Beautifull location just out of the town, very friendly and familiar atmosphere, gorgeous room with countryside view and tasty breafast... One night stay worth every single penny of friendly prize they have here... hope to come again soon.

This is a competent guesthouse within a moderate walk of Builth Wells town centre. The landlady is cheerful and efficient, quality of accommodation and breakfast good. Though the busy A470 is nearby, it is partially screened by trees and we were not bothered by traffic noise. Rates are reasonable given the quality, and we would be happy to stay here again.

We loved it here. The owners were away and the B&B was being run by their daughter Becca. It's a beautiful house and the rooms are comfortable (the beds are so cosy that we both slept better than we do at home). The breakfasts were delicious and generous. Becca was a great host and it made for a happy, welcome atmosphere.

The area itself is stunning (recommendation: visit the top of Elan Valley Dams and go over the bridge. If you walk to the top of the hill you will come to a view of the valley and river that will make you think you're in Switzerland- see photos).

Lovely b and b wouldn't hesitate to recommend. Our host could not do enough for us, the breakfast was fantastic, rooms pleasant and the setting is pretty. Reasonably priced and lovely feel to the place. Great for getting away from it all.

Stayed twice in the Woodlands and will keep coming back.

A warm welcome and excellent breakfasts. The house and grounds are fabulous and you are made to feel like a home from home. We were even allowed an extra late check out so we could squeeze in one last bike ride in the surrounding hills. Reccomend!!!

Stayed here while taking part in a Charity Cycle ride from St David's to Lowestoft. The owner couldn't have been more helpful. Lovely character turn of the centry countrymans house that still has most of it's original features. Beds and room very comfortable, and very reasonably priced. Top marks all around in fact.
Plenty of grounds and space for parking (anything!). Situated just as you enter the town from the South. 10 minutes walk to the centre of town.
The best breakfast of our entire trip across the country!
We even had a donation to the Charity we were fundrasing for. Would certainly return for a longer stay.

We had a wonderful welcome from Eileen and her family - nothing was too much trouble. The breakfasts were fabulous and food locally sourced where possible. The bedrooms had lovely views of the garden and were spotless. The residents Lounge was lovely - large TV with sky sports (for the rugby!), lots of magazines/books and a couple of rocking horses - but we stuck to the comfy leather settees! When a friend joined us there for coffee - Eileen supplied us with fresh coffee etc - thank you Eileen - we will definitely be back!

Stayed for the weekend as attending a friends birthday party.

The location was wonderful just out of town so away from the noise but yet close enough to walk. plus the owners kindly offered to taxi us into town if needed.

The bedroom was very comfortable, bright and clean and could not ask for more.

Breakfast in the morning was lovely as i am a fussy eater and i could have any combination that i wanted, plus there was lots of it.

I booked this, without my usual research, through a Wales TIC.
Possibly wouldn't have booked it if I had.
It seemed that I was the only guest for the evening and as such made me feel quite eerie in a big old house.

Location is good.

House looks scary from outside although the grounds are nice.

Entrance hall was dated, dark & unwelcoming.

Room was a mixture of dated furnishings but bright & comfy. Although the shower was like they had put installed a glass port-a-loo as an after thought.

The breakfast room was dated, and apart from feeling that a gospel radio station was an odd choice of background noise, easily discovered that attention to detailed cleanliness was not a priority here eg, window sills, under tables. Don't get me wrong, it wasn't filthy but just not as clean as it should have been.

Brekky was ok. I'm not a fan of microwaved scrambled eggs or portion control condiments but there was a good variety & plenty of it.

The winding shrub lined drive has a wow factor of its own even before reaching the elegant house with its tiered lawns and views over the surrounding countryside. Inside many of the original features have been preserved. Our hosts during our four-day stay, Rob and Eileen could not have been more welcoming or friendlier. Our room was immaculate and the breakfasts excellent. We found this to be an excellent centre from which to explore mid Wales and the Wye valley. This is B&B accommodation of the highest quality.
