This is a well located hotel. modern, clean friendly and efficient staff but but but. Room are very very tight. We got a double upgrade (not inexpensive) and still too tight, not enough draw place. Excellent location for this smart hotel. The staff were friendly, professional and very courteous. Breakfast buffet was very good. Rooms were on the small side but adequate. As others have said, the location is great. Walking distance to shopping, art, restaurants and bars (plentiful along the nearby canal) and just across the bridge to Gion. The hotel is modern and clean, with comfortable beds and all the amenities you'd expect. I will definitely stay here again on return to Kyoto.

Perfectly placed for metro, shopping and restaurants. Well equipped room. Washing machines on the second floor and there's also a laundry service. Buffet breakfast in the basement and a boulangerie just outside. Highly recommended.

Nice hotel. Good breakfast buffet if it's included in your room. Convenient location very close and walkable to most things that a tourist would want to do in Kyoto. Has washing machines if you need to catch up on your laundry inexpensively while touring. Thanks to Yamada-san at the front desk for a great last minute hard-to-get dining reservation.

Location is great, and close to train station, lots of great places to eat close by. The rooms are clean, we had a standard twin and double, these rooms were very small and the bathrooms were particularly cramped in this hotel.
