Arrived at the accommodation only to find cockroaches in our bleak room. Decided it would be best not to spend the night, and the staff were super friendly and helpful in resolving our issue with minimizing the cancellation fee.

We were staying in gap's house for five nights. Rooms were clean and room service good. Laundry service was excellent. But there were rats in the lobby, lizards in the room and ants in the shower. Lots of them. Though we didn't like it much.

Gaps house is easy to find and the staff are congenial enough. However you need to take a songtheaw to most places as it's far from the main tourist drag. It is still technically in the old city though. The room was clean enough but I've stayed in nicer rooms for 200 baht less. The water heater worked awesome and...

We stayed in this hotel for 5 days in total. Staff is very friendly, but most of them don't speak english. Also the reception staff had problems to understand us, even if tryied to speak easy basic english. The hotel looks almost like a museum. It's a bit dated, but it has an atmsphere. Room was very nice and spacious....

Situated at the west gate it is well placed to visit the old city and have some more quiet surroundings than at the east gate. Although it is very cheap, this guesthouse is looking a bit old and worn out. The staff was very friendly, but there where some problems during our stay unfortunately. This place is cheap but not so cheerful. It's set amongst lots of foliage and therefore home to some very hungry mosquitoes. The beds are not comfortable and one night is the most we could stand. There are much better places in Chang Mai. The staff are friendly and they keep dogs.

Very affordable for the quality of the room. Very clean and comfortable. 7/11 is just down the street. It's right by the west gate (Suan Dok Gate), so easy to tell tuk tuk or song tow drivers where to go. Also, it's easy to pick up transportation right outside the door. We really like it here, the staff is really nice, they have washing machines and free bicycles and water so you can refill your water bottle. They also have a nice buddha statue on the forth floor, and great internet. The only downside is that you exit on a busy street, but the rooms are in the back, so it's...

We stayed only one night in Gap's House 2 (note; don't confuse this one with "Gap's House"). We payed 400 bath for a double room with airconditioning (it was actually 500 bath, so don't take the 'fixed prices' sign at the reception too seriously). The room was fine; good size and clean.
