Sorry for the delayed reply, you have probably already been to BA when you read this, but i will answer anyway. There is a metro station close to the guest house, independencia and another one close by (i forget the name), a few restaurants close by too, but a much better eating location would be San Telmo, which is about a 15 min walk away. We walked back from San Telmo at night also and had no issues, although some locals may recommend against such practice.

Hi, When I was in Buenos Aires it was the "winter time" (July) and there were heaters in the room. There were overhead fans in each room. The rooms were quite cool as they were not in direct sun so I would expect that it won't be too warm in the "summer." Each of the rooms we rented had separate private bathrooms. It is a very nice place to stay and I have stayed in B and Bs all over the world.
