The hotel is centrally located, we were there for three nights. Checkin & check out experience was good. The receptionist speaks good enough English & was helpful. The room was clean - double bed, a couch, minibar, safe lock, hangers, slippers, shampoo, conditioner, shower gel, soap, dental kit, hairbrush, complementary water bottles & tea. The bed & pillows were comfortable & clean. Breakfast buffet was good. Hot meals available - steamed rice, potatoes, beans, sausages, soup, eggs, veggies, chicken, bread, croissant, cakes, fruits, juices, yogurts, cereals etc. Improvement opportunity- the furniture placement is not convenient, the couch was placed in front of the safe-lock oddly. No electric outlet was free where the electric kettle was placed, Towel reck is just above the toilet seat. We reserved a taxi through hotel to airport for $25. Our overall experience was good & I recommend this hotel.

Although the lobby and hallway on our floor to the rooms look shabby, the room we had was spartan, modern looking, and clean. Bathroom looked updated and was immaculate. Room rate included breakfast which included typical cereal and warm dishes; eggs were cooked on demand. The hotel front desk staff speaks very good English and is helpful. This was especially nice since it was our first time in Mongolia. Hotel location for the Nadaam festival is perfect. Also - big plus: our room was very quiet (end of hallway, away from elevator). Wi-fi is free although cuts out periodically. We will definitely stay here again.

We stayed at the Springs hotel for one night in October 2014. The location was one of the main reasons we chose the hotel, it's very close to the main square (2 mins), and only 15mins in a taxi to the train station. Good sized room, a little dated but very clean and comfortable beds. Heated floor in the bathroom was a pleasant surprise. We had mentioned when booking that we were on our honeymoon and had requested a room with a good view - we got this with a nice view of the square. However unfortunately this meant we had a twin room rather than a double, not our ideal on our honeymoon! When we requested a change the staff were helpful and gave us the key to another room, however it was a smoking room (which smelled of smoke) and had no view to speak of. We opted for the twin instead. Wifi was intermitant in the room.
Staff were very pleasant and spoke good English, the porter was especially helpful. Breakfast was included but we needed to leave very early to catch our train so the hotel provided us with a packed breakfast of a ham sandwich, yoghurt and fruit to take with us which was a nice touch. I would stay here again.

Spent 4 wonderful nights here with everything clean and functional. Fantastic location just 2 blocks from the main square, right downtown. Small markets close by. Excellent service from hotel manager Bolor T. who will look after your needs. Bolor and staff were helpful with requests for transport, and can also arrange a car for Naadam events, including the horse racing West of town. Airport taxi cost can be added to your hotel bill for simplification. An added bonus is that the Springs Hotel will exchange money, and that is something even the Tuushin Hotel will not do. 15-20 minute walk to the main stadium, if you are here during Naadam.

Terrible… My room AC was not working. For 02 days they keep saying they will get it fixed then they said, We sending fan, for 02 days it never happened and than they said all the fans are occupied in the rooms. Guard was never available to help with the luggage. No bell boy to escort you to the room with luggage.
Elevator was scary as it was too noisy and slow. My room window when I opened almost came out. It’s very noisy outside, cant leave the window open for cross ventilation.

Stayed at Springs Hotel in ULB for 2 times.
Location is just great, 2 mins walking from the main square and other main attractions. Staff very nice and helpful (early checkin, takeaway breakfast,...). Good sized, clean and quiet room and bathroom.
Breakfast was complete.
Wifi signal was very bad in both rooms I had, working maybe 50% of the time, however outside the room was fast.
Very good choice in ULB also comparing the prices of other 4* around.

This is a nice hotel and good for the price, The rooms were large and comfortable. It's in a very good location- walking distance to most of the sites in UB city. The hotel is quiet- though it does front on a fairly busy street. The front desk staff speak pretty good English and were very helpful. I would recommend this hotel if your looking for a good value without spending a lot of money.

Stayed for third time at this hotel. Did not have good experience last year-but this year noted improvements. Hotel neat and clean and well located. Front desk staff always polite and helpful. The biggest improvement was in the dining room where breakfast was better and dishes kept full and meals had there showed improvement.There is a second restuarant in the hotel-Korean- and the food there still good but that service modest at best. Wi-fi occassionaly did not work and tv from time to time lost channels.

The room was a nice size and very clean. The staff was very friendly and helpful. Continental breakfast was adequate. Nothing special, but a pretty big selection.
Excellent location - just a few blocks to the main square, walking distance to several ex-pat cafes, decent local restaurants and a grocery store.
Wifi was pretty slow on my floor, but down in the lobby it worked great.

Springs Hotel was recommended by our tour group Selena travels. It is located within walking distance to Sukhbaatar's Square and the museums.
The rooms are a decent size and very clean.
We stayed for 2 nights with breakfast included downstairs at the Springs Restaurant. Make sure you ask the lady to cook you an omellate in the morning! They are delicious.
The staff are very friendly and speak good English
and very helpful. There is free wifi on all floors and even in the restaurant.
Cable news channels on the tv as well as local channels.
