Really really average property. Great if your on a budget. Nice sitting area downstairs and your very convenient to the whole of Chang Mai from here too also a good book swap if you like books. Rooms were dark, dingy and not overly pleasant. The room wasn't overly clean but I wouldn't say it was filthy either. Best thing about...

Dirty bedsheets, hair in the shower, dirty carpets and pillow, dirty shower curtain that's what I experienced here. Glad that I only booked for one night, I'm surely never gonna visit Water Well Guesthouse again

We only stayed for one night as our previous hotel was full and we needed one more night. This was good value for money, spacious rooms and clean. It had air con and a fan and a large bathroom. The only thing is we were on the fourth floor and each floor had a small communal area by the rooms...

This place is ok to stay but I only recommend it for couples. The reason why, is because otherwise it is expensive. The rooms are basic and consist of a wardrobe, a bed, nightstand, and a/c unit. The bathroom has a basic shower (takes a long time to warm up) and a sink and toilet. It isn't special at all,...

Forget the Lonely Planet recommendations (which are only a stones throw away from Waterwell), they'll be booked up and double the price! We found ourselves searching for accommodation and tried both of the lonely planets suggestions, both were full hence how we ended up finding this little gem! 500 Tb a night in April, air con, en-suite, clean, great location...

On the best of the guest house streets. Lonely planet houses litter the st, and are pricey and often full. Water well is cheaper, clean, comfy and easy going with payments, rules etc.. A quiet and homely stay in the best location. Run by a kind family. TV, wifi best downstairs, no food but the cosy street caters for all...

Came to Chiang Mai after midnight (our train had 3 hour delay), everything was closed or full. It's near the Thapae gate, so the location is good (but there are many guesthouses in that area, so that's not a real argument). And it's still quiet in the night, since it's off the main streets. I stayed one week and paid 400 bahts / night. I think it was a bit expensive cos chiang mai is so cheap overall. Staff was very quiet but everything worked ok. I recommed this everyone who wants good and quiet basic room with a good location. Thapae gate is very near as well as local bars (yellow and spicy)...
