The location is great. Can walk many places including great restaurants and shops. . The owner is very welcoming and our room with attached bathroom was clean and comfortable. They even have mosquito nets on the beds. Great breakfast too. I highly recommend it as a place to stay in Kochin.

We stayed at Ann's Residency in late 2011 and it was brilliant. Everyone was very friendly and helped organise transportation and travel arrangements for us around Kerala. We even decided to return to Ann's once we had done a circuit around the state and it is a great town in general. Highly recommend staying here and also speaking with the owners for advice and help. We were very happy to stay here after a month long trip around the sub-continent. Also, the banana pancakes and breakfast was the best we had in India and are awesome!

My husband & I stayed for a total of 6 days over a 12 day period in Kerala. We loved the location which is close to everything you need. The hotel is quite beautiful and the host, Leslie, was so helpful and friendly. The rooms are well appointed with air-conditioning and en suites. They were installing baths in 2 more rooms towards the end of our stay. This is great news as baths can be fairly rare in a lot of accommodation in India. On our second stay, we were lucky to get room 4 which was my favourite. It is located away from the main building and seemed a little larger than our other room. It also has a bath! The little cafe is very convenient to if you don't feel like walking down the street. Leslie organised a trip away to the mountains for us for 5 days (wonderful) and I have to say a good word for our driver George He drove us around for the 5 days in a beautiful air conditioned vintage Ambassador car, was unfailingly polite & helpful and is a true gentleman. He works for Leslie so if you are planning a trip out of town, ask for George.

This was our second visit to Anns Residency. We had visited two years back with children and started our vacation from here.The entire family was so friendly and accommodating to all of us specially our children. This time again on our South Kerala trip, Anns was again our favourite. We have not written on trip advisor earlier, but Anns really deserves all the accolades. Last time we found it paradise, and this time it was no different. The garden looks more mature and beautiful. The singsong of the birds are really pleasurable. The rooms have undergone changes and it was a pleasure to view the luxurious garden from the room. The bathrooms have real bathtubs which was a joy. The rooms came with tv, Fridge and free wifi which was an added bonus. The breakfast served by the friendly and funloving owner was very filling and delicious especially the fruit platter served in a large plate with a variety of fruits. We were allowed to take the fruits to our room where we put it in the fridge to eat later. There was no hesitation in giving us second helpings of the breakfast which consists of ham,bacon, toast, fruit slices, fruit juice, eggs and they even gave us yogurt , cornflakes and porridge on request, at no extra cost. The hospitality at Anns was amazing with all staff and the family always willing to help you when needed, without any interference. The rooms and the interiors are kept impeccably clean with fresh plants and flowers and on immediately entering the lobby you say "Wow, this is amazing!!!" The rooms are very silent and you can sleep like a log. This was our second visit and we enjoyed the hospitality and loving nature of the owner and his family and we look forward to coming back.

Coming in by car from Trivandrum, we had difficulty locating Ann's Residency as our driver was not very familiar with Fort Kochi either. After several failed attempts, the owner Leslie and wife Ann took the trouble of meeting us from where we were and lead us to their place. The rooms were clean, breakfast was substantial. The car driver who took us back to Trivandrum and whom Leslie also recommended, was just as warm and friendly as Leslie and Ann themselves. It was a big relief to return to Trivandrum without having to pay more than the intially agreed upon car rental rates.

We stayed 2 nights at Ann's residency. The hosts are pleasant and efficient ( The a/c in our room had a problem : it was fixed immediately)They will give you information if you want but are very discreet. Breakfast is excellent but the restaurant which is not more expensive than elsewhere in Kochi is okay but it was a bit slow for us because we were 9 people to order at the same time! The service is excellent in the hotel and the young boy in charge of the rooms was very helpful and smiling, which is not always the case in India! It is at a walking distance to all the places of interest ( the harbour, the fishing-nets, the Kathakali show,the synagogue etc...). If it is too hot there is always a rickshaw to drive you back. I warmly recommend this hotel.

My daughter and I stayed for a few days in this very nice and lovely hotel. The hotel is on walking distance form the beach and Chinese fisher nets. The rooms were very good, clean. The breakfast was ok. The lobby, the garden and sitting area were suber B. But the staff, and also Ann and Maria are excellent and very gentle and nice. Next time we will stay here again. We had a nice time at Anns Residency. Wonderful place, amazing and peaceful and just walking distance to all the tourist spots made it our favourite. Of all the places we stayed in South India, we found this place to be the best in terms of hygiene and value. Run by a friendly family, the owner Mr Leslie, very helpful , kind and charming. The rooms are large with clean sheets and plenty of light too. The ensuite bathroom was a luxury with bath tubs and hot water. We were treated to a luxurious breakfast too by the owner Leslie which was filling and delicious and included in the room price. The serene atmosphere with the lovely gardens is all you need to make your holidays a memorable one. We highly recommend and would definitely stay here in our next return to India.

My husband and I have seen on site Anns Residency and had the feeling that we have found a good hostel. What we have deceived ourselves. At the first interview the owner was very friendly.We booked and brought our stuff into the room. My husband always wants to see the news on TV, so we also asked earlier whether it would be a TV in the room. Yes, said the owner. It was also one there.But unfortunately that was broken. In our kind request to bring this in order, the owner simply said "no."!!!
There is only one TV in the super deluxe room! What? We had booked with TV.What enraged me so was that exchange that the owner wanted neither the TV nor did anything. He has offered us only the more expensive rooms. When we asked him why he have not told immediately that all TV's in all the rooms are really just for show, he has insulted us.So, at first we should check into the hotel and then take the super deluxe rooms. The man has lied to us so directly. On several requests came only rejection. That was incredibly rude. We rummaged through the bed again properly and then we packed our things and left.And here's it: The owner asked after we were home for 1 hour in the full payment. Then we went to my husband burst without paying. The wife of the house we have dubbed as a fraud! What is this outrageous fraudulent accounting.

I can only warn against this house. Fraudulent Conduct.

This lady booked with us through mail for a standard room without TV. We showed her both standard and deluxe rooms and she selected the standard room. There was TV kept in the standard room in which connection was not given. We had told her in the beginning itself that TV connection is available only in the Deluxe rooms and she agreed upon the standard room.We have even sent a mail to her in which it is specifically stated that Standard rooms do not have TV. She says she stayed for one hour. That is a lie. She and her husband checked in at 2 p.m , had a bath , relaxed and went out and came in at 7 p.m. upon which she complained of the TV. We told her you have taken a standard room and TVconnection is available only in deluxe and suite rooms. She immediately threatened us that I will complain to the Trip Advisor or you give me a deluxe room with TV. Because she threatened us that she will complain to the Trip advisor even before requesting for another room with TV, we knew that she is trying to take advantage of us and she will definitely keep on taking advantage in the name of Trip Advisor . We told her we are ready to give you a deluxe room if you pay for a deluxe room. We cannot give her a deluxe room with TV just because she is going to write to the Trip Advisor. There were other guests also staying here, who all heard about her threatening to write to the Trip Advisor. She behaved rudely not only with us but even with the other guests . She came down around 7.30 p.m. with all her bags and ran out in a huff so that she need not pay. She is liable to pay full charges and if she had any decency she would have paid atleast half days charges after using the bedrooms and toilets and making the room untidy. I believe she did not have any money with her so she made some excuse and left. She called my husband a liar upon which I told her she is a cheater to run out of a hotel without paying or even bothering to ask. Any other hotel would have called the Police or would have detained her Passport for not paying after using the room for 5 hours. I believe she is used to cheating Hotels using the Trip Advisor

Ann's residency was perfectly good. A useful location, quiet rooms, friendly. Decor a bit grim in the rooms but spacious. Rooms with a balcony seemed to be the nicest.
