Rather, we are an urban, hip place to stay in the heart of Chicago's north side. Our style is contemporary comfort. Our rooms are clean, cool and most of all restive Our approach is more hands off than hands on. We focus on providing for all of your needs behind the scenes without disrupting your stay. Common areas are designed for casual living. The fully-equipped kitchen offers continental style breakfast with all the basics to allow you to serve yourself on your own schedule and at your own pace. Our garden and deck areas offer a quiet respite for relaxed joy. We offer five private guest rooms, each with its own private bath. Each room features a king-sized bed. All rooms are equipped with a flat panel television and free cable television and high-speed wireless internet access.All rooms sleep two guests. Room number 4 can accommodate an additional guest on a pull-out sofa for an additional guest charge. If you are traveling with children under the age of 7, please contact us before booking your reservation. All rooms and all private areas are non-smoking.

House 5863 is a cozy, well decorated, and wonderful place to stay when visiting Chicago. We stayed in room #3, which has a steam shower! This was extra special after attending a football game in rain and strong winds(our team won :)) The bed is also very comfortable and the darkening shades help you sleep in a little longer in the morning. Erick is a gem and so friendly to talk with. He goes above and beyond to make sure your stay is perfect. He gets up early in the morning to put coffee on, and there are a variety of food options for breakfast. The location is the perfect distance from downtown and Evanston, and there are many great restaurants right around the corner. Highly recommend!!

This B&B will be on my permanent list for a place to stay in Chicago! It's really an adorable and well-thought out abode. It has a kitchen, living room and beautiful outdoor deck for all guest to use. There are five hotel-like rooms with private bath and the rooms are very comfortable. I know some reviews complain about the requirements of the facility, but really all you need to do is thoroughly read the requirements and follow them and you'll be okay. Erickson is a great host!

Located in a park like setting, in a great residential neighborhood this old Chicago row house has been tastefully upgraded by its owners. It was clean, very comfortable and reasonably priced. Our room was beautifully appointed and cozy. There is a communal kitchen with a great Continental breakfast every morning. The coffee was great too! A short cab ride from Wrigley Field and downtown Chicago. There is no gambling at all here, make your reservation and enjoy! Tell Erick that Monty and Connie sent you!

House 5863 is an absolute gem in the Chicago Andersonville neighborhood. This B & B is not fancy but very clean and comfortable room with bath and includes the usual amenities (hairdryer, shampoo, ect.) A kitchen down the hall offers a generous selection of continental breakfast and snack items. This B&B is an easy walk to a plethora of Andersonville restaurants and boutique shops. Owner Erick was very helpful-gave me a plug for my phone charger when I discovered I had come without one. Thank you, Erick!

I had a bad experience with this hotel and wish I had read some of the previous reviews before booking. Indeed, the owner is just not a nice guy. If you book here, be aware that he will charge $182 for incidentals on top of your room fee and he only returns $150. When I inquired about this, he said it was a COVID-19 surcharge. It's explained in the fine print that only 150 is returned, but it doesn't explain why. And the fine print is quite small, so get your glasses out! I think it's very deceptive not to advertise it upfront as an extra charge. I plan to file a complaint just because I think it's shady. To top it off, I had to cancel because of testing positive for COVID-19. Rooms are non-refundable and he was not at all willing to consider letting me reschedule, even though I'd only booked two days earlier. That's fine--totally his prerogative. But he still kept the $32 covid surcharge (presumably for extra cleaning?) even though he no longer needed to clean my room). I know there's nothing technically wrong with that--but just pretty unfriendly not to meet me half way in a tough situation. Very unpleasant to communicate with. You can feel his vibe from the comments he leaves here on other people's reviews.…

It's unfortunate you had a bad experience. Unfortunately, our terms and conditions are quite clear. Our website will even ask if you agree to the Terms and Conditions before you finalize your reservation. We are also clear with our Terms and Conditions on our guest registration that we forward in an email and quite clear on all charges. All our reservations have been nonrefundable for many years. During this time where hotels have closed and shortage of hotel rooms and staff, we have decided that this guest will no longer be allowed to stay at our property and has been banned from making any reservations with us.

This place is a scam! We booked a reservation for House 5863 through Hotels.com for $300 plus a refundable $150 security deposit. We were surprised when the charge came through that it was over $500. We reached out to Erick to see what was going on and he claimed there were extra fees for the room. In short, after some back and forth with Erick and then Hotels.com during which we asked both of them to adjust the price to be what we agreed, they went ahead and canceled our booking, without our consent, and kept $365. We have filed a complaint with the Better Business Bureau and intend to sue if need be. Please avoid House 5863 at all costs and think twice about Hotels.com. We have been robbed by Erick.

This is a small nicely renovated establishment that provided us with a comfortable bed, a large clean bathroom, TV, WiFi, and a quiet room at a very reasonable price,.but without some of the usual frills (hair drier, closet, iron, water glasses, phone, etc.). The rooms are on the second floor of the building, reached by a flight of 20 steps (no elevator). Breakfast consisted of a nice selection of foods, including eggs, which the guests assemble for themselves (except for coffee, which was already made). There was no plastic. Guests put dirty silverware and dishes into the dishwasher of the well-equipped kitchen. Instead of key cards, the doors operate with keypads, making the room key one thing less to keep track of. The neighborhood appears to be entirely residential and very quiet at night. We parked our car on the street in front of the building and took the Red Line, about 6 blocks away, downtown. There are also two bus lines a bit closer. We find this trend towards simplicity very congenial, although it might not be for everyone. We would consider staying at the 5863 again on a future trip to Chicago.…

We arrived at this B and B. As we tried to get into the place, the owner made it very clear that there was no entry without code that he had sent out. We explained we had no code and he finally let us in and made it clear he was irritated. This is a self efficient B and B. There is no interaction with owner. A kitchen is filled with breakfast items, drinks and snacks. Great location. Metro into Chicago is in walking distance. Just be sure to have the code!

It's unfortunately that you had a bad experience. It's impossible to have very little communication when we constantly respond to emails or phone calls everyday. If you have booked with a 3rd party website we ask that you contact them directly for any issues arising with instructions. It is impossible for you not to get into the property since we actually live on the property. We also send all information twice. We send an email with all instructions the day you make reservation as well as the day you check in we send a text. Unfortunately if you do not update your information on 3rd party websites we should not be held responsible for not receiving any information about your reservation. We ask that you update your phone and email when booking on 3rd party websites as such information will only go to your email or phone that you provide.

Like other reviewers I found the owner difficult to deal with, and the check in procedures (All automated as if he didn't want any contact with his customers) difficult. (its hard to see to key in the numbers on the outside door after dark). The decor of the room isn't the best- starting with the most important thing- light. There are only standard lamps and they are turned on at the bedside- good if you want to turn the light off when you want to sleep but next to impossible to find in a dark room after travelling for hours. There is little hanging space. Nor did i appreciate the envelope and the card from the cleaner- who certainly not worth the all but demanded tip. The stairs to the floor where the rooms were were dirty with some white powder on them all the days i was there. But there are a lot of positives. The location - two blocks from Thorndale L station and only another two blocks from the station to the beach is ideal for trips to the city centre and to the beach (it was high summer). Other commentators have noted that the food is left out all day- so that its not so much a b and b as bed and food when you want it And the food is a good selection - if only cold foods, plenty of fresh fruit, of different cereals, of muffins and a cake. Not the best b and b but yes the positives do out weigh the negatives…

It's unfortunate that you felt you had a bad experience. Being the owner, I do live on the property and sometimes I hear guest speak to other guest and you were quite rude to the cleaning lady and not friendly to a guest when they said good morning. Please be aware that this establishment is a bed and breakfast where you share common areas with other guest and sometimes friendliness goes far. As far as lighting, it's impossible for anything to be dark since we changed all our ligh bulbs to LED Lighting. So it is quite impossible for anything to be that dark unless you clearly did not see the lighting system in each room. As far the decor, all our rooms are decorated from Room and Board and if you know Room and Board they have quite a great selection of furnishings. The white dust in the hallways was due to the banister on the stairs being repair late night and asked the cleaning people to clean it in the morning. From what I can tell with your review and your nit picking you were not satisfied with your stay. I would suggest in the future that if you are looking for constant hand hold or constant care there are plenty of Major Chain hotels in Chicago that can help satisfy your needs.

We decided to try this different type of B & B after decades of the more traditional ones. The decor is modern and quite nice, the neighborhood is beautiful and quiet and the do-it-yourself breakfast was plentiful, though not cooked.
