There is a car park up top and a lift from the car park down to the B&B, from memory I'd say it would take a wheelchair but it is a bit tight so you'd probably have to take the stairs and wait for her down below. Once down everything is on the same floor, desk area/breakfast room, restaurant and rooms. Doors are wide enough, plenty of room in desk area/breakfast room and restaurant. Access to the rooms is via a corridor which is a fairly standard width and should be okay for access, the rooms themselves are fairly large but there were no rails or other adaptations in the room we had. The bathrooms would probably be the biggest obstacle, large for Italian standard but you wouldn't get a wheelchair in them and the showers are small with no seating. I can't speak for all rooms though and they may have one specially adapted, your best bet would be to email them directly.
