We stay as a family in B1 ( booked through Noel Dennison ), a 3 bedroom apartment .( Main bedroom has a queen bed , second bedroom a double bed and twin beds in the third bedroom ) It was quite spacious, well furnished and kept clean and tidy each day by the very obliging Lucy .The kitchen was quite well equipped and with a toddler ,the washing machine was well used .
Having a cot and high chair was appreciated .
It is in an excellent location close to lots shops and a variety of restaurants , but being on a major road and with the airport close to Kota Kinabalu ,the planes and traffic can be a bit noisy at times .
Currently the views from the balcony especially at sunset are wonderful .
Suggestions : Wardrobe doors in the main bedroom need fixing .
A microwave would be a useful addition to the kitchen

For a family holiday in Kota Kinabalu with roomy accomodation at a reasonable price , Apartment B1 is worth considering. Kota Kinabalu has lots to offer as a holiday destination for families

We have our company's famiy retreat and booked few units in Marina Court that operated by different managements. We stayed in "Monkey Nest" panthouse, it was superb. This is the duplex apartment that can accommodate up to 15 people with proper beds and mattress.

The house is nicely decorated and we have everything that we needed in the house. Cooking utensils, washing machine, microwave, refrigerator, cooking oil, sauce, water despensor etc. The owner is very thoughtful, even provided plastic cutlery for kids.

The location is perfect, opposite of the condo is the Centre Point Sabah, walking distance to Philippino Market, fish market, wet market, KK market. We have no problem to find food here, it is convenient.

The only two concerns, i) 3 bath rooms for 14 of us we really need to take some time to use the bathroom. ii) the glass dining table is beautiful but it is a concern with kids around.

I've read some of the review on Marina Court Resort Condominium written by others and I'm quite surprised that some did not like it like I did! I believed that there are a few agency that provided the hospitality over at Marina Court Resort. The one we made our booking on was www.marinacondos-sabah.com. They provide us with good clean rooms and friendly approach.

10 of us were staying over at Marina Court Resort and were separated into two unit. The one I got was pretty impressive, the moment you step in the unit it's has those hotel room feel, with yellow paint on the wall and yellow curtains.

Basic apartment necessity was provide, cutleries, cups, refrigerator, stoves, washing machines, TV, WiFi, even TOASTER and etc. We were very pleased with the unit as we are going for some sport the next two days and a washing machine really come in very handy.

Rooms and living rooms are all equipped with air-conditioning and water heater are working well for both of our units. Wooded floor for the rooms and tiles for bathroom and living room. House keeping are always on time (around 4-5p.m).

Swimming pool was available and it's kept clean all the times, no leaves or debris in the swimming pool. Although the signs says closes at 9.30p.m but you are still able to swim with the lights off. Children might want supervision as there were no lifeguards.

Location wise is perfect for our experience, as we are only required to travel a short distance to find food and hypermarkets. There's even a clinic that opens 24 hours nearby just WAZE it and you will see. Sunday market are within walking distance.

The only down side was Saturday night, where there's drag race and car show happening near the roundabout just outside the apartment, it did not affect us as we are all tired and slept through it.

We do encounter some problem with the lifts, it was scary because the door was unable to close and the lift sinked slightly twice, but we managed to get out in time. Although we did not exceed the weight limit but i think the lift could not handle the load therefore we had use it separately. Might wanna keep an eye for that.

If you are travelling in groups of 5 or 10. I believe this is the place for you. Some says the it's under maintained but we did not face this problem, I guess it depends on which agency you go to. =)

Sabah was a facinating place to go but to find the good palce to stay are very difficult. This is happen to me & family. We are from KL and our first experince visit Sabah. We stay for 3 days 2 night and on 2nd night we have decided to cook as among of us love to cook and we can buy nice fresh fish prawn at local market. So if you thinking of cooking there must me a stain over the kitchen, so we all decided to clean up the mess by request the mop to the Condo cleaner but they refused to lend the mop. So we take other alternative by cleaning the floor using the floor matt. (alas kaki) as we all have no choice, and during that night my mom and I have a littl;e massage at our bedroom and we done in on the bed cover by blanket. So the massage oil stail has spread over the bed sheet but not too much just a little spot.
This is the nightmare begins... on 3rd day we have check out we need to make payment then they (Marina staff cashier) open up the bill add with all damage we have done to the place. One the balnket and 2nd the floor matt. The blanket was dirty because of the oil & and the matt is dirty because of the kicten stain and all totally cost us RM250 and they assume as damage item. Well we all know that this is dhoby job to clean up and they told that this is cannot be clean and must put with special detergent? is that is our problem? and the ditergent cost them how much? RM250.. that redicilous. We also admitted aour mistakes and we also offer them to clean the bed sheet by nerby dohbi but they refused and still asking for the money. They cost us the money for new bedsheet & new floor matt. The manager are very arrogent and dont want to negotiate with us they only think of the money that all... I have travel to many contry and state, and stay in hotel, condo, vill etc.. we use to have a liltle mess do you agree, well this is 9 of us at one place cannot expect the place are very clean all the time because we paid for if. We all very frustating on this matter and we all have make police report as thet force us to pay. We all refuse to pay and decide to make police report. So this is my experince.. my family & I didnt not steal anything, didi not broke any vast or make damage to tv, sofa or whatever.. is only a bit of stain!!!! so traveller pls thick back of t=staying here may be they ask you to pay for the whole item in room if you make stain....

We stayed at the Marina Court Condominiums for 7 days early October and could find little to recommend this place to anyone.

To put things into perspective, we had a 3 bedroom, furnished, 4th floor unit, in the second north side block. It was sea facing, but be advised, sea facing is not sea view. The new building being constructed opposite has taken away all but side glimpses of the sea. Don’t get conned into paying extra for a sea view, you will be disappointed. Perhaps a unit at the back of the block, or lower down, higher up or at another time of year would have eliminated some of the problems we endured, but it is very much a matter of paying your money and getting what you’re given. There is no one to turn to, to eliminate the noise problems as most are outside the means of the unit managements, and I really don’t think anyone is going to take on a hoard of screaming kids and asking them to quiet down.

Perhaps if you have a group of screaming kids this could be the place for you, dump the kids here and book elsewhere for yourselves.

From the moment we checked in we knew we had made a big mistake, and whilst being shown to our unit going though dingy hallways with lots of heavy metal grills on unit fronts, we thought we were in a prison block.

After being shown how the unit worked we were left to our own devises, and first problem to overcome was no hot water. We eventually found switches to turn on the water heater units. Hot water lasts around 5 minutes so showers need to be quick.

The three bedroom unit itself was fine, clean on the surface, but look a little closer and quite dirty and obviously only maintained to minimum standards. Our unit was cleaned (sic) daily, but took all of 5 minutes for a quick tidy up and the replacement of towels. Looking closer at the edges and window sills it has been a long time since our unit had been dusted down properly or had a coat of paint. The bed was comfortable, linen clean. The unit came with kitchen and most requirements for the stay, except for knives, perhaps management only cater for kids and teens after all.

If you are looking for any kind of quality sleep, do not stay here. You won’t get any.

Opposite the units is a very large construction site. The noise from the site comes across 18 hours a day from around 6am, till midnight. The main road outside of the units is a drag strip from around 10pm till 3am and local hoons enjoy speeding up and down as well as doing burnouts. The disco noise from the waterfront establishments permeate the units from about 9pm till 2am or 3am, depending on the day. And just when you think noise could not get any worse, the planes from KK airport inbound and outbound, depending on the wind direction will addle your brain for the rest of the day, but between 6am and 8am there are lots of planes coming and/or going very close overhead. Yes the units are closely in line to the KK airport runway and you will hear the big jets fly.

As if the external noise is not bad enough, the internal noise can be worse, depending on whom your neighbors are. We had 2 units opposite us filled with teenagers, and no supervision. They thought it fun to run up and down the hallway at all hours, kicking a football and ringing our doorbell.

The noise from the pool we overlooked was loud with screaming kids and went on well into the night to around 10pm, before abating.

We could clearly hear every footstep from the unit upstairs, and the slightest scratch from furniture being moved around. This can happen at anytime of the day.

There is a large wide drain running along the north side the units, it stinks and the smell permeates the units at that side of the block.

At one time this would have been an up market and well maintained block of quality condominiums, but not now. The entire place looks and is tired and dirty.

Are there any good points.

Yes, it is close to the waterfront and eating and drinking places, a short walk to a very popular day and night food market, opposite is one of KK’s largest shopping centers and short walking distances to other shopping centers and tourist destination. Taxis are outside the units or across the road at the shopping centre and all taxis know where the units are.

There must be lots of better choices in KK other than the Marina Court Resort Condominiums and my advice is to explore every possible alternative before settling into this place. Even as a last choice it will be a bad choice.

Stayed with friends. Booked through agoda. Overnight stay. Location wise, this is the best. Closer to everything. Malls, restaurants, waterfront and market. But u should consider others nearby. The unit was maintained badly and its really not worth it. Furnished with 'fragile' furniture. See attached pics.

We stayed in town for 2nts and with a family of 5 it is much easier and cheaper in an apartment. We were also met in the car park like other reviewers, then taken to our room. I think that if you are aware of that you are fine. The location is great, and there was a washing machine in our apartment which was a blessing by that stage of our holiday. We would stay here again. Thank you Lesa

I have just returned from Kota Kinabalu and had a wonderful stay there. We were a group of 3 couples and after a lot of time on the internet we found Penthousekk on Trip Advisor. So we looked up the web site and then contacted the owner by email, and after a few emails we booked the penthouse.
We had very good instructions on where to pick up the key and how to get into the apartment, and everything worked perfectly. We were so delighted when we arrived into the apartment (on the top 2 floors of the complex) to find it spacious, spotless and beautifully furnished. It has a huge lounge, dining area and kitchen, and even its own bar! Plus it has 5 bedrooms with 3 bathrooms so we all had our own bedroom. I also noticed there is a cot, high chair and a mountain buggy for young kids so it would be an ideal place for families .
The view out over the harbour is fantastic – a full sea view where you can watch the boats come and go. The living area has not only Sky TV but its own computer on internet free of charge, so we could check emails, down- load photos and talk to home on Skype. What a dream place!
We met Desmond on the next day after we arrived. He looks after the penthouse for the NZ owner. He collected our payment and arranged a rental car for us at local rates - what a great deal. The penthouse is right in down-town KK but you would not think so as it is so quiet on the 11th and 12th floors --very little noise except for the occasional plane flying past.
Desmond told us where to find the best priced bars and restaurants. Not only are they cheap but the food is very good and you can walk to them easily from the penthouse. The night market where a huge array of vegetables is sold and the bustling fish market are only a short walk further on from the strip of restaurants on the water, and are well worth visiting to give you a taste of local culture.
During our stay we drove the short distance to Rasa Ria Resort to see the orang-utans -- they were wonderful! We just phoned them up from the apartment to make the booking. (You can make local calls for free on the phone in the apartment or use a phone card to call home )
We also drove to the tip of Borneo as a day trip -- great to get out into the country and see how the local people live! We visited Kudat, a little fishing town on the tip. On another day we drove to Mt Kinabalu Park and Poring Hot Springs, both very scenic. You have to buy a ticket (15rm each) to enter the park but this ticket covers both the mountain and the Hot springs . This was a big day as there is so much to see, so by the time we arrived back to KK it was dark. We got lost and found several time before we found our way back to the apartment, but what a lot of fun! The local people are so helpful.
Anyway I could go on and on! Cost of our stay in the apartment was SA55 each per day – great value for money. I would highly recommend it to anyone wanting to visit Sabah. They do have a web site: it is www.penthousekk.com

What to start with... so many things wrong with this place...
We were looking for a relaxing 7 day vacation in Kota Kinabalu not necessarily expensive hotel, but we were forced to move after first night!
We asked for a Superior Two-Bedroom Apartment and we got an "upgrade" to a Three Bedroom Disgusting Mess. Misleading pictures uploaded on booking.com led to this property.
The furniture is a total mess, but you could still buy it if you desire, thats what they say on a sticker (please see attached picture).
Location was bad from our point of view. Probably preferred only by budget backpackers partygoers. There was actually no sea-view as promised on the booking page. And God knows whats in the stinky black-river just next to the accommodation...
To contact the owners was not easy, as there are many "operators" in the area, which actually have a reception but could not tell us that this is just across the inner-yard.
We were asked to pay upfront the whole stay without even seeing the room (seriously?) Luckily we didn't.

Room features:
- no handle for the rusted no-more-sliding, sliding balcony door
- NO INTERNET, there is one wifi from the venue but it takes 10-15 min to get the connection and that's it, after that still no internet!
- filthy toilet bowls and rotten bath door
- super stinky wardrobe
- kitchen countertop was rotten as well and had a missing part (please see attached picture)

Until they do something about it, I beg you, do not go there!

Book this apartment through Noel Dennison at Penthousekk.com I coordinated for a group of 20 through Noel and I was not disappointed. Not only did Noel ensure that the place was ready when we showed up, he also helped the group set up various Tours and Drivers during the stay. Lucy is an amazing housekeeper and will keep the Penthouse very neat. She will also be happy to arrange for an in room massage or any spa treatments you may like. There is no request to big or too small for Noel. He will ensure that your stay is fantastic in every regard. This is a great place for bachelor parties or a quiet family vacation. Other apartments in the complex may not be as nice, but I assure you that the two apartments Noel has to offer are top notch. The penthouse is a 5 Bed 3 bath that sleeps 12 and the apartment is a 3 bed 2 bath that sleeps 6. His prices cannot be beat by any hotel in the area, and the location is the closest to all shopping malls, night clubs, and waterfront bars. Noel thanks for the great vacation!
