This is a really good small hotel. It is within 10 minutes walk from the old town part of Hoi An but is in a quiet spot. Upon reading the other reviews of the Thien Thanh, I was completely surprised by the negative experiences they had with the staff. The two young women at the front desk not only were warm and friendly, but really added to our experience at the hotel. We spent 2 nights here over Christmas. The highlight was a Christmas Eve dinner given for the guests. What fun! The staff and owner could not be friendlier. The rooms are clean and very comfortable. My wife and I stayed at the Thien Thanh earlier in December. We had our prior hotel, the Orchid in Hue book the room for us. $35 per night, nice and quiet, clean room, nice shower and decent brekkie. I stayed at this hotel for 4 nights, until the 18th Dec 2007, and left with mixed feelings. The positive points are that we arrived at the hotel at 6am after 17 hours on the train. Granted, I got the last room available, but it was moldy and small. Breakfast is included, though I didn't stay because I left first thing in the morning to go to the neighboring hotel instead.
