The room was very clean but the condition was lacking. The sink was cracked and there was no sink stopper. The bed frames protruded and because of the size of the room (very small with no room for a chair), all three members of our family repeatedly banged our legs. Three stars for the room but FIVE stars for Amanda, the manager. Amanda welcomed our family at check-in and recommended a great place to get breakfast. When my mother cut her shin on the bed frame, Amanda came out to the car with a first aid kit and bandaged my mother's leg. Amanda's hospitality, care and concern would have me return to the hotel - with shin guards!

The owner/staff was super nice. They had sold out rooms long before I was able to get there with my reservation and they stayed and waited on me to arrive around 9pm.

The Hotel is older but very very clean. The AC was very cold and the water was super hot! I stayed in room 108.

My son and I stayed here for one night last weekend on an impromptu getaway. We got an excellent rate booking online at the last minute and were quite pleased with the accommodations. I usually stay in Hilton properties and wasn't expecting that type of experience. This reminded me of places we stayed on childhood road trips. The room and bathroom were immaculate. The beds were very comfortable. Air conditioning was too cold for me but the boy loved it. Community coffee was provided in the room. The staff was friendly when we checked in late. The Inn is really close to the beach and only 30 minutes to St. George Island. We would stay here again.

This place looks nice on the outside and is superficially clean on the inside. Floor is sticky and hasn't been mopped in a long time. I put a wet wash cloth on the floor to wipe up whatever was sticky and the floor was black. Toilet loose and will just about throw you on the floor if you aren't careful. Dogs barking....people partying outside the door...I think this is a great place for single workers looking for an inexpensive place to stay.

So much for paying for early check in still waited 2 hours. The room bed is the only thing done. If they're more rooms available why do We have to wait? Yet they take the extra money for an extra service but you still can't go and relax because they find it fit to put you in a room where people just checked out. So you still have to wait for them to clean. Why not give a room I'm sure is already clean because the parking lot is empty, 3 cars total in the parking lot. This was wasted money and time. So much for 5 stars. What a joke!

The Franklin Inn appears to be a nice place to spend a night, but don't be deceived! Front desk gal was very nice & efficient, but again, don't be deceived!
We were at the end of our travel day and needing lodging & there were no other options right in the area. We thought our ourselves lucky to have rented the last room at The Franklin Inn.
Upon entering the room we found 2 chairs on top of the table and the bare floor was sticky, which could have been residue from a cleaning product but still disconcerting. The heater which was needed was stuck on 85 & then shutting it off was near impossible & then to turn it on again to cut the chill was near impossible again. The shower curtain was a grossy green along the bottom. The room should not have been rented out to anyone. We were sorely disappointed!
My overall recommendation would be to keep on driving another 25-30 minutes ( if you're headed west) to Apalachicola & stay in a quaint historic district with multiple lodging options.

I stayed here several time and was good + . It has changed , it is under new ownership now. I was very disappointed this time , the room was not clean, the shower was dripping and made the bathroom wet, and dripping noise was annoying. The coffee maker was not cleaned,Still had coffe remains inside it, this is a bad place stay now. Sadly 😞!

The hotel room floor was dirty, the towels we so thin you could see through them . There was no blanket just a sheet. We went with friends and family to fish. Spent the night and husband and friends went out on charter and did not get to fish because coast guard radioed to get off water now, high winds and dangerous conditions I went to the lobby and asked about checking out early due to the storm (10:00 am). The clerk called the owner and I explained the situation . He told me he would refund the second night in full (3 rooms). I thanked him . Later that day another clerk called ( while I was driving ) to tell me it would only be a 50 % refund. I called back and explained what the owner told me he said that I must know more than him! There’s nothing on web site or posted in lobby about refund policy ! He was rude and disrespectful . Fighting them with credit card company could not would not recommend.

False advertising.
The rooms look NOTHING like the pics shown. The shower didn’t have a place to put any of your items on. Not a soap area or bar, NOTHING!
Speaking of soap, they give you two bars of it that are literally the size of an ANDES mint!

Well, we didn’t have to sleep in our car…but that’s about as positive as I can be about this place. The room smelled like the ganja, and there were mystery smears on the bathroom walls. I’m still carrying some PTSD from having to use that shower…which I did and then realized we had 0 towels in our room. JJ was really helpful but I would never recommend this place. The Carrabelle Hotel (where we moved over to) was such a wonderfully delightful alternative.

I stayed there back in April. I think the room was about $60 but I couldn't tell you how much they are right now. Don't be confused with the fact that this is listed as a bed and breakfast. It isn't and there isn't any breakfast provided in the morning.
