The location is perfect and the customer service is certainly review worthy. My husband and I stayed here for 4 nights for my birthday. Lalo, the manager made sure to connect with us personally each time he seen us. The staff really made sure that my birthday was special by decorating my room after they cleaned it. Even the housekeepers saw me in passing and told me happy birthday. Claudia at the front desk was also an extreme sweetheart as well. I said I wanted tamales, but no restaurant near the beach strip sold them. She offered to bring some in for me the following morning and picked them up on her way to work. The restaurant attached to the hotel also had some of the best food I’ve had in Tulum. I have a shellfish allergy and they offered to make the lobster pasta with steak instead. They offer to easily customize every dish it seems without batting an eye - hats off to the chef!

This was my first stay ever at a boutique hotel and I must admit I was skeptical at first. Covid made me want to be a bit more cautious and choose a smaller hotel with less guests. Needless to say, the Dune Boutique hotel experience has made me a fan of boutique hotels. You literally can’t get this level of care and attention anywhere else. I cannot wait to come back to visit! Thank you Lalo, Claudia, and the rest of the hotel staff for making this one of the best trips ever!

I can’t say enough about this resort.

The workers were so incredible and would do just about anything to make sure you were happy and enjoying your stay.

The food was some of the best we had in Tulum and their breakfast was insane. A “one person” breakfast could feed three people!

The beach was amazing and a lot of resorts don’t go through the fort to rake the beach of the seaweed, whereas the Dune Resort wakes up early to make sure the beach is raked for all us early birds.

A bunch of the staff helped me decorate my partner’s room for their 30th birthday (it took about two hours) and although I did tip them, they just did it to be of service to the guests!

We also had multiple staff members offer to take pictures for us next to the cute little photo ops!

The bedrooms are so beautiful and they make sure to clean them every morning and on your schedule too! For instance one day we were a little hungover and couldn’t get out of bed and they made sure to have the cleaning crew come later so we could relax in bed and still have a nice and clean room later on!

They also helped us book all of our excursions and helped us make sure we found affordable cabs or even private drivers to get us around town!

Overall I would 100% recommend this resort and will always give them 5 stars ⭐️⭐️⭐️⭐️⭐️.

We will be coming back to this exact resort next year 🥰!

The Dune is unpretentious from the outside and in fact our driver had a lot of difficulty finding it along the strip. Inside, the look of it does not immediately impress.

However, the rooms are comfortable and quiet with everything you need - even a kettle! My bed was firm but I was offered a topper. The staff are all absolutely delightful and very efficient too. The food is really excellent. I particularly recommend the lobster pasta and the seared tuna.

You are directly on the lovely beach here and close to a supermarket, a currency exchange and a pharmacy. Yoga, massage and mystic experiences are offered all along the strip. It is a good base for visiting the sites at Tulum and Coba. It is very quiet here in the evenings.

There are various larger hotels being built in the vicinity and I hope this does not change the atmosphere of the area. Repeat visitors are offered a discount!

Our stay at Dune FAR exceeded my expectations. We originally wanted to stay at a different hotel, closer to all of the “action” on the beach, and I am so happy Dune is where we ended up instead!

Location: The hotel is located perfectly as it’s close to everything, but far enough away that you don’t hear the loud music/partying all night long. Tulum has a pretty big party scene, but fortunately we weren’t bothered by it where we were at Dune, especially while we were sleeping. Any place we wanted to go was accessible by bike, provided for free by the hotel. 10 minutes to the best restaurants/bars, 20 minutes to the ruins, 25 minutes to town. We loved the location!

Room: Dune is the true definition of a boutique hotel at only 22 rooms. The front desk staff took great care of us, especially Claudia. We were kindly upgraded to a partial ocean view for free, and it was so wonderful. We were in room 12 and loved it. The room has everything you need in it, including many thoughtful toiletries, refrigerator, and more. Raquel also did a fabulous job cleaning our room! The only comment I have for the rooms is the bed- it’s extremely firm. Maybe add a mattress topper.

Food: the daily included breakfast is HUGE and so, so good. This really added a lot of value to our stay as we would have easily spent an extra $500 having to go out for breakfast elsewhere everyday. I’ve seen some comments about people being charged for things they thought were included- there was zero confusion for us. Our server was very clear about what was included, and what wasn’t. The options for food included in the daily breakfast is quite vast and I can’t imagine someone not being able to find something they didn’t like included in the daily offering. We also had lunch and dinner there and enjoyed the selection. The chef worked in Italy for a few years so some of the Italian fares are really, really good. We recommend the lobster pasta! So yum.

Drinks: truly in the top three cocktails we had our entire trip. We loved the spicy passion fruit mezcalitas! They also treated us to a bottle of rose the first day we arrived, and it meant so much to us.

Service: the service and hospitality in Mexico is unlike anywhere I’ve ever been. They are so kind and gracious. Lalo, Claudia, Raquel, Silvano, and Oscar went above and beyond to make sure we were happy and taken care of. It’s a team effort at Dune, and we really appreciated that.

We fell in love with Tulum, and Dune played a huge part in that. If we come back, we will absolutely stay at Dune again! Thank you for an amazing stay!

This hotel is not worth even half of what we paid. From the tiny shack that they call a “luxury retreat”to the terrible service all in all are stay was far from pleasent. Not only does the front desk never reply or acknowledge any requests we made they also never cleaned the room or gave us fresh towels. The three towels we did end up using they wanted to charge us 87 dollars for because there was makeup on them .Ive never been to

Dear Anna and friend; We will appeal your comment on Tripadvisor and will ask to block your account, since everything you are commenting is out of boundaries and lies. It is a shame that guests like you dare to leave a bad comment when the service you expected was provided efficiently, your amenities were properly delivered and were never lacking. Allow me to say that the white towels are not to remove makeup or clean suntan; we give you a black towel upon arrival where it is specified that it is to remove makeup. The sheets and duvet were stained with suntan spray and ketchup sauce (since you ate on the bed) these items will no longer be used. When you check out, you admitted that you had stained everything since we physically carry the towels, sheets and duvet; These stains are no longer removed in the laundry room. Your room could not be cleaned because you arrived from the after party at 9:00 in the morning and slept all day, the house keepers have a schedule to attend the rooms of the other guests. We do not have a lap pool, it is a pool to cool off and have a nice time with a cocktail, it is also the first time that someone complains about the temperature of our pool, thank you for that we will review this point. We are very sorry that you do not have the sensitivity of what things cost and what a good cradle education is, your parents will be disappointed, because we assure you that you do not behave like this at your home. Overall this was a great stay. Some things were outstanding, others were not as good, but on average, I would rate this place 4.5/5.

Rooms 1, 2 and 3 are in an interesting location. They had no view, as you look at a courtyard with limited light, and lacked privacy (next to main walkway), but the plus side was that they were super close to the lobby, were more quiet (no noise from Taboo beach club down the road) and had good Wifi.

Service overall was outstanding (5 star). Lalo, Miriam and Francisco were amazing. The breakfast situation was confusing... Breakfast was included, but only certain items were complimentary, without any logic/reason. Example - an omelet was included for free, but pancakes were not. juevos rancheros were free, but chilequiles were not. There was no logic in this whatsoever. Either make the whole thing included, or give people an allowance (say 300 MX) and let them order what they want. I don't really love eggs, so it was an annoyance that I had to pay extra for something I liked each day, especially when I told the staff I didn't like eggs and asked what other options I could have.

However, overall this was a great stay. I also had zero COVID concerns staying here. Housekeeping was excellent and everything was spotlessly clean.

Location was amazing and the beach was perfect. The beach club was also a very nice feature, which we used every day.

Overall, a great experience. Just fix the breakfast situation, do something to improve the privacy of Rooms 1,2 and 3, and you will have a winner!

We stayed here for 5 nights in late May and will never forget this special place. We didn't expect to spend as much time at the hotel as we did, with so much to do all around Tulum, but Dune was so comfortable, fun and welcoming, and we didn't get that experience anywhere else we went. The hotel is on a gorgeous stretch of beach with the perfect beach lounge area and restaurant overlooking the ocean. Each morning we stepped out of our room into the sand to have a lavish breakfast in front of the ocean. Each afternoon we lounged in the sun and had amazing drinks and food brought to us. I can't count how many passion fruit mojitos I had, and I'm still thinking about the fritto misto. The pool is blissful, since the ocean can be rough and not very relaxing to swim in. Dune also has a beautiful rooftop deck that looks out over the ocean where they offer free yoga with a great teacher- don't miss her class! All day A/C is another huge bonus, which most beach hotels don't offer. Tulum was SO hot and sticky all day long, and after being outside all day it was so refreshing to be able to cool down in our room.

The grounds are beautiful and the rooms and decor are nice, but it's not a fancy place- there are more ornately decorated places all over Tulum. The difference at Dune is that it lacks all pretension, with staff who genuinely care about your happiness and will go above and beyond to make you feel welcome and taken care of. This is not the case everywhere in Tulum, which has a pretty exclusive vibe. From the restaurant staff to the front desk and every other staff person we encountered at the hotel, we really felt like they were happy we were there and they wanted to make sure we had an amazing vacation. Fran, Luis, Edgar, Miriam and Jorge are just a few that went out of their way to make us feel like special guests, in a very relaxed and genuinely friendly way.

The location is ideal to be able to walk to all the amazing restaurants in the beach zone (Arca lived up to the hype; Bal Nak also had incredible food & drinks). Just keep in mind that if you want to be this centrally located, there's no way to avoid the bass pounding club music that plays day and night at all of the beach clubs. The music at the nearby club was not super loud but it was always audible.

Tulum is changing so much from the peaceful, tranquil place that draws so many people there, and the nightclubs and over the top party vibe is hard to escape. After we left Dune, we stayed at a fancier, trendier hotel that looked straight out of a magazine- but the staff all seemed miserable and the clientele seemed more occupied with how they looked or how their startups were doing than actually enjoying their vacation. It's a vibe that seems to be pretty common in Tulum these days, especially (but not only) at the beach zone. Dune is one of the few places that still retains the heart of what makes Tulum unique. I wish we'd stayed there the whole time! I don't know if I'd return to Tulum, but if I did, I'd stay at Dune again in a heartbeat.

Just visited for a bachelorette here and I could not have been more pleased!! Thank goodness for Jorge ! He recommended the most amazing spots in tulum for us and made sure we were set up with reservations, which could not have been easy being that we were a larger group. If he hadn’t have been so accommodating I’m positive our experience at Tulum would have gone so differently. So so grateful for him! All the staff was soooo beyond sweet and accommodating! I truly don’t know if I’ve ever been treated so well elsewhere in my travels! The hotel was so cutely decorated, in the most perfect location and let me tell you, some of my favorite food we had the entire trip came right from the hotel restaurant! Soo delicious ! Breakfast was included each morning and it was practically a 3 course meal. I am so grateful we had the opportunity to stay here! Will deff be returning ! Thank you Jorge and staff!!

Where do I begin?! From the minute I checked in, I felt welcomed and like it was my home away from home. The staff at the front desk (which is there around the clock) and the staff at the beach restaurant were super friendly, professional, and willing to go above and beyond for anything you could possibly imagine. They have complimentary bikes which is a game changer to get around the area and see more. The hotel is right next to a convenience store and pharmacy which is great considering there aren’t a ton along the main road. The complimentary breakfast is BOMB and the view doesn’t get any better. My room was closer to the front of the hotel but still a very short walk to the pool and beach so whichever room you get is still in a good area. The hotel is in an ideal location as it’s not in the center of the hotel/food strip but it’s a very short bike ride or walk so you still have that sense of seclusion. Every time you leave the front security marks you which made me feel safe as a solo traveler. The internet is super fast. The beach is pristine. I really can’t think of a single negative thing about this place!!

So I’m not really sure how else to say this but this is not a 5 star hotel. I’ll first start off by saying the staff and breakfast are great. However, nothing else about this hotel makes it a “5 star”, it’s a 3 start hotel with a nice breakfast. We came here on our honeymoon and there is terribly LOUD construction RIGHT NEXT to our room every single day. We can’t even enjoy our “upgraded room” with a private pool because of the in loud hammering that has woken us up every morning and continues on throughout the day. So between that and the super loud club music next door, we basically did everything possible to NOT be at the hotel we paid for. We also came to Tulum during what is apparently the worst seaweed season (not their fault), but didn’t help the situation as we had no desire to relax on the beach. The rooms are clean but small and there is no closet and again, just nothing special. The hotel also doesn’t have any sort of fitness minus yoga at the most inconvenient times. 6:30am.

All in all, if I had known there would be loud construction, a loud club next door and we wouldn’t be able to enjoy our stay I would not have booked this hotel. I understand there is no “right” time to do construction at the hotel but at least offer us a room that isn’t right next door.

The wait staff is very nice but super pushy about tips, we tipped very well but if I even got up to grab something from my room without leaving a tip I was immediately reminded “hey our tip isn’t included”.

For reference I attached a photo of what the seaweed looked like in tulum during our stay, again, this isn’t the hotels fault but is something to keep in mind during the summer season.

I have already shared your comments with all the people working in Dune Boutique Hotel for their actions. I very much regret that we did not managed to meet or exceed your expectations on this visit and for this I sincerely apologised. The noise issues you have experienced are certainly not representative of the type of service and hotel property we aim to provide at Dune Boutique Hotel. This is a huge problem in Tulum and we hoteliers are tide up as we can not do anything about it. We are working with sound specialists to mitigate the sound as much as we can. We receive thanks God, to many guests and you are one of the sensitive to the sound, as you can see there are few reviews about this loud music issue. Hi, in late April, the last years, the seaweed was begin. We clean daily the beach ...with or without seaweed.

"Ask reception for the insect repellent. We didn’t and paid the price for it. No parking, but taxis are cheap and know all the destinations. "
