This place was CLEAN!!! Everyone was so friendly and helpful. We had a queen suite. Kitchen area was nice with a full size stove, fridge, microwave, coffee pot, table and 4 chairs. Balcony was nice, the view was amazing. Pool was heated and clean. Grounds are well kept. They have a nice hot tub and a seasonal tiki bar. Beds were clean, comfortable and linens were nice. Hot water was plentiful and pressure was great. Towels were thick and clean. There is a door that separates living area from sleeping area (which we like). Elevators are super fast, we never had to wait even a full minute. Parking was good. Even if you had to park across the street it was a very short walk. They need to update the pics on their website. Rooms have been updated and much nicer than the pics show. The only complaint I have is the sleeper sofa. If you are planning on using it you better rethink this plan. It’s old, really old and super uncomfortable. The living room furniture desperately needs replaced (couch and chair). The rest of the room appears new and updated, I’m hoping these items are next on the list. They were clean just old and worn. They are a vinyl type material so they can be wiped clean.

We have stayed here several times and this was our first trip since we retired and moved into another state. We brought our 2 granddaughters for their first beach stay away from their parents (aged 8 and 10).

Our room was a deluxe 2 room suite complete with a full kitchen and dishwasher. Our gulf front view was superb and we were on the 2nd floor. The main room was very large and had comfortable furniture. Despite being directly above the pool, it was very quiet due to excellent soundproof windows.

The grounds are beautiful and the pool area is always clean. Scott, their maintenance man has been there for as long as I can remember. He starts early in the morning and hoses everything down. He often washes the gutters and waterline tile of the pool. Believe the pictures of the clear pool water. It actually is prettier than the pictures indicate.

It is a short walk to the gulf waters and the excellent beach. When returning, there is a shower to remove the sand. Very convenient and just nicely arranged.

I know the owners and recognized Rick when we checked in. His daughters are generally on site and someone in the family stays at the motel each night. It is a joy to see dedicated people maintaining the best family owned hotel on the beach.

Parking can be a challenge if you want to be on the gulf side of the road. The city is doing work at the "Y" and it will eventually be a roundabout.

Our granddaughters loved the beach and pool! They are very accomplished swimmers and both the gulf and the pool kept them busy for the 5 days. There is sufficient chairs and loungers around the pool.

There are several pavilions with BBQ gas grills along with a bar at one of them. The pavilions are located on each side of the property. One one side there are a few games and also a shuffleboard court.

Simply hard to beat for the location, cleanness, and kind owners. They have found a formula that makes the Palmetto Inn and Suites the best on the beach.

We have been staying here for the last 15 years and the Palmetto still is my go-to motel. Earlier this year this property was bought by a parent company and there were some changes made in different services of the motel. We’ve stayed in many other properties post COVID, and they,too, implemented service changes. One of the most criticized changes, was the nightly rates. I found the property did adjust rates, that only brought it in line with similar properties. Five years ago I bought some kiddie dip nets from the Wal Mart, down the highway, for $1 each. They’re now $4.24. Coke 12 pk cans were 3/$9, now 3/$15. Blue Bell ice cream was 2/$5, now 2/$11.99, (on sale).

Everything has gone up, drastically. Services have been altered, mainly due to the increase in service/wages, resulting in a decline in personnel. It’s everywhere. Folks are making more money and expecting prices to remain the same? Not happening.

If you pay close attention to the reviews you can see that there has been a drastic downturn since the new owners took over. It is obvious that this is no longer family run. Our family has been coming to Palmetto for over 15 years, but unfortunately, this past summer was our last. It was very sad. The remarks about waiting on the license for the Tiki Bar and ice cream, well that was being said back in June. I am not sure just how long it takes to secure that license. The whole area was not clean, rude and disrespectful employees at the reservation desk and on the phone. I understand rates have increased, but so has everything these days, BUT at least show something to prove the rate increase is being put to good use. The grills were not working and completely out of propane. We also had one of the children in our group step on a large piece of glass along the pool ledge. People all around the pool drinking from glass bottles. Obviously, it is people who don't frequent the beach often who should know that glass bottles aren't allowed on the beach and especially not around a family pool deck. When the people at the front desk were informed, they just said oh we weren't aware, which was there standard line. It is evident that this hotel no longer cares about their customers or their experience. Please read the recent reviews to get the true picture of this hotel. If you choose to stay here, good luck.

This was our 16th stay at what we use to call our home away from home and we have now decided it will most likely be our last. We use to vacation here with the same friendly faces and most did not come back. Woke up to find they put an extra hold on our card on the last day there. They told me it would fall off. The charge cleared today and I was over. Barged by $15.34. That is not a lot however if they do this to everyone, that adds up. I tried to call and cannot get through. They only do housekeeping on your 4th day of your stay unless you stand in line at the front desk and ask for them to come more often. Even after they finally came I had to go back to the lobby and stand in line with others asking to have toilet paper. You have to ask for pool towels now instead of just having access to them. The hot tub was barely warm our entire trip, so we never got to enjoy this. They have drastically increased the prices as well. I am just very disappointed.

It is with much sadness and deep regret that I write this review. This property has been our family's favorite property in PCB for over 30 years now. It is family owned but the family "operated" portion has fallen to the wayside & it has really shown over the last few years, with this last trip being the worst I've ever experienced. Know that you will not get any type of room cleaning service during the length of your stay, which with nearly everyone being short staffed, could possibly be understandable. However, having to beg for daily supplies such as toilet paper, towels, washcloths is not acceptable. Upon check in, the room did not seem to have been adequately cleaned or prepared for a new guest. Refrigerator in room was not working and we graciously waited until the next day for a replacement to be delivered, but by that time, we lost all of the food we had purchased for the week. The clientele has drastically gone downhill and that is very noticeable. The property has always been a no pet property, but our last 2 trips we have seen everything from yorkies to German shepherds on site. The property also states they are 100% non-smoking, but that is not the case either. So many smokers & we were not even able to take our young children out to enjoy the balcony due to the HEAVY aroma of marijuana smoke constantly blowing our way. Another situation is this...many guests here are also return guests and love to threaten that they personally know the "owner" & therefore have been given the ok to do as they please, even at the inconsideration of the other hotel guests that have paid the same nightly rate as they have. Anyone who has stayed at this property within the last 10-15 or more years would be aware of who the owners are, however, I do not like nor appreciate the "I know the Hughes' or Patty, so I can hold lounge chairs all day, or I can smoke pot, or I can do as I please"! There was also a boil water advisory in town during our visit, and not one staff member mentioned this to us, so thank goodness we saw the city warning signs. As much as I truly hate to say this, all good things must come to an end and since the "family operated" portion is now gone, we will not be staying on this property again, but will now look for our new home while in town. We will deeply miss this place that used to be a hidden GEM but has now gotten too big for its own good, to the point that they can no longer keep up with their demand and provide a safe, clean, enjoyable family environment.

I stayed there twice last year. I loved it. They took good care of their customers. But apparently by the sea resorts who bought it in March is a low budget organization. When I checked in around 2am there was nobody ahead of me. It took over 30 minutes. The guy working had no idea what he was supposed to do. He ended up having to call somebody. The rooms are no longer cleaned every day. They are supposed to be cleaned on the 4th day. You have to go beg for towels and wash cloths just to be given whatever is available. One day we only got 1 washcloth for 4 people. We still had it yesterday which was the 4th day. I asked if my room would be cleaned and was told it would be. We came in from the beach after 5:00 and the room had not been cleaned. The 4 of us had to share the washcloth and 2 towels. When I checked out I told them what happened and that my room was never cleaned. And you know what they said about it? NOTHING! And this year the room was about 100 dollars a night more than last year. For the price they charge you can find better quality elsewhere. Also, the tiki bar and ice cream shop is no longer opened.

We have been staying at the same place for almost 20 years. The place got sold this year and it has completely changed. They don’t clean your room daily like they used to you have to ask for towels every day and toilet paper. They don’t have the snowcone or the ice cream shop anymore. The prices have gone up It definitely doesn’t feel like a mom and Pop place anymore. Also, they hit you with some of these junk fee charges.
We will never come back here again
For what they charge here you could stay at a much nicer place

Stayed here multiple times in the past,but the new owners have ran this place in the ground, and I will NEVER stay here again. Trash laying around the common areas, hot tub was broken, asked for pool towels 4-5 different times a day while we were there and never had any. The room was dirty and not cleaned well, the tiki-bar is closed and not operating, snack bar is closed, no coffee cups in the lobby, and the one time they had cups the coffee was extremely nasty which is why they had cups im guessing? I pre-paid for the trip through Trip Advisor, and when I left my credit card I put on file for incidentals, I was charged $104 for a resort fee without saying anything about a resort fee. A resort?? lol, this place is hardly a resort. The amenities are NOT there

We just felt a 2 night stay for my daughter and her friend Sweet 16 Oct 5-7. This resort is nice. We had a nice ocean view with kitchen. The hotel is a little dated but still nice. The pools are nice and stay open long if you're not make a lot of noise. The location is nice and a Uber from resort to the pier cost me less than $8 which is nice. The have a indoor and outdoor pool with hot tub. I would recommend. The staff is friendly

Coffee pot is provided in rooms with kitchen. You must buy your own coffee at grocery store right across the street. Courtesy cup of coffee was available in the lobby.
