The first impressions are great, but it does not live up to expectations, this property is a cluster of different hotels and units run by different people and so causes confusion as this is not clear when booking. The unit is clean and tired needs an update.
The breakfast is served in another hotel which is a 5 minute walk from the unit, breakfast was good, we were then during Ramadan and as such no evening meal in the restaurant as it was a buffet so into town a A$7 taxi ride, no alcohol is served in this "hotel". Although the unit sits on the water you cannot swim in the sea another 5 minute walk to the pool.
Wifi is nearly non existent, it was also turned off to our unit the afternoon before the day we checked out.
This could be good but a long way to go

A really beautiful place but not much else to it. Me and my partner really enjoyed the pool and that's about it. There was only one aviable restaurant open during our visit which frankly is the worst place I have ever been to. If you think about eating at a place called Bayu Restaurant think again.

The apartments are quite cozy tho, not worth the price in my opinion but pretty average at least. Warm water in the shower and a good bathroom.

If you dont have a car you are pretty much stuck here, it is possible to get a taxi from the reception which is not to expensive but there will be alot of taxi rides if you want to leave the hotel frequently.

We went in june, it might be alot better in the winter, I dont know.

I have never been so disappointed or felt so ripped off! This place is dangerous and should be shut down. The staff are all very friendly and the website sold this place to me. However, it must have been 30/40 years ago and not seen much of any maintenance during this time. We stayed on the stilted villas over the sea and most of the units were derelict and falling into the sea. We had birds nesting in the side of the building & hundreds of bats living in the balcony. You could not sit out in n the balconies my for the acrid smell of bat poo together with the balcony covered in the stuff. We spent a day visiting other hotels for our next stay. These much nicer hotels were actually cheaper! This s hotel boasts 3 restaurants, one was closed and another could not be found. There is one 'bar' open from 3pm to 11pm and when they run out of beer, they stay run out for days! You cannot have an alcoholic drink with any meal!
I would not return to this place, I would not recommend this place and I would strongly recommend against this place - 'barge-pole' springs to mind when I think about it.
Do yourself a favour - look elsewhere!

Misleading when do the booking. Whatever mentioned on the website is not available when we reach the property. Best part is you won't get any service when it is during praying hours (I MEANT REALLY??? FOR A 4 STAR RATED HOTEL??? YOU TELL ME YOU DONT HAVE PROPER STAFFING TO RENDERED SERVICE!) I got to know from a staff. There is actually 3 company that shares the same building. The Ombak, Langkawi Lagoon and sea village. So chances is when you see a staff there, it might not be the staff that worked for the hotel you stayed in. Therefore won't get any service. Room is dirty. Hair from previous customers are on bed sheet and pillows. Left over underwear by previous customer at the toilet. Air con dripping. Not enough for me to write here. Can contact me for pictures or more information. Overall i did not stay there. I complaint to the front desk staff. They agreed to do refund for me. At the very same day I have to hunt for hotel rooms elsewhere where it falls on a peak season and most hotels and resorts are fully booked. What a luck. Best thing to know they did another offline charge on my credit card for breakfast Voucher issued to me. When i saw it i went crazy and called them. They voided off the transaction after that because they didn't communicate with the bellman who assist me with the luggage when i am leaving the property. I passed everything to the bellman (key folder, breakfast vouchers, room key) . I don't know how long this so called hotel resort going to survive, by looking at the way they run the place, it is definitely going towards to shut down soon. I believe this will be another abandon building in few years time. I already saw a lot of abandon buildings this Trip to langkawi. This one particular i can foresee is one of the list in near future. Only 1 word to describe the place.TERRIBLE! More of a ghost town, properties are run down. Looks abandoned.

The staff at the hotel are extremely helpful, friendly and accommodating and made our stay in Lang Kawi awesome!
Arrived before check in time but they kindly allowed us early check in and upgraded our room as we were on honeymoon.
The room was comfortable and had everything we needed although it is a little dated. There were renovations happening at a few of the other villas so this is obviously something they are aware of. WiFi was not always reliable and would almost stop if both myself and my husband were accessing it however this wasn’t completely terrible.
The location is away from the hustle and bustle of the Cenang area which was great for us. Swimming in the ‘lagoon’ is not possible due to the mud but this wasn’t an issue for us- if you want to spend your days on the beach Cenang Beach is only a 10 minute drive away. If you are able to, I would advise you to download and set up a ‘grab’ account (download the app) before your travels as this offers much cheaper taxi rides (I’m talking about 50%)- unfortunately we weren’t aware of this and wasn’t able to set up during our visit, however quite a few establishment staff (hotel, spa, shop, etc) kindly ordered us one when we asked.
This company shares its grounds with 2 other hotels so is a little confusing at first but you get used to it.
I wouldn’t recommend going to the ‘Ombak Villas’ for breakfast as it is quite expensive compared to ‘The Verandah’ and you pretty much get exactly the same buffet options.

Overall this place was a great home base for us and we would definitely recommend their establishment.

Such a shame it’s so run down. So much potential. Me and my husband started calling it mud villa as a joke. Do your self a favour and stay somewhere else. It’s was way overpriced to what it is. Much nicer hotels around. As for the area, would recommend to stay closer to cenang beach as way more convenient. Or hire scooter from the hotel and just drive up daily like we did. Brekky nice but at the pool area you are not allowed to use as part of Ombak villa. Having buggy pick you up and take you to breakfast is nice but not exactly worth it.did some fishing from the villa. No much luck.
Good wifi.
Overall it wasn’t sooo bad but then it definitely wasn’t so good that I would come back.
And another reason I wouldn’t come back is no swimming at the beach, very dirty.
Download grab taxi app. So cheap to take you anywhere.

Just 2 more days till our holidays, and we just received a call from the hotel saying that they had to cancel our room. They cant even give us a reason when we asked for one. RIDICULOUS! Even though we got a full refund, we are still faced with a huge problem, which is to look for another accommodation, with all the increased rates because we are departing in 2 days. Total disappointment.

This is my first ever review posting but I felt compelled to write something. The romanticism of being on the water versus a hotel block drew me in but the idea was so far removed from reality. This resort has no real facilities and managed seperately to the main hotel. No gym, no information on the local area in the rooms, no spa, no shop. I booked on a 'non refundable' rate and paid upfront, they didn't even welcome me properly just demanded payment on the spot. The phones are old the rooms are tired, there are marks and dents everywhere, the lampshades were covered in stains, the bed sheets and towels had stains all over them. I asked for them to be changed but the second lot were worse. Cockroaches in the bathroom, egg sulfur smell coming from the drains. One day my electricity was out for 8 hours and so my room was like a suana. There was a room service menu but it was really limited and didn't include alcohol. There wasn't a single English speaking TV channel - I know this is a minor but even still they obviously don't think to cater for their western clientelle. The floors were hard and even a cheap pair of slippers would have been a nice gesture and cost them nothing. The wifi was often irritatingly slow where it took hours to do simple things like check bank balances. I complained that I was unhappy and the woman just replied that she was 'sorry' but there was no follow up call, nothing. A lot of these properties were vacant and I think it is hugely overpriced for what it is. I paid £94 a night which is a small fortune in Malaysia but was so disappointed. My advice would be to spend your hard earned cash and vacation time elsewhere.

the room was amazing, but the exterior need a lot of work, a makeover, at least stained the wood and fix the roof,this place has such amazing view and its on a perfect location, lets not let it go to waste, so a little makeover would definitely help to kick this baby up!
