It was a nice experience. You feel at home . We loved the garden . The only annoying issue is that there is no reception stuff. The owner should be notified in advance of the arriving time. This is an 'unmanned' B&B. You state your arrival time and someone arrives to check you in. They then leave and you 'self checkout' by leaving the key there when you go. The room was complete, spacious, clean and comfortable. Coffee machine to be used at your will inside the room. Bus connecting Mestre to Venezia is 5 min away. It have only three rooms... it seems as if the owner hav just converted their home to B&B. The reception is not open all the time...u need to call them when u reach there as well as when u need to check out. Once u check-in they give u key for ur room as well as for the main door...

Close to the station, supermarkets, restaurants, train and travelcard shops (to avoid big queues in Venice). Very quiet, rooms were ok. Wi fi not good but fair price compared to Venice. Breakfast not huge but overall ok. Tv, shower, comfy bed. Teresa is helpful.

Good offer for the price.Easy to find,15 min far from Venice by bus,very quiet,if you need good relax after busy sightseeing day . Good size of room and bathroom,comfortable bad,not as usual B&B hotels.Realy pleasant small villa with private garden.Safety,you are protected from noises,nobody disturb your sleeping.Normal continental breakfast.

A reasonable cheap hotel. This B&B is actually operated by the hotel across the street, giving you rooms in a semi-detached house with private, locked gate so you can keep the window open at night.
