I stayed in a dormitory for $11 at the Niayesh Hotel. They are great value - comfortable beds with clean sheets and a quilt, clean bathrooms well stocked with toilet paper - and use of the hotel facilities which includes 2 restaurants. nice place to see different types of travelers from almost all of the world ! i been there several times .they are not allowed to accept Iranian in dormitory , However everything was good .the price for dorm is fair enough for budget travel. the price of tea in cafe is a bit expensive .but on the other hand breakfast...

It's not a coincidence this place is a top choice in lonely planet guide. The staff is very nice and polite, we arrived at 5am and they let us sleep in the yard waiting for the Persepolis trip starting at 7:30am. We arrive at 2am and there were no private rooms for us despite already making a booking. (Somehow the booking system in Iran is not so accurate because changes are allowed and no deposit was placed) We managed to sleep in a dormitory for USD11. We had been advised to sleep at the Niayesh Hotel in Shiraz by tourists met on our way. It is a very nice hotel, the rooms are clean and very nice. Everything was clean. The employees are very helpful and ready to help you to arrange your journey!

The Niayesh "Boutique" Hotel is highly recommended by many tour guides. Nevertheless, it is not as good as it used to be. Management should definitely step up. Not worth the money, try to find something different if you can. The hotel is not well constructed - literally everything is changed into a room in this ever-growing building in the city...

I stayed in this hotel 3 days. Its a traditional hotel in fact it is 2 traditional house that connected to each other and made a hotel in 2 part. The part that reception is there is good but the other part is in another building that you must walk a thin alley to arrive there. I didn't like that...

If you're lucky and find a room there, you'll enjoy your stay in Shiraz. This hotel is famous, so often overbooked.The hotel Niayesh has more than 7 different buildings and the prices differs. Unfriendly people "welcome" you at the reception (a band of rude men) and then bring you to another building a few meters away- niayesh seems to have bought half of the neighbourhood. The location is perfect, walking distance to many sites, but also out of th noise and with nice quiet lanes just behind it. I had a room in the new building, not particularly nice or attractive but it served its purpose as I didnt spend much time in it. Unfortunately wifi does not reach the bedroom, at least mine.

The traditional style of Iranian architecture and carpentry was respected while building this house, the quaint building to which no vehicle can reach from 150 m around it. For this reason, the atmosphere of non-pollution will be a great remedy for minds and takes us back to years ago. Another big plus is the special hushing courtyard of this house which is a discriminate collection of flowers, large trees and colored windows. The pool and fountain amidst it and the red fishes bring a mind-evoking memory of peace. Thanks to Niayesh boutique hotel's special architecture, the need to air-conditioning apparatuses is decreased.
