The rooms smelled like cigarettes and bug spray. The smoke detector had a plastic bag taped around it so it did not go off when people smoked. Very outdated, loud, fairly clean. Would not do it twice. The cost was low but for a very good reason. The bed was comfortable. The room had no outlets to plug a phone in. I had to unhook a microwave.

Great hotel to stay at, 20 minutes from Seaside and Point Pleasant Beaches and 25 minutes from Six Flags. Location is right in the middle with shopping within short driving distances. Hotel room was a little small, but still comfortable and clean. The thing I liked most was the peace and quiet at night. The management told me they dont put up with people who make a lot of noise and disturb other guests. Going back this summer.

Ok, the old saying "You get what you pay for" is definitely put into play here. We stayed here for 9 nights and paid $350. It is not the Ritz Carlton or The Raddison but it is definitely not as bad as some of the reviews I have been reading. It is a room with a bed, tv, refrigerator, microwave and bathroom. It is clean, management is very nice, and the area is good. You do get some traffic noise but it is not too bad. They told us when we got here that they would not clean the room everyday, but we were fine with that, we don't mess up a room that bad in one day.

So all in all I would recommend this room to anyone who doesn't want to spend $90-$100 a night for a room.

Clearly this was a down at the heels property that these folks picked up and are revamping. They are obviously putting into it what they can. The problem is, there's not much to work with. The rooms are very small, there is nowhere in the bathrooms to put a toothbrush or makeup bag. There is no clock in the room, no pool or lobby.It's an old fashioned motel with outdoor halls. The metal stairs to the second floor are at an odd tilt and you are very close to Rte 70. The room should probably cost about half what it does in comparison to other places. Forget breakfast.

So what's good? The people running it are honeys, there are plenty of places nearby to eat and the rooms are very clean if a little allergenic or damp (hard to tell what the problem was. You wouldn't take a vacation there but if you have to check in somewhere for the night, it could be much worse. Hopefully they'll be able to modernize and mend. I wish them good luck and good guests.

Budget Inn exceeded our expectation for the price we paid! Approximately 20 minutes, or so, from Island Beach State Park, NJ, also with great places to eat, located 15 minutes far from it, Gregory's Sea Food Market is one of them.

It is a very nice & simple place to stay for people on a budget who want few overnight sleeps at the beach. It was very clean ( bathroom, room, bedding, etc), big flat screen TV, fridge, a great air conditioning unite. The staff was super friendly, ready to satisfy our needs if we asked! We asked for ice and the nice manager offered from his own fridge.

We will definitely go back and we strongly recommend it for regular people with realistic expectations for the money they paid!

I hear people say well you get what you pay for but here you don't even get that. Maybe a dollar goes farther Im KC than Jersey but this was the most expensive hotel I stayed at during my trip from KC to Jersey to Williamsburg VA to Atlanta but it was the worst room. Don't expect anything newer than 1986 in your room and what I really hated was the tiny little shower that they bought the cheapest curtain in the world for so it gets to suck to you I personally just left it open so water goes everywhere. They are smoking rooms too so they smell like a dirty ashtray. I would not stay here again and I have pretty low standards.

Booked ahead of time. The owners were very nice. The room was a little small, but how much wasted space is there usually in a motel room anyways. The beds were very comfortable. There was a small fridge, which kept things quite cold. A small microwave too.
There's a Domino's on the same side of the road a 30 second walk away, as well as a great breakfast place called Sandy's that is also on the same side of the road a few streets down. Was also only about 11 miles from Six Flags, which was a bonus. Just be careful pulling out of this motel, as there is a rotary to the left of it that you cannot see too well.
Overall for the price and location, I'd definitely recommend it.
A good nights sleep for a good price.

Stayed here with a few friends during fourth of july weekend. close enough to seaside (15 min to bridge) to justify not having to pay $300 for a hotel room in toms river (rate i was quoted at the holiday inn). The bed comfortable, room was poorly lit, but clean. Room included a microfridge and microwave, cable tv, air, and phone (cant make local calls but who doesnt have a cell phone these days anyways). Food was no more than a couple minute walk in any direction.

We made reservations while visiting our older family members in Whiting. The hotel was a dump, the front desk is behind a glass window and the rooms were awful. After seeing the room we canceled our reservations and stayed at another hotel

The rooms are undergoing some updating but comfortable and clean. Free breakfast daily with stay. Check in staff could be friendlier. Okay room service. Would tell family and friends to use caution but might use again.
