The minute you step into this condo, you are greeted by the amazing view! It leaves you speechless. We sat for hours in front of the floor-to-ceiling windows reading, browsing the internet, and watching the beautiful waters of the Gulf. The weather was a bit cool and rainy during our February visit, but we still were able to enjoy the beach through the immense windows. We found the entire rental to be well maintained, tastefully decorated, and very clean. We had a sufficient supply of towels and start-up supplies. All appliances were in great working condition. The layout of the condo provides plenty of space and privacy. We encountered very few people at the Sterling Beach Resort, but those we ran into were welcoming and friendly. I wish there was a way to give this place no stars! My family and I have been going to Panama City Beach for over 20 years and never have we ever experienced such discrimination and hatred from these staff, residents, and especially the property manager! There were two older ladies there specifically who are probably residents living here and gave our family a bad attitude. We had false accusations from the property manager claiming we were obnoxious and she said that we were probably targeted bc we had a tent out on the beach! This is a public beach and everyone had their tents up. We felt discriminated as soon as we checked in. Stay away from this racist resort and old grumpy retirement people. We booked through Vacasa unit 501 and 502. Be aware as this place is also not even in good condition and the stove was broken.…

Renters Beware! in 24 years of renting beach condos, we have never had a worse experience then we did renting unit 502 at Sterling Beach Resort in PCB through Vacasa. In short, our air conditioner never worked for the 4 nights we stayed (80+ degrees each day and night, with 100% humidity in the room), no one in the office or at the customer service number tried to help us, and then the dryer went out at the end of day (2) which turned out to be a 30 year old unit. We had so much humidity in our room, waiting for something to be done, that everything in our fridge was soaked, all our food on the counter was ruined, the doors starting sticking from swelling and all our clothes were damp. Not to mention the towels we washed were soaked, as we couldn't dry them. in the end, we cut our visit short by 3 days and were refunded the remaining days. Oddly enough, the dryer repairman showed up 30 minutes after we told the office we were leaving, and he had the dryer fixed in 17 minutes. Terrible customer service, very dishonest about what was going on and poor communication. We will NEVER, nor will anyone we know EVER rent from Vacasa again, and if you value your family time together on vacation, I would certainly urge you to look elsewhere!…

Paradise in PCB We loved our stay at Sterling Beach unit 1105! All the positive reviews were exactly what we experienced. The condo was very clean and fresh feeling. The high ceilings and lay-out of the unit makes it feel even more spacious. The views from the balcony are amazing - from coffee to cocktails! The kitchen is updated and the large island is nice for group meal prepping. The bedrooms are very comfortable and the baths have double vanities which is a nice feature. The property is immaculate. The pool area is beautiful. It’s wonderful to come up from a day at the beach, rinse off and jump into the pool or hot tub. We didn’t use the grill area, but this is definitely a nice option. The location is perfect - close to all there is to do, but quieter than the condos near the amusement parks. I would HIGHLY recommend going on a bike tour or renting bikes from Bikebears across the street! It is so fun! You can ride bikes to the gorgeous St Andrews State Park, around the lagoon, or to the nearby coffee shops and restaurants. The bikes are really comfortable and come equipped with baskets. The owner, Ryan, is super helpful and can also give great advice on things to see and do! In addition to all the amenities, the management team at Sterling Beach - Sheri, Wilma, Dana and all - are wonderful!! I cannot say enough how nice and helpful they are. They go out of their way to make sure your stay at Sterling Beach is where you’ll want to return - and we do! Highly recommend!…

The condo:Basically it was not clean. The front bedroom was very dusty and needed a dust ruffle or comforter. The chest of 5 drawers only had 1 drawer that would pull in and out. The fitted sheet was put on inside out. There was a big cobweb in corner at the ceiling. There was cardboard under the bed that was visible and so dusty! The baseboards and about 2 inches from the wall was dirty, especially in the bathroom. Looked as though the middle of the floor was all that was cleaned. In the great room the DVD player did not work. The ice maker also didnt work! The best thing was that the pool area was very clean and beautiful!

Our unit 403 was beautiful. The only thing it really lacked was kitchen towels. Also, seeing as how we rented through Vacasa it’s totally on them that they only provide exactly one bath towel and wash cloth per person. And yes we know that we are suppose to wash them and reuse them however, having a baby and a teenager make that difficult. We did have a stay with Vacasa at another location and had more than we needed in the bath amenities department. Major complaint is the entire time you are outside of your room you are being watched. By the pool there is a huge list of rules as is with most pools but you can’t even have a drink in a plastic bottle within 4 ft of the pool or hot tub. I completely understand glass bottles as that is a rule with everywhere. Also, we had a tripod stand up umbrella for our infant and we were told to take it down as one had hit an owner before. A child ( not mine) was playing by the pool and was told not to run (even though he was not running)? It rained one day and came a little thunderstorm. They said 30 minutes after the last thunder:lightning the pool would re open. It was over 2 hours after the storm had passed. It’s almost as if the owners of the units that are here all of the time don’t want anyone doing anything. Your best bet is to stay at the beach or better yet at another place. Also note; the lounge chairs by the pool need to be replaced as several of them have exposed metal and will end up cutting someone who isn’t paying attention or someone will buy through the seating.…

FALSE ADVERTISEMENT with properties and room descriptions. Vacasa website is deceiving. Upon booking my vacation on Aug 27th 2019 the Vacasa website mentioned nothing about construction. They know nothing that is going on with the property you are staying at. I called several time to complain and was basically told they just book the condos. Was told they are not local so they are not made aware of anything to do with the actual property. to add fuel to my fire I was told I would be called back and received a TEXT message instead. Talking about passive aggressive... I wasted my money on this vacation and will never book anything through vacasa again. I would highly recommend using another site to book your vacation and if you are set on Vacasa then call the actual property to make sure what Vacasa website says is true and there are no surprises when you arrive. It should not have taken 20 days after booking my vacation for Vacasa to notify me that construction was going on. Even so, I should have at least been given the opportunity to cancel upon receiving that e-mail, but I was not. Who wants to vacation with construction noises. Not relaxing at all. very upset with the whole experience. DO NOT BOOK THROUGH VACASA. I booked my Panama City Beach vacation through Vacasa website directly. While reading the description on the condo it sounded absolutely amazing and it won me over. I booked the vacation and received my "paid in full / confirmation" e-mail the within minutes WHICH DID NOT DISCLOSE CONSTRUCTION ON THE PROPERTY. It wasn't until 20 days after booking I received e-mail that the property I booked was undergoing construction with scaffolding in the front and rear of the building and there would be limited parking due to the construction equipment taking up parking. Also in the e-mail is said the pool, the hot tub the theater room and gym would be closed also. I called vacasa and was directed to call the actual resort because they are just a call center and not local so they could not answer my question. I called the resort immediately to inquire about the construction and how much of a disturbance there would be and was told "hardly noticeable". That was a lie. When we got to the resort the construction was loud and very disturbing. Not a relaxing vacation at all. I complained with the front office and they told me to call Vacasa. Which I did and again was told they had no idea the property was undergoing construction because they are not local and basically was told there was nothing that could be done. Very poor customer service. Was bounced back and forth and still very frustrated. WASTE OF MONEY AND TIME. Thanks for the worst vacation ever.…

So sorry for the disturbance. The crew was not to start until 8:30 am and be done by 4:30 pm. There was a CAT 5 hurricane and repairs had to be made. The pool and beach were open and beautiful. Parking was limited to one car per unit with alternate parking across the road. The good news is...repair construction is complete, and the building is like brand new!

We have been staying here for 15 years and it is always wonderful. The grounds are beautiful, the pool is big, the rooms are all huge, beach-facing, have big balconies, and nicely decorated. The security guards are sticklers about enforcing the rules, but I guess that is what keeps the hotel "nice".

Where do I Begin? I called about 3 weeks before our planned trip to ask about the parking situation. We were going to have 3 vehicles and they only allowed 2 parking passes (which we had to buy) for each unit. I was told that there was a lot across the street that we could use. Ok no problem sounds good. So the check in time is 4:00 and the office closes at 5:00. I was unsure we would make it on time so I asked them to leave our stuff in the unit. We did get there before the office closed (we arrived around 4:50) so we went into The office. When we pulled in I noticed a huge crane and other construction equipment. So the front desk Lady was nice. I asked her were was the lot we Could park the other car and she processed to Tell me we could now park our Other car about half a mile down the road at another Vacasa office that the guy who owned the lot across the street wasn’t allowing them to use it anymore. Ok???? Not the best situation but we will work with it. We unload and we take the car down there. Note all over this lot there is no parking and tow away zone signs. But it was another Vacasa office so we felt ok. So the next morning I called down and asked the same lady for the number to that office that I wanted to confirm my car was ok to be there and they knew we were at a Vacasa rental and she said well I think you can park there but it will be $50 To park there for the week she believes. I was LIVID. Thank goodness we have a family friend that has a house down there we were able to park in her driveway. THIS IS SUCH POOR COMMUNICATION. So the next issue we had was when we got there I asked About all the construction equipment and she tells me that they were getting a new roof and that it was suppose to be done this week but the crane is broke so we WILL have access to the pool. OK I didn’t know we weren’t going to have access to the pool. She said they had sent out messages to all the renters. Well I never received any message from VACASA. We would not have rented here if we knew they were not going to have a pool. POOR COMMUNICATION AGAIN!!! So we processed to go Up to the unit by this time it is about 5:30. 1 1/2 hours past the check in time and the cleaning ladies were still in the unit. There were probably there for another 15 minutes after we got to the unit. So the unit wasn’t even ready. POOR ORGANIZATION!!!!! At check in we were told we had orange bands that we needed to wear at the POOL and there were tags that needed to be hung in our cars. Ok no problem. Pretty Typical. Well I have never in my life been so harassed by the complex staff and security about having on BANDS. EVEN WHEN WE WERE NOT IN THE POOL. One time we were getting out of the car from dinner and we were headed to the elevators and we were asked were our BANDS. They would come around the pool every 15 minutes to check. Several times we would be walking to the beach and they would ask. They were for the POOL!!!!! HARASSING THE GUEST!!!!! One night the security came up to Our room because they had a complaint from the room beside us about noise that it sounded like someone was moving furniture. He basically came into our unit and was accusing us. We quickly informed him It was not us that maybe he should check upstairs. I do Not believe he should be entering the units at ALL!!! HARASSING THE GUEST!!!! One day we did not have water for about 30 minutes. The internet was down for a whole day. One of the elevators was broken down our day. SO MANY ISSUES!!!!! There were so many rules and restrictions at this place. Thermostat had to stay at 72, had to wear bands at pool, no floats in pool, no balls in pool, no food in pool area, no music at the pool. There was a gate with a code to just get to the beach. And they were constantly checking and harassing everyone about these things. TO MANY RULES!!!! So the amount of money renters pay to stay in these places we should be able To enjoy ourselves without all these Issues. I am Not saying rules and policies should not be there but the harassment that was being done to the guest at this Complex Was disturbing and uncalled For. We could not enjoy our vacation because we were so concerned with what we might be doing wrong or having to worry with all The other issues that was going on. We Will NEVER stay at STERLING BEACH or RENT FROM VACASA!!!! I would not recommend!!!!!…

So sorry you were unhappy. We are still recovering from a Cat 5 hurricane and the new roof is a top priority. Unfortunately this requires the use of a crane which does take up a lot of room in the parking lot. Most units only get one pass, you were very fortunate to get two. A third was just not possible due to our other guests needs. This was made known to all guests on our website and in addition we did call ALL guests prior to arrival. You probably also recieved a discounted rate. Sometimes during our very busy times the cleaning ladies get overwhelmed despite extra staff. We do take great pride in our cleaning service who work tirelessly for very little or no thanks. If a room is delayed for a short time we are always happy to have our guests use our patio, pool or beach areas!! As far as pool bands and a code at the gate, these are the things that keep our guests and their children safe. In prior years we've had people from the beach walk into the complex and use the amenities. Most of our guests do appreciate this extra level of security. Again, we are recovering from one of the strongest hurricane to hit the US and there will be small issues associated as we recover. We are extremely grateful for those who support us as we go through this difficult process.
