Places to stay are graded on a 0-100 scale. The higher the grade, the easier it is for travellers to find restaurants and things to do within walking distance.
This was way long overdue but I could finally sit down and remember that I owe the lovely owner a review from Dec 2014.
Eden54 was part of our stay in KK in our honeymoon trail and I can say the location is very strategic. Almost all is within a walking distance and it helped that my wife too knew the locales. Food, watefront, groceries and convenience stores are a stone throw away.
The manager (Madam Grace if I remember it correctly) that time was very friendly even though we checked in late. The room setup was satisfactory and I could not recall any qualms with the quality.
TLDR, will definitely come back in the next KK holiday trip, and this time with additional heads. :)

I stayed here for a total of 3 nights. It was absolutely perfect for my needs. Excellent value for money. Friendly staff. Access to a shared kitchen/fridge which was invaluable & a nice relax area. Location was perfect in Gaya Street, virtually next to an excellent supermarket. Easy walk to rest of main town area. Room & bathroom was clean - a bit 'jaded' but perfectly fine for the price I had paid. Entrance lobby off the street was a bit scruffy which let it down a bit. It wouldn't take much to improve this. Happy to recommend & would stay again if I went back to KK.

The first thing you notice about this hotel is how charming and helpful the staff are. Ling Ling and Roseanne are possibly the nicest people I have ever met in a hotel. They recommended places to eat and visit, booked taxis for us and generally made our stay awesome. The rooms are clean and quiet with air conditioning. It's in a great location - very central. My partner and I used this as a base between climbing Mt Kinabalu and visiting Sandakan - perfect for this. Definitely deserves it's number 1 rating!

Booked a room online with little choice as it was rather short of time. Read some favorable reviews. Priority was to stay along Gaya Street. The hotel reminded me of budget hotels in earlier days which operated in shop lots. There was no lift. Check-in at first floor. Room was very basic but just fulfilled our needs for short stay. Located at the end of Gaya Street and was close to many banks and the Suria Shopping Mall.

Checked in on 29 Jan for 4 nights, came back from work and realized double lock at 204 was not working, cnt lock and no safety. Surprisingly for a rated hotel NO hose bidet, uses bucket and pail. This room that i paid for was full of bed bugs, according to the staff, this room was a previous oil and gas long stay guest.
Had nasty bed bug bites all over body. Had to ask the staff to change my unit to 203 Hopefully can have a peaceful night tonite.

Hotel is very old and not clean at all. We were supposed to stay 4 nights and had to change after the 1st night. Dust, damaged furniture, very old and not clean. For the same price, we found much better alternative and changed location for the remaining 3 nights.

It's confounding to me that this is the 2nd highest ranked hotel in Kota Kinabalu. But perhaps it says a lot about KK that this is considered one of the best hotels. Given the raving reviews on here I was honestly expecting to be blown away, but this is a hotel that is akin to a good budget hotel. Not that it's bad, just that you should come in with this level of expectation rather than a proper 'boutique' hotel and the amenities this entails.
Unfortunately, I stayed with a friend and we ran into a couple of issues:
- The hotel owner Ling Ling, although very nice, was a little passive aggressive when we asked if we could borrow beach towels. I hadn't been aware that they didn't really have any, and she said we could take them for the beach but 'the ones I can give you are stained ones from previous customers' or some such. It would've been easier to say sorry we don't provide them.
- When we checked in we noticed there were marks on the sheets. Again, not very reassuring. We mentioned this to Ling Ling and she was happy to arrange for them to be changed. That was fine. But when we came back after our dinner the changed sheets also had stains on them. We went down to the night guard to complain as most of the core staff had left for the day. The night guard was extremely passive aggressive and sassy with us, basically saying 'oh sorry, house keeping have left for the day and I can't help you' and being very, very dismissive of our concerns. I am ok with the hotel being a little worn at the edges, but if service is supposed to be a key differentiator for your hotel, you hope that everyone would be behaving to that standard.
- On the third night the power went out on the entire street. I appreciate this is out of Eden's control. The generator came on and was very intermittent throughout the night, meaning we only had a fan on. That was fine, but thought the staff could have been a bit more forthcoming to communicate what was going on.
- On the final night the lights flickered out again and although the power came back in about half an hour, my friend and I decided we had enough and made a last-minute check in to the Shangri La instead. A world of difference. The night guard also chose this moment to apologise when I told him matter-of-factly that we were checking in elsewhere. I got the feeling that he was trying to save his tripadvisor rating or some such.
- The wifi signal is terrible.
I really consider myself a reasonable person so I'm trying to keep my review balanced. The hotel was clean and the reception is helpful if you ask for things. The location is also very good with supermarkets, restaurants, and Jesselton Pier (day trips to the beach) nearby. This hotel is fine if you're en route to elsewhere or travel with less/no frills. But I honestly can't say it lives up to the standards as people are raving about on here.

This hotel is reasonably priced, neat, and in a nice location in KK; near the pier which has lovely places to eat and is the jumping off point for island hopping. I didn't really get any hugely friendly vibes from the staff there though; any questions were met with perfunctory answers only. What's more, when I returned home I found they had overcharged my credit card- charging the deposit twice and then completing the transaction when we stayed; so I was charged 150%. I contacted them about this and they apologised and said they would refund the money in 6 weeks. Much too long a time frame, but I gave them the benefit of the doubt and waited. Still no refund. I contacted them again, they say wait another 3-4 weeks. I have waited 2 week and have now taken action with my bank to get the money back. How unprofessional! Who knows how many people they overcharge and they just don't look at their credit card statement? Maybe this is their standard ploy to rip people off.... SO in summary, I would never stay there again, because at these inflated prices, definitely not worth it!

I stayed two nights and will not recommend this hotel. Basically I can't sleep well both nights because there are many little bugs inside the room. The bug bites just let us keep itchy whole night. The only good things I can say it's close to the pier (5-8 mins walk) and the room rate is cheap.

Why is it good? 1. Strategic Location. Near to Suria Mall, Sabah Tourist Information Center, Jesselton Point and few eatery places.
2. Rooms are very clean.
3. I love the way they decorate the place especially the indoor plants.
4. Complimentary mineral water and in room coffee/tea maker but...
Why is it not good?
1.Not suitable for old people. They only have staircase. I came with my family (3 kids) and my parents who are in 70s.
2. The kettle is a bit rusty.
3. Please check the itemised bill before you pay. If you made booking from the third party make sure you have the copy receipt with you.

I don't know if the hotel will do so, although they had various brochures at the reception desk. However, the main Sabah Tourist Office is within about 50 metres of Eden54 in the same street, so it might be easier to use their expertise.

If you are transiting in KK, the nearest hotel from the airport is around Tanjung Aru area. Which is the first turning on the airport road. There are a few hotels around the area. The most expensive would be Tanjung Aru Resort. Medium I think is C'Haya Hotel. Hope this helps. All the best.

From our experience, Ling Ling can pretty much arrange anything. She arranged a couple of taxis for us and they were good. Just give her a bit of warning in case its a busy time with a lot of people in town for this event. She has good English and is incredibly helpful
