurants enough!
We arrived at the hotel in the evening and had absolutely no issues at all, the staff on the front desk were all wonderful and extremely helpful and polite.
once we had settled we made our way down to the bar and again the bar staff were wonderful, they gave us plenty of advice on what the best drinks were and gave amazing service!
After we had finished drinking in the bar we went into the little shop in the hotel and bought some drinks and snacks for the room, once again the service was exceptional and the lady in the shop was very polite and helpful.
The room itself was a little on the basic side but had exactly everything we needed and was spotless, we were even lucky enough to get a balcony that overlooked the beach!
it was cleaned daily and the staff always came with a smile on their face at a reasonable time.
After the first night we tried the breakfast restaurant which was absolutely wonderful serving a wide variety of breakfast foods.
The hotel pools were all incredibly clean and the staff again were very friendly.
The hotel food in the evening restaurant was delicious every day! Each day had a different theme for food and not once did we come away disappointed.
The hotel is very picturesque and in an ideal location, being within walking distance from local beaches and restaurants as well as being very close to the bus stops that will take you straight into pathos for a very cheap fair!
I would highly recommend the Theo Sunset Bay hotel to anyone 5stars!

One of the most friendly hotels we’ve visited. Krassimira the lady with red hair, is absolutely brilliant at her job in the bar, so friendly and works very hard. All the bar staff are great, can’t do enough for you! The hotel is near a main road, however my husband and I never heard anything from the road unlike some other reviews. It is a quiet and peaceful area. The beds in the room are very comfortable, similar to a premier inn bed. 5 star comfort. The hotel pays attention to detail with all of their food, glasses cups etc not plastic cups like in other hotels. The lounge has lovely ambiance and there is a singer in the evening. The maid cleans the room every day, so fresh towels are given. The hotel has a beautiful fresh smell running through it. Not been in the pool as it’s not been warm enough but the Sun loungers are extremely comfortable with a topper on. You can catch the 611 bus in to Paphos and it is literally 10 minute walk to the Marina or you can catch the 615, it’s 2 euro each or 6.50 euro for a full day ticket. We have a few days left and we have definitely enjoyed our stay to date.

Cons: I expected the hotel room to be a bit better, seeing that the hotel has a traveller's choice award. My room was a little bit tired and could do with a makeover. The shower gel and hand gel (I travelled with only hand luggage so I relied on this) provided was very watered down and I couldn't use it but when I asked, I was provided with better stuff immediately which is great service. Room advertised as sea view but this view was obstructed by the apartments in front of me so if you have a sea view, be sure to ask for a 900 apartment, 800 or below will give you an obstructed view.
Overall, this was fine as a place to sleep every night on a short trip and it was so clean.

We arrived after 1am and the reception was waiting for us. Very friendly man at the desk, offered us a drink and had sandwiches all ready for us in case we wanted them.
Room was quite large, very clean and nice. The view was a partial sea view, which was okay.
Food was very good, lots of choice and tasty, plenty of it and it was buffet style. Changed each day.
We were all inclusive so the drinks in the restaurant were help yourself, even the beer and wine was help yourself as well as soft drinks.
Pool area very clean and was lovely, always sun beds to be had, didn’t seem to be a lot of people putting out towels to reserve them, everyone was being fair and just put towels on were they actually sat, that was refreshing.
Pool towels available free of charge, no deposit and can be changed at the poolside. However, if you require to keep hold of them on the day you are leaving you need to deposit 20euros which is returned once you hand the towels back in.
Hotel staff all very friendly and helpful, hotel was clean everywhere you looked and the sunsets from the upstairs restaurant was absolutely beautiful every evening.
Definitely would go back to this hotel. One problem was the bed, hard as rock and when laying on your side for a few minutes began to hurt.
From the hotel front if you go right, cross over the road at traffic lights you come to the bus stop (615) that takes you to the Tomb of the Kings terminus where you can get another bus, 611, to Paphos terminus. Each journey, no matter how far you go, is two euros or a day rover for 6.50 euros.
The bus stop to the left on the same side as the hotel takes you to Coral Bay, a beautiful sandy bay for swimming
You can reach the stony beach from the hotel but it’s down quite a number of flights of stairs, cross over road then down a very steep hill road, I found it hard going and never done it again, too taxing for me.
Altogether a very enjoyable stay.

Rooms were comfortable and spotlessly clean with daily servicing. Beds comfy, bathroom facilities excellent with a powerful shower and superb sea view from the balcony (we stayed in a junior suite with full sea view).
Every single member of staff (room servicing staff, maintenance, poolside staff, front desk, restaurant and poolside bar) that we encountered were polite, friendly and couldn’t do enough for us! Krasimira, Zoe and Andreas as well as all the poolside bar staff should have a special mention - their customer care and friendliness were second to none!
The food was delicious - fresh, varied and beautifully presented and there was something for even the fussiest of eaters! The all-inclusive food and drinks menu was excellent value for money - the snack menu includes a cheeseburger which was the highlight for us - it was more of a full meal than a snack with the chips and salad that accompanied it! The drinks menu was vast (recommend the iced coffee!) and the local beer far surpassed the branded draught lager on offer.
The pools were clean and well-maintained and the provision of towels for the pool and beach use was a welcome addition and these can be changed every other day. The adult-only pool was brilliant and offered us a chilled area to relax in (we left our kids at home!), however the main pool was spacious, had a jacuzzi area and a splash pool for little ones. Plenty of sun loungers available, but as ever, would recommend getting to the pool early if you want a spot near the main pool.
There is a path that takes you along the coast towards Paphos which offers beautiful coastal views and I believe you can walk along the coast to Coral Bay too, however the buses to both stop outside the hotel and run frequently (2€ per person, each way - bargain!).
Would thoroughly recommend a stay at Theo Sunset Bay Hotel!!

Lovely hotel, we were B&B. We arrived just before midnight, check in was easy and we were pointed in the direction of our room which was on the ground floor of the annex. All the lights were switched on in the room and it took a couple of minutes to figure out how to switch off the curtain pelmet and balcony lights. The switch was behind the curtains. Breakfast was great, plenty to choose from and always being restocked. Housekeeping came every day. We arn't really pool people so we only went once and spent an hour there, but there were always plenty of sunbeds available, no need to get up early to claim yours for the day. The only real downside was that the hotel is a bit out of the way with only a couple of small supermarket type shops and one beach bar nearby. You need to get a bus into both Coral Bay and Paphos. A €5 day ticket can be used as many times as you like for a day and buses come every 20 minutes or so. There is a bus stop right outside the hotel in the carpark to Coral Bay which takes about 5 minutes and you can walk up to the small supermarket across the road for the bus to Paphos which takes about 20 minutes. The buses can get very crowded to and from Paphos. If we were to stay hear again we would definitely hire a car. We didn't this time as we forgot to bring our driving licence's.

This place is really nice and Pafos is very close, shops and restaurants are all easy walking distance, and there’s a supermarket just up the road.
The room I stayed in had an absolutely stunning uninterrupted view from the balcony. It was clean and tidy. Only negative was the bed was so hard it was very uncomfortable, but apparently all the beds are the same so I couldn’t change. The room is cleaned each day and the whole area is very clean and tidy. The waiters/waitresses are absolutely lovely, including the reception staff.
The lower level pool is nice, it’s a lovely view from there and the sunsets are stunning. It was really peaceful but I’d imagine it’s not like that during the summer holidays! Downsides; The restaurant upstairs is so hot it’s uncomfortable and not a great dining experience. It’s the same food at lunchtime the only difference is tablecloths in the evenings. The food was the only disappointing thing for all inclusive. It is very repetitive - salad is an ok selection but it’s pretty much recycled throughout the week. There’s stuff to eat but it’s not anything to get excited about. The theme nights are very odd and then served again at breakfast.

Lovely Hotel! All I can say for a 3 star plus this hotel is really nice and offers all the things you'd expect. The view from the main hotel area out onto the bay is second to non and pictures don't do it justice.
The rooms are tidy and cleaned daily to a good standard, we had a couple issues with our room and while we were having our evening meal they were all sorted when we went back to the room, super quick!
My girlfriend is gluten intolerant and the buffet didn't offer a massive wide selection of food at breakfast and evening meal (we went half board). However the chef (Jon/ John) was superb! Every evening meal he would make something fresh and separate to her liking, honestly we couldn't thank him enough himself and the other dinner service staff were brilliant. For myself the buffet was nice just kinda what you'd expect from a hotel buffet no complaints.
The pool area was kept nice and tidy, lifeguards manage the hotel pool towels (which I find a bit odd) but there is a separate adult section which we used most of the time and it was nice and quiet.
The hotel bar was lovely, with great staff and the hotel has a small shop attached for essentials. I think the times were 10am-10pm for this.
The Spa... This was the only let down for me, they walk around the pool all day everyday trying to sell you Spa massages. Anyway we did end up booking a fully body scrub and massage which did feel good however the facilities were not the best, you had the walk through the gym area to get your massage and it was far from relaxing. The noise was unbearable, from screaming kids to people talking in the gym I wish I'd never booked it. The staff at the time were nice but when I used the spa facilities for the shower the main woman was very rude, clearly a separate face for when her spa is getting money. If you are looking to relax at a spa over there, look for a one outside the hotel. This is a mistake we won't be making again.
Overall we had a really good time and would definitely book back up again as it is reasonably priced for what you get. Thanks again for having us 😊

Good points, all staff and cleaners lovely cannot fault any of them, room spacious and clean, they forget to tell you to switch on the fridge, whether towels are changed daily, no info on hiring a safe you have to ask and no English channels on TV. Bus stops outside hotel 615 to Coral Bay €2 each way. Bus to Paphos is to the right of the hotel a 2 minute walk takes you to tge bus depot again €2 if you want to get to centre of paphos get 618 bus from the depot. Fantastic weather but even as sun worshippers we struggled with the humidity. People were red as its deceiving.
Negatives, the food is dire in the hotel, breakfast is edible but just about which isn't a positive. Lunch and dinner is overcooked meats and very dry. They change the there every evening but it's still the same horrid food. Ran out of icecream well they are mini magnums really in the lunch restaurant for 2 days. They only do icecream for all inclusive in the bar area. Drinks to buy in hotel reasonable but people on all inclusive were moaning about the cheap quality. Cyprus is expensive as in food and drink much more than the UK. Cigarettes were much cheaper than the UK €49 for 200 lambeth. Got ours at Manchester airport for £40. They have 2 pools, the main one as you enter and an adults one. Signs clearly say no children, inflatables but the lifeguards don't care if these rules are broken. I go in tge adults to avoid noisy screeching children but that wasn't the case. Last 2 days of the holiday they put closed pool signs up, yet this was totally ignored in the adults pool, out of view from reception at night time. The beach by the hotel is stoney so waste of time, coral bay is sand.
Asked a few days before about keeping the room on, was told €10 per hour and our details taken yo come back on the day. And so we asked to b told NO. It's hit and miss whether your allowed but a room underneath us was given the go-ahead for €35 from 12 noon till 6pm. So as I type we are sat in reception with about 30 plus people waiting 7 hours for coach pick up.
Would never return to Cyprus with the late departure flights as got in at 1.30am from a 3.40pm takeoff and flight home 11pm, they don't do alternative flights to choose from.
