The Garden is a comfortable budget hotel. Staff were very helpful with arranging trips. Good breakfasts. Clean, quiet and comfortable room. Nice neighborhood to walk around, lots happening. Maybe a bit basic but for the money it was great.

Pros - cheap stay for Mandalay, good location, shared bathroom was all working, with hot shower and reasonably clean, renovation was being carried out with painting in the stair wells. Cons - Getting kicked out of breakfast ten minutes after service even though orders were taken ten mins before closure, stairs and lots of them (positive if you like stairs),...

Altought one of the cheapest place in city, rooms at fifth floor are clean, as well as bathrooms (yes, with hot water). Located near the city fortress, and near one of the main "ka-station".. Basic hotel priced competitively with other budget hotels in the same region. Rooms are small, basic and clean. Staff are friendly and helpful. Location is good in that it can give the budget traveller a good "feel" for what the city is like. If you are backpacking as a couple this place is perfect for a small budget. 20,000 kyat when we stayed and it has a fan, air con, private bathroom and a fridge! Also very clean and the staff are very helpful

Great location downtown. Small room with a/c, a fridge and bathroom. Comfortable bed. Everything clean. Breakfast was good. Staff at reception friendly and helpful. We rented a scooter one day and thet arrangered a taxi to get us to Hsipaw the other day.

They have nice rooms. Clean and hygienic. But the breakfast is a bit bad. You can choose for bread with eggs or fried rice. Don't choose fried rice as rice is hard and cold. But worth for the price. Staff are friendly and helpful. If you are staying during high season, make sure you book about four weeks in advance.

Really great place. Cheap rooms which were clean and comfortable (although no window but not a problem). We were up on the 5th floor (spoiler alert- lots of stairs) so there was a fantastic view from the pretty little roof terrace which was a nice little bonus. Hot water in the showers was amazing. We got a double room for $12 on level 5 (technically 10 flights of stairs so the poor boy who insisted to carry my backpack) which came with wifi, 3-2 bars of it.
