Treated ourselves for one night at Studio 99. Glad we did, the apartment was incredibly spacious there was so much room. 2 balconys, kitchen area, lovely bedroom and amazing bathroom with shower. A gem hidden away at the end of Soi3. Lovely clean, spacious room. Comfy bed, always a plus and very helpful and friendly staff. It's a walking distance to loads of eating houses and bars as well as the market. Very quiet and peaceful all day. Loved this place.

A wonderful place that is close to the night market and old city. Everything is right outside your door yet it is very tranquil . The staff was so kind and helpful. Could have stayed here indefinitely as it felt like home. Thank you!

I have been staying here since it opened. It is booked solid all the time so book early. This is a small (10 plus rooms) boutique type hotel but really you are getting a real apartment for less than the price of hotel room in Chiang Mai. We stayed for 8 nights. Location is good, it's an easy walk to the Thapae Gate, and close to two basic food shops. Studio 99 prices are on par with many of the boutique hotels in Chiang Mai, unfortunately they lacked security, communication in English and luxury accommodations as claimed.  Given all the positive reviews on TripAdvisor, we went against our instincts and paid the remaining 80% IN CASH as required at the beginning of our stay. Nice cosy homely feel and friendly customer service, just that... Room 3:(family room for 4pax) -had no TV channels at all, so no TV to watch :( -lights are simply too dim compared to Room1. Some lights fused and not fixed too. -lights kept flickering...& there's white light in one room and orange lights only in the other room Room...

Stayed for little more than a week with my wife. Place was clean and staff nice. Furniture is not very comfortable. Location is mixed good/bad. Near old city was good actual neighborhood not so. Could do worse but could also do better.

Tucked back down a street that looks like a small alley. Large rooms with basic furniture and kitchen set up. Hard beds ( which is like most beds in Thailand) but clean white linens.
