This place is in the expat area so expect it to be quieter than the rest of PP (good for families and older people). Loved staying here. The rooms were great, the showers were hot, and the banquet breakfast was always fresh with a full variety of foods to choose from. The elevator was a bit slow so maybe get a lower level floor. Rooftop bar had a great view.

Frangipani is good for the money, but if cleanliness is really important, you may want to look elsewhere. Frangipani is not a great hotel, but it is cheap (I paid $36/night) and you kind of get what you pay for. It's comfortable, but a bit shabby and nothing special. No real personality to speak of. From the time we arrived the staff were very friendly and helpful. The room was simple and clean with a very large shower. Frangipani is a lovely hotel in the up-and-coming area of Russian Market. I came with a big group and found the staff to be very friendly and accommodating to our special requests. I stayed here for 3 days and pretty disappointed! The photos on their website, booking.com and TripAdvisor are from a very long time ago and nothing like what you will see. Paint in flaking and peeling in rooms, mould and stains through the bathrooms. I imagine once upon a time it actually was a 4* hotel but would be hard...

Stayed here 2/5/17 - 2/10/17 with my wife and 1.5 yr old and a group of family members. After coming back to the hotel the next day in the evening I noticed that my 1.5 yr old's bag of bath toys were missing. We searched for the toys thoroughly but they were gone. Stolen. The Frangipani Living Arts Hotel & Spa is located in a quiet residential street near the Russian Market (Psa Toul Tom Pong), the Frangipani Living Arts Hotel and Spa has been designed by architects specialized in tropical architecture. The landscape artist designed the exterior which includes gardens, two swimming pools and lounge and spa. Completed in late 2012, the hotel is the main property of Frangipani Villa Hotels, a chain of boutique hotels in Phnom Penh and Siem Reap.The Frangipani Living Arts Hotel and Spa is the first 4-star hotel in Toul Tom Pong, an increasingly fashionable neighborhood in southwest Phnom Penh. It has 75 rooms with balconies including 60 superior and 15 deluxe rooms with both double and twin beds. We also have two suites with double beds. All rooms are air-conditioned and most have full-sized baths. Room service offering both Asian and Western food is available 24 hours a day. The 10-story hotel has two bars, a business center, banquet facilities and a meeting room capable of seating up to 130 people.The hotel’s proximity to the Russian Market, a few minutes walk away, makes it an ideal location in an area that has undergone significant refurbishment in recent years but still retains the old charm of Phnom Penh in the 1960s.
