Stayed here for two nights. Unfortunately our stay was cut short or disrupted by the COVID19 Movement control order. This caused the pool to be closed on the second day and breakfast to be served in room - No breakfast buffet.
However, the staff of Grandis were impeccable. They were very accommodating and smiled during the whole stay. Internet was fast and unlimited, and TV channels were OK. Bedding was comfortable.
The location of the hotel is also good, as its just next to starbuck and a shopping mall.
Getting cheap eats may be slightly difficult since this place is at the end of the city.
Regardless, I enjoyed my stay at the hotel despite the limitations, and would look forward to come back again in the future.
The only minus point of the hotel is the pool which isn't as huge as i expected.

This hotel is located at the far end of Kota Kinabalu city centre next to a mall. It's within walking distance to some spots frequented by tourists like the jetty and Gaya Street. We didn't have breakfast there as it is within walking distance to many local eateries that we wanted to try out. The rooms are well appointed and clean. The staff have also been super helpful, taking the time to help us find string to attach to a protective phone cover for water sports. We really appreciate their attentiveness and patience in stringing it for us as well despite likely being very busy at such a popular hotel. We only have praises for Hotel Grandis.

Stayed in the family room, which was very large and could easily accommodate 5 adults.
Location:-
1. It is connected to the Suria Shopping Mall, which makes it extremely convenient especially for eating, as there are many eateries in the mall.
2. The Jesselton Point where the jetty to the Islands are located, is only 5 minutes walk from the Hotel.
3. The Filipino market is a nice 1km walk along the sea front
The breakfast at Rosea Cafe was great, with a lot of choices.
The swimming pool, though small, was fantastic, with nice views of the sea, and also the cafe at the pool served good food as well.
I was very pleased overall, and will definitely return one day, and also recommend to friends.
However, I didnt give a 5 star rating because of 2 issues:-
1. The toiletries (shampoo, bodywash) were insufficient for the 5 days we stayed, and were not replenished daily. Housekeeping should be more alert on this.
2. The staff manning the egg counter at Rosea Cafe, though efficient in her work, hardly smiled and looked as if the guests were troubling her with the requests for the eggs. She should be more customer-centric and serve with a smile.
Minor comments, but these are worth taking note of.

I have high expectations in this hotel since it’s more ex than 3-4stars hotels nearby.
Pros:
Room: booked only Superior room and it was big and spacious especially the toilet (has bathtub). Our room is not so quiet cos it was beside the street but we have no issue sleeping.
Bed: King Size and comfy.
Rooftop: Spacious area with bar and pool.
Location: fantastic beside the Suria Sabah Mall.
Restaurant: Spacious area for breakfast & dinner with the sea view.
Staff: Should smile often.
Cons:
Check out: staff informed from check in that hotel will charge 90ringgit if you check out at 1pm(we check in 6pm+ so we thought have complimentary late check out like other hotels)
Dusty room, dirty tile floors, dirty bathtub(we didn’t have chance to use it since the rusty/dirty spots inside white baththub was visible) We have no time to complain/call cos too tired.
WIFI: unstable even our room was only at 2nd floor.
Hope the management will improve on these areas or else this property will be wasted since got a lot of competetive and cheaper hotels around the area.

Stayed here a total of 3 nights. The hotel location was great, connected to a large shopping mall and a short walk away from the docks, where you could catch a short boat ride to the neighbouring islands.
The room sizes were large and clean.
One area where I felt the hotel could improve in, is the food temperature during Breakfast. Breakfast was a buffet style, and food items such as sausages, pancakes, beans etc were placed within catering containers sitting on top of heaters. The heaters were obviously not on, as the food was warm to cold.
Staff were very friendly.
The room sizes were large and clean.
One area where I felt the hotel could improve in, is the food temperature during Breakfast. Breakfast was a buffet style, and food items such as sausages, pancakes, beans etc were placed within catering containers sitting on top of heaters. The heaters were obviously not on, as the food was warm to cold.
Staff were very friendly.

Iam a returning guest to this lovely hotel.
A sense of calm and a welcoming smile as soon as you arrive.
The room are clean and very big.
Our kids family room was Hughe three big beds
Being all adults they totally enjoyed the stay.
Our room faced the sea a bit disappointed not much of a view paid for ocean view got a mess of construction going outside our room view they should off discounts on this category room.
The only down side was breakfast unfortunately the staff where overwhelmed very busy and they honestly couldn’t keep up a-lot of the trays empty for a long time and they wouldn’t get Refilled some of our family member’s we out for breakfast even though we paid for breakfast, there was nothing there we walked out a couple times too, brought it to hotel attention which they offered us a one time complimentary dinner for our family which was nice. But honestly they category they need staff urgently.
Having said that we really love this hotel great staff great location close to jesselton jetty to go out to islands and a massive shopping mall adjoined, can’t get better than that.
Thanks to management and staff for a lovely stay once again.

I booked the room during their 11.11 room sale, it was the best deal ever. I was here for a short stay with my family. The hotel is situated in strategic location, there is a mall just next to it where you can shop and dine in case you feel like dining out from the hotel. The room i stay is huge and comfortable with a spectacular view of the city. Pool is on the roof top where you can enjoy sunset view while swimming. Breakfast spread was basic. Overall its a good hotel. The only downside about this hotel is the parking is not sufficient enough.

the hotel located connected to suria mall, KK. walking distance to jesselton jety and not so far to Pasar Filipin. The room quiet big, with good bedsheet, light and fully provided basic needs like iron, hair dryer, iron board etc. They also provided a working table with a long sofa. they offer quiet lots choices for BF, but the menu almost the same for 2 days. overall the food was ok. not really good but not bad. the other good thing is, they have roof top restaurant, so u can eat while wait for the sunset.

The Grandis is a modern hotel close to the sea with decent modern facilities for a holiday in the area. We felt comfortable in the modern clean rooms with decent enough wifi. Staff were kind and always helpful.
For us the biggest letdown was the roof bar and restaurant. We used it a couple of times for evening snacks and drinks, but found the food rather disappointing and tasteless. The wine list looked decent but we soon discovered actually consisted of house white and red, others were a figment of someones imagination!
We would go back but don’t think think this snack area would see us again.

Warm welcome at the moment entering the lobby! The bellman was extremely helpful and the counter staff are great 👍🏻 was given a sea-view room and it was clean and comfortable. The breakfast was awesome with a lot of variety with local taste as well. The pool wasn’t clean on the days that we stayed therefore we didn’t utilised the pool during our stay however the view on roof top were great.The gym facilities are good to use~The only thing that is missing was the car park available for guests for free as it requires rm10 per entry right beside the hotel(if u exit the parking area on the same day, you will need to pay rm10 again for the next entry). This will nt be an issue if you are not renting a car for self tour. Overall im satisfied with the stay 😊

Thank you for your question. Yes the hotel provide a car park at RM10 per day. You can park at the outdoor ground floor car park or in the mall car park with unlimited entry per day.
