Built in 2000 the Ausable Valley Inn is the newest most modern motel in area. Most new guest respond that they never expected this modern motel with an indoor pool in a rural area like this. The motel overlooks the Ausable Valley and the Ausable River. The Ausable River is know world wide for it's trout fishing. The section below Mio is known as the "Trophy Water" because if its large brown trout. The river is also known for its canoeing and kayaking. Because approx 2/3 of the land in Oscoda County is owned by the US Forest Service and State of Michigan there are many miles of Snowmobile and Orv Trails. You can also enjoy just a long walk in mother nature and enjoy the nature sights and sounds.

First the good: The room was clean and economical. Then: You get economy. Bars of soap the size of a large paper clip. two washes of my hands, and it was history. No tissues provided in the room. When the attendant was asked about that, she replied "Oh, we are out of those." Really?? Towels thin and barely absorbent, and white has faded into a light gray. The TV is tiny, but not a huge deal breaker for me. thre were no outlets near the table in the room to plug in a computer and the secured WIFI would not connect. Not one staff person in the motel was observed wearing a mask, and this is at a time of accelerating rates of positive cases of COVID. I find it disrespectful to their clientele. When I stopped in the morning to see if rooms were available for that night, I was told there were only a few, and no kings. The next morning there were a total of 9 cars in the parking lot at 6AM. I guess that's full. So. for planning purposes, take your own soap (thank goodness I had some with me), and take a box of tissues if you have allergies. I understand needing to be economical, but the soap and tissue is ridiculous.

We have stayed at the AuSable Valley Inn many times over the years while visiting family in the area. The new ownership has made a huge difference! Clean rooms, friendly service, reasonable rates. What more can you ask for?

First, the negative.

We arrived at AuSable Valley Inn in the evening, in winter and totally unfamiliar with the area. We couldn’t find the driveway! I ended up turning down the street that leads to the dam and then turned at the first (and probably only) street to the right.

The young man working the desk was friendly and helpful. We couldn’t figure out how to turn on the lights in the bedroom. There is a light switch inside the door. Turn that on and it turns on ALL the lights.

The room was clean, big and the bed was comfortable.

The next morning, we enjoyed coffee, yogurt, bagels and oatmeal in the lobby. The desk clerk told us about the new owners and improvements that have been made and planned to be made.

It was a nice stay!

Had to travel to this area for a wedding, no where else to stay that was decent and after reading reviews saying it was “clean and nice” we decided to book a room. We ended up driving home late at night instead of staying here because it was just all around gross. The whole place smells, the room smelled like smoke, carpet was dirty, pillows were stained and smelled so bad of stale smoke and just dirty. The bedding looked unclean, stains on mattress etc. Just avoid it all together and sleep in your car.

I stayed in handicap room. Only issue I had was mattress was too soft gif handicap person. You sunk foen & made it hard to get out of the bed. But rest was wonderful. Bathroom big & was designed to help handicap. But shower only would be better than tub but still Adequate. Ahold room very clean.

I have stayed here a few times now and always was very satisfied. Good service, good facility, clean, well maintained, good location, good prices, quiet. My go to place when in the Mio and Fairview area.

We stayed at the AuSable Valley Inn for a two night get away and our very own Dream Cruise down the AuSable river. These rooms were great, good size, clean and quiet. The owners were very friendly and accommodating and gave us recommendations for dining that didn't let us down. Breakfast consisted of coffee, tea, juice, muffins and donuts. They have wireless internet if you take your laptop along, if not they have a computer for guest use in the lobby. Features include and indoor pool and hot tub, a patio/deck with a great view of the river valley, a campfire pit and a barbeque grill along with a microwave, refrigerator and cable tv in your room.
I think they have 28 rooms, we rented 3 rooms and hope to expand our group and need 6 rooms next year, as word spreads I would recommend that you make your reservations early.
We were close to Hinchman Acres Canoe Livery, Fairview Hills (9 hole) golf course, and had a fantastic dinner at O'Briens Dinner Table Restaurant.....excellent food!!
We crammed as much as we could into our little get away and after 5 hours and 22 miles on the river the hot tub was great for our aching bodies.
Like I said "I am already looking forward to next year." This is THE place to stay.

Our family stayed there for our annual canoe trip we reserved 5 rooms. We checked in early before any other families had arrived and my son's room had a very bad smell (old stale smoke and B.O.). My room was fine so I went with him to check it out and there definitely was an issue with smell. He complained at the front desk and was told to go talk to the owner. The owner went up and said he couldn't smell anything (he is a smoker in his office). My son was so upset, I went to talk to the owner and ask if he could just change the room with someone who had not checked in, he absolutely refused to change the room (they had pre-assigned the rooms prior to check in) We said no one else had checked in why can't you change his room? His very stern reply was "they already have their bags in the room". My son had not unpacked but simply put his bags on one of the beds before heading down to talk to front desk.
Also, later on two members of our family were "yelled at" for taking too much ice. The owner literally came out of his office and threatened to tell the rest of the guests that we took too much ice and what room we were in, we only had taken 2 buckets each. (total of four buckets).
Other issues were our outlets in the room didn't work, we couldn't plug in phone chargers and the WiFi was so slow we couldn't even post any photos of our time together.

We go to Mio every year for a long weekend, this is the first time we stayed at AuSable Inn and will definitely be the last time! I have traveled extensively and have never come across such horrible customer service. This place is listed for sale, If I were looking at this property I would seriously consider how many customers this current owner has managed to "scare away" that have not bothered to post their bad experiences.

We visited family again in Mio, and again chose the AuSable Valley Inn.

I'm going to get the negative out of the way first....To the grandparents more interested in their smartphones than keeping an eye on their grandchildren, who ran wild throughout the property and in the pool, you should be ashamed of yourselves.

Now, my first review of this property was titled a "Nice little gem" and the place truly is. Clean, affordable, and the most modern property in town. Wealth of choices on the TV. Spacious and clean room. Convenient to everything.

An added trip back in time: actual keys to the room doors. Not cards. KEYS.

Do yourselves a favor, if you're ever in the deep north of Michigan looking for a place to lay your weary head, give the AuSable Valley Inn a shot.

We had a family emergency and had to travel to Mio. Room was clean and pretty much what you would expect. Chair, table, small microwave and refrigerator but we did not use. TV was small (19"), which we are not used to so that was a little drawback but we weren't there for very long anyway. Had a small problem with plumbing, which couldn't be fixed until morning. Did have an indoor pool but the pool room itself was chilly, about the same temp as the water.

From the few people I have talked to, this is the cleanest and nicest place to stay in Mio. I would stay there if again if traveling back to the area.
