Hotel has very friendly staff. They speak English- (well sort off). Walking distance to "walking streets" in the Old Town. Breakfast was fine. Rooms are clean and showers produce hot water. The garden is a good place to recover from the busy madness of the city. If your flight leaves before breakfast time they will make your a carry away...

I can't say enough good things about my stay here. The Room was very cute, with a nice shower and very cold AC. Once again (for the third year running) we are enjoying the hospitality of this small, intimate, family-owned guest house. The staff are so kind and friendly - we have become really fond of them all. This hotel is amazing, they have the best room layouts. They even provide free and amazing breakfast. You walk out into the court yard and they cook you eggs right outside, provide toast, fresh fruit, yogurt and granola. Have amazing fresh juice and French pressed coffee. It's tucked away in this secluded area with vines and flowers all around.

This is a superb place to stay, very comfy and feels like home. Super friendly staff and very clean, breakfast is great as well. love the outdoor garden breakfast. internet speed is fair. And got a christmas gift....😘😘😘

Absolutely loved my 5 nights at Baan Hanibah. The location is great - so much of the old city to explore. Did a lot of walking around, hired bicycles from a little place around the corner and did a few tours. It has a lovely homely feel about it. The staff were so warm and welcoming. Will definitely stay again...

This is our second stay in Baan Hanibah and we couldn't wait to come back. We stayed 3 nights. It's wonderful to return to after a day's outing and really central to many of the sights and places we wanted to visit. It is so calm and tranquil.

We had planned on staying three nights and ended up staying 7. The rooms are clean and delightfully decorated (beware of noisy neighbors though, as the walls are paper thin). The garden is lovely and peaceful (albeit a bit mosquito-y) and the breakfast is fantastic with different kinds of seasonal fruit, yogurt, cereal and eggs. Saving the best for last:...

My husband and I celebrated an anniversary in Thailand in October 2015. We did not book a room ahead in Chang Mai as I had been before and remembered there being an abundance of rooms. This is a small and quaint guest house really, not a hotel. They don't have lifts or bell boys so would suit strong people who can carry their own suitcases up the stairs or backpackers; there is no phone in the rooms; they won't accept payment by credit or debit card, only cash and the walls are paper thin.
