This is the 2nd year we have stayed at SanDestin, and it will be our last. There are a lot of fun things about SanDestin, so I will get to those first. Baytowne Village is super fun and the kids love to zip line and the arcade is really fun, especially on a too hot, post sunburn or a rainy day. The additional restaurants, shops and cinema are really terrific. We also stopped a the Publix and picked up our groceries for the week. These amenities are really enjoyable and make spending a lot of time at the beach super easy! If you have never been here, you have to understand that all of SanDestin is spread over a large amount of real estate. On the north side of hwy 98, you have Baytowne Village fun, shops, restaurants, cinema, etc. and also a ton of private homes, IntraWest resort, the check in/registration building, the Wharf and bike/kayak/paddleboard rentals, etc. the list is endless to all the fun they can serve up to guests & owners. On the south side of 98, you have the beach, condos, SanDestin Hilton, beautiful golf courses and plenty of outdoor activities to keep you busy. Sandestin is also extremely close to some really nice outlet shopping, the 30A area and lots of great restaurants.
This resort is extremely busy and successful, and even though we have two school-aged kids, it is probably too busy for our quiet family. The beach and ocean were too crammed! There is very little space and too many chairs, umbrellas and people, but that is understandable for the middle of July and relatively calm ocean waters. If you go to the beach, get there early to get a good space, because the resort staffs the beach with a rental hut and their bulky chairs/umbrellas are all over the place. Now these chairs and umbrellas are available for rent, but many people choose to bring their own stuff. This is what creates all the crowdedness. The San Destin chairs were either unoccupied or unrented and therefore making everything more crowded than it should have been. Also, if you go and bring your own gear: make it an umbrella. The beach here is gorgeous with very bright white sand, and when the sun is out it reflects so many extra UV rays. This beach was also extremely clean, bravo SanDestin.
The biggest problem I see here is Hwy 98. It runs smack through the middle of all the fun! So if you want to go anywhere, walking is pretty much out of the question. You can ride a bike....but you have to cross all the lanes on 98. They do rent golf carts and we saw a lot of those so that might be a great option if you don't want to drag your car out every time you want to go somewhere. And, let me tell you about the resort shuttles. There are different types of shuttles, and some of those stop at all of the shuttle stops, and some only have specific drops (like the beach drop, or Baytowne). But you have to know that when you've waited in 90 degree heat for 10-15 minutes you'll pretty much jump in to any air conditioned vehicle that gives a free ride to anywhere near your destination ('What the heck,let's do it!'). This is not a good idea, don't try it, unless you are really, really in no hurry and possibly drunk or stoned and love bumpy shuttle rides. Once we were on the shuttle for way longer than we wanted, and it was packed with riders and we had to stand up. The condensation blowing out of the giant air conditioner on the bus was 'cool' at first, but then, it just became...ewww.
Even though it was extremely clean, I swear our condo at Beachside II is unchanged from 1985. Seriously. Like it has to have survived at least one, if not 12 hurricanes. It has dated gold plumbing finishes, chipped faux-marbled bathtub, too-low counters, burgundy finishes and faded peach and teal curtains that would not close all the way at night. I am pretty sure that our mattress was from at least 1990. I had to call maintenance to replace a bunch of light bulbs because so many of them were burned out. The 'beachside wifi' really blows. Like it blows out like a candle every 3 minutes or so. Does not work well at all.
I also have to comment about the access to our room, because if we were handicapped (we are not) and/or in a wheelchair, this Beachside II condo would be a serious problem. It took us forever to find the ramps to access our level (4000), and these ramps run right behind the dumpsters. We visited in July. It is HOT. Use your olfactory memories here. With the exception of the ramps behind our condo/next to the dumpsters, getting to condo required steps everywhere. I mean, everywhere! We don't mind steps, but we could not roll our beach cart anywhere (yes, there are even more steps at the beach access), we could not roll our luggage cart from our car and we could not roll the cart of groceries from the parking lot to our condo. Very frustrating if you want to get anywhere with wheels: carts, strollers, wheelchairs, etc.
The SanDestin resort seems to have a secret alliance with a fireworks manufacturer. I mean, what gives? Why all the fireworks every other night? Awful, just plain awful noise, please make it stop. Not fun.
You will most likely have a good time at SanDestin, especially if you don't mind traveling all over the resort after by shuttle, golf car, bicycle, and you can snag a spot on the beach before it is jammed. Try to pick a rental that is updated and has easier access, too.

The grounds at Beachwalk Villas are lovely. There is a recently refurbished swimming pool which is very nice, and there is a lake which offers nice views for some of the villas. The thing to remember is that these units are old and some of them are not remodeled. We unfortunately rented one that was musty, had insects, and just wasn't comfortable for a vacation especially at Sandestin. We opted to just leave after two nights and went to Tops'l which is close by. In spite of the additional cost of another rental, our vacation improved 100%. There are bound to be some nice rentals at Beachwalk Villas, but you may want to ask lots of questions and see many pictures before making a commitment. We will never rent at Beachwalk again after our experience.

Family of 4 with 2 friends, boys ages 15 and 11. Tried to book a tower on the beach, but months before it was all booked. They suggested the villa and told me its a short walk to the beach.
The villa was a beautiful 3 bedroom, 3 bath, great for 4 boys on the bottom and adults upstairs.
Full kitchen which helped a lot with food cost and used the washer and dryer everyday. Sat right on the lake and balconies were very relaxing with the fountain outside.
Now, there was a small 'resort' book with information, but nothing specific, like will they do any housekeeping service, where to put the trash (which you only know due to seeing others dump trash on front sidewalk) . No decent map of the facilities and I felt like I had to search for where things were. Some reviews mentioned Starbucks, only one I saw was in town, many miles away.
False advertising... 19 pools, nope you really only have access to 4, but could only find 2. Pools were very small and nothing more than your neighborhood pool. This size of a resort I expected to have a cool, fun area with music, drinks and a place for adults and children. No hot tubs. They promised me the Beachwalk villas were a short walk to the beach.....umm no, we were wrapped all the way around complex at back of a cul de sac. In the car it was a 10 minute drive. Tram service, yes, saw a tram station at the beach access at the 10 min car ride away. No information on any flyer etc about the tram service. Had teenagers and would have liked them to have the ability to go to a pool with a lifeguard or walk to the beach to hang out and that was not possible. No beach activities were seen and no beach lifeguards, even a watch towers would have been nice.
Housekeeping: started us off with 2 trash bags and a lot of recycle bags for a full kitchen, they don't have liquid dishwashing soap to wash something off in the sink, but 2 packets of dishwasher detergent. Gave the entire villa 2 wash cloths and 2 rolls of TP/bathroom, there is no daily service so you will have to call. Expected more with all the hype about this resort.

Our recent trip to Destin/Sandestin was nice but our stay at Sandestin Golf and Beach Resort had a few issues. First the pros: nice resort with wonderful activities for couples, excellent location near shopping, restaurants, Panama City, etc---beautifully maintained resort, extremely professional staff everywhere on the property. Now for the cons; ResortQuest by Wyndham Vacations owned the unit that my fiance and I stayed in. When we arrived after hours we had an issue entering because the keys that were left for us did not work. We spent hours toying with the key and lock before it would open. We tried calling ResortQuest for assistance but the after hours phone was down. When we finally got in it was an hour or so before day break; needless to say we spent most of the next day sleeping due to the trauma we experienced the night before. ResortQuest never offered an apology or compensation due to this issue. They told us we had to come and get a key from the office. They later came to the villa to check the lock, take pictures, etc...The next day we came back to the villa to find the owners (who were very nice) inside of the villa because ResortQuest told them we checked out. Once again, no apology or compensation for this error. To top all of this off, the villa was very unattractive inside as it has extremely dated furniture. It was neat and appeared to have been cleaned but there was a musty, mildew smell that was overwhelming. When we used the washer and dryer and the shower it appeared to be even more distinct. We believe there was probably a leak constantly dripping over existing mold to cause this odor. If you rent a villa anywhere on this property you should definitely rent only from Sandestin Resort since they are there to assist you on the property at all times. However, I strongly suggest that you choose another area of the resort that is newer and definitely owned and/or rented by the actual resort.

Our family (2 adults and 3 children, 8 yrs and younger) went to San Destin for Memorial Day weekend. We rented a 3 bedroom townhome in Beachwalk. The location was wonderful, the price seemed reasonable based on other homes we have rented. We weren't expecting the Four Seasons, but we weren't expecting the No-Tell Motel either.
Check-in was posted at 4 PM. After driving from Atlanta with 3 kids for 7 hours, we were not allowed to check-in to our unit until almost 6 PM. Not only was the staff unapologetic, the front desk clerk was extremely defensive.
When we arrived at the unit, housekeeping was still there, the exterior was littered with cigarette butts, and the sidewalk was studded with trash bags left by housekeeping from multiple units. The interior was disappointingly in disrepair. Nothing major, but annoying and unexpected. Door hooks hanging by one screw, toilet paper holder off, sliding screen off the track, etc. In addition, it was not particularly clean. The beds were the worst part of the stay: Uncomfortable with too short flat sheets in lieu of fitted bottom sheets that kept coming untucked and sliding.
We understand that each of these units is independently owned; however, we expected a higher standard, especially since we were paying almost $400/night.
The beach was/is beautiful and the shuttle service is nice. Neither of those compensates for our fellow beach-goers. It looked and felt a lot like Spring Break---a lot of beer and public displays of affection that were beyond what I want to explain to my kids.
We did receive a 10% discount, but next time we will be renting from someone else, somewhere else.

After reading the poor review I was a bit nervous about staying at Beachwalk Villas. I mentioned to the manager that I'd seen a bad review and I expected to have a nice unit. We requested 2 bedrooms and 2 1/2 baths. I could tell by the poor condition of the front walk and front door that I wasn't going to be happy. There were only 2 baths, the living area was tiny, the upstairs did not have it's own air conditioner and was 15 degrees warmer than the downstairs, it had a strange smell, the patio off the master bedroom was full of tall weeds, and we all had something biting on our ankles the minute we stepped in. I went back to the manager and he upgraded us to a different area with 3 bedrooms and 3 baths that was beautiful. He did this for no extra charge but only after I refused to pay an upgrade charge. I can't believe Sandestin Resorts continue to put people in the first unit.

We have stayed in Sandestin for over 10 years. This was our first year in the beach walk villias. We booked through Ocean Reef Resorts. The booking process was easy and efficient. However, our stay was not pleasant. Upon arrival, the air was set on 85, so it took alnist 4 hours to cool the unit to a bearable temperature. There was also a horrible stench...mildew mixed with sewage. On day 2, we had woke up to a ton of ants. They had infested more than half of our groceries. We have to throw out over $100 in food. When we called to tell them, Ocean Reef Resorts sent a maintenance man to give us a can of raid. He expected US to spray every night and also wipe up the poison since we had a small child. I spent my vacation killing ants. And, also, HUGE cockroach like bugs. See pic. Do not stay here or rent from Ocean Reef Resorts. The are slum lords.

This complaint is in regard to the Sandestin Resort Beachwalk Villas. (5075 Beachwalk Way)
My husband and I stayed at this specific Villa the month of October 2015. We have been going to the Destin/Fort Walton area for approximately 20 years and this is without a doubt the worst lodging we have encountered.
Our first night at 5075, the air conditioning did not work correctly. This took TWO calls to finally get to the bottom of the issue. A call the first night, which temporarily fixed the problem and a call a week or two into our stay which required an AC service man to come and fix it properly. (initially the filter looked like it had not been replaced for MONTHS) If this would have been our ONLY issue I could have lived with it.
Following is a list of the different things we encountered during our stay.
Dirty pots and pans in the kitchen cabinets.
Food on the floors
FILTHY toilet
Dirty oven (that caused the smoke alarm to go off the first time we used it)
Filthy fridge and dishwasher on the outside
Some of the outside chairs were broken on the patio
No remote for the DVD player in the living room
Broken table in the living room – with the leg just laying there
Overall DIRTY condition of the condo – dusty, cobwebs, etc.
Vacuum for the condo was broken
Clocks with no batteries
Dishwasher frame was broken (but it DID work)
Kitchen dimmer switch broken and no knob
Internet connection was SLOW and disconnected often. (The Internet company
DID come out and replace the modem, the company said there was something wrong) but the connection was still slow.
The positives were: When we contacted the Management company (Beach Blue Properties) – they were VERY responsive and took care of the issues. Unfortunately though to receive an apology we had to bring up the fact that we had encountered NUMEROUS issues on our vacation that we had to deal with and had never RECEIVED an apology. That prompted them to give an apology and to also reimburse the cleaning fee. Too bad it had to be brought to their attention to get that though.
Sandestin resort on the outside is nice and upkept and the golf cart provided was a nice perk to drive throughout the resort.

I loved staying here in sandestin in the beach walk villas, first of all I loved being so close to everything along with being able to walk to starbucks every morring. it was great with the kids too because they loved going to the pond to" cacth" guppies from our villa (including a few turtles they caought too.)we also enjoyed going to baytown which isn't far away (which they have a shuttle to take you to and from your villa) the kids loved the baytown adventure zone with a bungy jump and zip line its a little pricy but worth it! the beach also isnt far away also (and also with a shuttle) we loved going to the white sanded beaches every day,the kids loved having beach toys that they could use from the villa (they have a shed outside with all sorts of fun stuff for them like nets,sand buckets floaties and more) resteraunts there are terrific and pretty much all of them have good kid menues that the kids loved.we would say our favorites were beef O' brady, graffities,finzs,andanother broken egg cafe.we loved it there and the kids did too but some points in time we wantd to get away, so we put the kids in the kids camp which is great, and we went to dinner and one of their wedsday blues conerts which are free and with the blues brothers , another thing we did but with the kids was go and rent a pontoon boat which was fun we went to crab island (no crabs) which is a huge sand bar in the ocean.we also enjoyed jolee island which is in sandestin and has fun pirate adventures there and is free.with across from there is a nature walk with a hidden playground the kids loved. we have gone to sandestin for many years and still haven't seen everything we loved it every time and i tend to complain about the bad things but i never had any! oh yea and they had a neghborhood swimming pool which was the only heated pool and was great too.

I was displaced from my home and have stayed at Sandestin Resort before for vacations. This time it was different because I have a small dog and was not sure where I could go... The front desk personnel were very helpful and put us in Beachwalk villa....It was perfect for my family and especially great for my pet. It was spacious, clean and had everything we needed. The manager was wonderful and called to make sure our stay was going well.. I would definitely recommend the Beachwalk villa to anyone and WILL be coming back to vacation during my next stay in Destin.
