We stayed 3 nights at Kaani beach, went on 2 tours with Kaani tours. It's truly amazing.
Kadir took good care of us, rearranged our tours/transportation perfectly (due to weather issue), I am so grateful for his executive decision and he is always so positive.
Not sure how they did it, but I felt they were treating every guest like a VIP.

There are multiple Kaani properties on Maafushi, e.g. Grand, Palm Beach, Village, and the Beach is the step child of them all!
It has a great room, no questions, and a better location than Village if not Grand and Palm Beach. Internal amenities like towels, soaps and external services like transport, housekeeping, and breakfast are common across them, so you are still getting a pretty good deal.
What prompted the perception is that this hotel doesn't have its own reception and restaurant so you have to go to the nearest Kaani Grand. No elevators as well. Wi-Fi was patchy and weak as well on the 2nd floor we stayed in but that's a minor quibble on a beach vacation.
The hotel was listed as four stars on Google and Agoda but compared to Indian four stars, it didn't feel like that. No microwave or iron board, for instance, and the quality of soap was poor (one of those sticky ones which doesn't wash off easily and gives sticky after feeling). Compared to prices on other Kaani hotels, this was still a good deal, but you may consider Grand and Palm Beach if you get a good deal.

This is my 2nd stay on this property and if you're looking for an affordable stay in Maldives without compromising the room size this is great.
The highlight of the stay is basically the amazing friendly staff of our Tour. Thank you so much to Marc & Amo for the spectacular video shots during our visit although the guys who did the real break experience in sharks must polish their video shots i wasn't satisfied with his shots underwater unless your willing to give an extra penny.
More so i applaud the great staffing in the breakfast room Aditya & Ditya for well looking after me during my whole stay. amazing team indeed! To top it off the you must try the Sampa Spa and look for Nini she has been my therapist and offered a 20% disc in my whole treatment stay. Also i commend Tiger the Guest relations services team for taking good care of all my tours.

We stayed in Kaani Beach in December 2019.
We had a deluxe room with a sea view. We were supposed to have double room, but ended up with similar family room.
The service attitude of the staff was throughout our stay immaculate: truly helpful and welcoming. Not matter what we asked, they went above and beyond excellent.
The hotel itself is somewhat worn out, which one cannot see from the presentation pictures (see images in review). Also important note: the view from the rooms to the beach and sea is no longer pristine, as a variety of garden shacks have been built in front of the hotel, between the rooms and the sea. All kinds of junk were stored in the shacks, visible also to the hotel balconies (see picture attached, although the photo is almost forgiving to the junk stored).
Maafushi itself is a nice island, in the midst of a rapid tourism growth phase. I believe some local said there is almost 3000 bed places in the island now. All tours, boats and services ran smooth in Maafushi, and one can expect almost every situation to be sorted out fast and smooth. There is also an ATM in island. I would recommend Maafushi & Kaani beach as a place to start or end your trip, but do try other islands as well in your trip.

If you like to stay in a building site when you go on holiday to the Maldives then this is the hotel for you. The hotel is under renovation which at no point was communicated to us. The noise is horrific. You cannot rest during the day for the noise which goes on into the evening. The staff are equally as rude. I asked for a mask today as u needed on for my PCR test and I was told "No get your own mask the ones in the hotel are for the staff only". I then left to go to my room the receptionist said they would wait for me (less than 2 mins) and when I got back they had left. He didn't even give me directions. I think all of the staff in this hotel are very unhappy and put in the bare minimum of effort required. I have nothing good to say about any of the Kaani group business apart from the hotel has a nice view.

I have never seen without reception a hotel before here after a long trip there was no water in the room ı called everywhere but nobody answer me,ı went other hotel kaani grand and they told me there was nobody in reception kaani beach if ı need a urgent situation ı had to go other kaani hotel to tell my needs, it was schocked for me.I have been with my mother and I requested 1st floor but the first day our room was at 2nd floor,after a long trip it was very hard for my mum to use stairs . At 6th day I asked for the visiting resort hotel they advised me to rihiveli, 120 dollars for per person when ı reached the resort ,ı got demoralized because beach, toilets,bar everywhere so far from each other,although they knew my mothers health problems they advised us there,I connected to kaani otel via whatsapp ı told them there was a urgent situation the resort conditions are not suitable for my mum they answered me like? only question mark?? ı told them we wanted to go back kaani hotel they provide usa speed boat 2 hours later with 85 dollars charge so they made us last day in holiday terrible experience, my money was wasted because of their fault 325 dollars is so much to waste but they did it! if you want to waste your time and money yes you can stay this hotel!

Absolutely disgusting and terrible experience! Even before checkin the staff comes to you with a buffet of excursion and push you take it even through the weather forecast is horrible. Firstly, I was assured that my room will be upgraded to Seaview rooms in any one of their property which wasn't done. Next, I was pushed to book a snorkeling excursion with them. They overbooked and on 29th December morning when the weather forecast is not right, they ask randomly to chug the trip so that they are over crowded in the speedboat but not ready to give the refund. We were in the middle of sea storm, witnessed shark biting co-passengers. Unprofessional and untrained tour guides. Once we reached back the hotel with lives in hand, they offered peanut refund to us.
Their staffs are extremely ill mannered. Atleast dozens of indecent Bangladeshis work in the hotel who prefer to take care of themselves more than the guests. After paying almost around 160 euros per night per room, such a pathetic service and poor management.

Very happy about this hotel!
A large room, air-conditioned. Everything is new. Clean and comfortable bathroom.
There were bottle of water in the room, tea kettle, tea bags and coffee.
the balcony looked over the ocean and the beach. The only thing is that they give only 1 key for a twin room. The reception refused to give a second key.
Breakfast was allright but not great. We also went to the spa. Be prepared that they will charge you +22% for the service. We were not warned about it in advance.

It is not about only how beautiful and clean the hotel is, its really about how professional the staff the hotel has and how they are dealing with the guests. I spent the most beautiful vacation in that hotel and Maafushi island as well, I did enjoyed my stay at the super clean and well furnished hotel with an amazing location. Furthermore, the friendly staff that I had ever met who made me feel like at home. So I want to thank them seriously for their positive attitude and help, special thanks to Kasun, the guy at the front desk who always there to help and work on how to satisfy the guest's need and meet the guest's expectations.

Do not believe the pictures of the palm trees in front of the hotel. It no longer looks like that. There is now a sand road in front. With restaurants lined up across the street. You than have to cross another street to get to the water sports. The breakfast that was included was at the other Kanni hotel. There was no 24/7 front deck. No pool table. The phones in the room can not be used to call the front desk. Also located at the other hotel. My room was clean & comfortable. It was just not what I was lead to believe I purchased

There is zero alcohol on this island,
There’s a bar boat , Kaani Princess, you can go to if you want to have drinks. Going on a day trip ore a stayover on one of th hotel islands is another option. But, a holliday without alcohol is not a bad option, Maafushibeach and surrounding Islands is paradise on a budget!!
