Best price / location in Point Pleasant Beach. The hotel is directly across the street from the beach. The price was very reasonable likely because the property is a little dated. However the room, grounds, and pool were very clean. Con: The walls are thin so we could hear the people next door. Pro: The management was very sensitive to family guests and did their best to keep the younger crowd in check. The owner was extremely nice and went out of her way to make us comfortable. If you’re looking for a 5 star resort, this is not for you. But if you want a clean, comfortable, reasonably priced hotel give them a try. Free WiFi, ample free parking, very close to the boardwalk.

Please do not make the same mistake as we did. We booked this motel sight unseen and that was my first error unfortunately. I planned a special day and night away for my two children for their birthday (twins) and they each brought a friend. Because I knew nothing about the motel with the exception of what I read and viewed on the website I telephoned the manager and I also spoke with "the concierge", as he called himself. I explained that it was very important to me because I would have my own children plus the responsibility for 2 other children that their motel be a "family oriented establishement". I was told that they were absolutely a family place~"right now all our rooms have families in them". I was horrified when I arrived prior to 11 AM and saw an individual outside their room on the second floor walkway drinking a beer! This, to me, is not a family place. How could I stay there after pulling up at that time of the morning and all the children see this? I was so upset and the children were very disappointed. Ever try to find another place to stay for one night at the end of July in a beach community with 4 children? My point: When a business advertises on a website, especially a motel, they should be honest. If what you see is NOT what you are going to get when you arrive, of course there are going to be problems. False advertising in this manner should be illegal. Now I am fighting to get my deposit back due to the fact they misrepresent their establishment. The Dunes Motel is not honest. They do run parallel to the beach but there are huge homes across the street and you see no beach. Second, they advertise that they have a "spectacular", one of the largest private inground pools". Believe me, I saw it and the pool area is not "spectacular". They should look up the meaning of that word in the dictionary. How can it be private when you can see right into it from the street? Please, if you are planning on taking the time, the money and the children somewhere for a little "away time", and you have not actually seen the establishment you want to stay in, get reviews, word of mouth, anything besides just going by websites and even speaking with the staff themselves. As you can see from my experience even that is not enough. The Dunes Motel owes it to me to return my hard earned deposit for falsely advertising themselves and truly dissapointing four 11-year old children.

It is a motel, not a hotel and a great location. I stayed with my family and my children loved the place and the boardwalk. Beach was close by. I am not sure how these other folks found it below average. They are living in a fools paradise.

The owners were very friendly and went out of the way to accomodate our every needs. I recommend this place to families.

Arrived at the resort late on Friday evening after about 5 hours on the road. Visited Captains Cafe on the resort to feed the kids. While waiting for the food Bartender Ian S was amazing. He had great conversational skills and made sure we were taken care of completly. When the food came out it was a rather large order and it was correct. Ian went the extra step to check the order to ensure it was correct. Food was hot, fresh and very good.

We just got engaged! After an amazing day the beach and boardwalk, we come back to the room at 10:45 PM and start FaceTiming our family. 10 mins later we get a knock out our door with a noise complaint saying if we get another one we will be kicked out. I’ve never experienced such horrible service. Will never stay here again. Will always remember this place for discrimination.

Our soccer team booked the Dunes Motel on the internet thru a Point Pleasant Beach site. The pictures looked great, but we think they were taken in the 50s. Location also seemed great, one block from the beach & a few blocks from the broadwalk. But they don't say that the beach 1 block away is private, there beach is 5 blocks away, with no parking. The rooms had were dirty, small, in a state on batched repairs and it was $179.00 @ night. One of our party had a mattress that was urinated on, it was so gross. The place was falling down, airconditioners stuck in ill-fitting windows w/ insulation around them. Mold in the showers, and nosiy drunk guest that sat poolside to the wee hours. Unfortunately with no vacancies around the owners, (who live in this pigsty) have you over a barrel. I wish there was a way to press charges for false advertising on the internet. Please do not go to The Dunes Motel!

Everyone watch out, thankfully I checked the corner of the beds before unpacking and there were bed bugs in them! I noticed that after we left (with full refund) that the manager told them to just change the sheets and were clearly going to rent it again

Response from DUNES-PPB, Manager at Dunes By the Ocean
Responded 30 May 2018
Well, it is unfortunate that people will go to any extent to get their money back. The guests wanted money back because of the bad weekend weather and we told them that the reservation cannot be cancelled due to weather and no refund will be issued. Then the guest started complaining and tried to find reasons. We didn't want to deal with the unreasonable guest and refunded the money. We have Viking Pest control service on contract to manage the property's pest control services who come out treat our property on a regular basis. We are a open corridor motel so when you open the door with the beach breeze you may on occasion will get some flies inside as you open and close the door. If you don't like that please find a fully enclosed interior corridor hotel. This is not the place for you.

Dont go by photos on web site....it does not look like that at all. I should have gone by the other reviews and stayed away, but I did not and regret spending that much money on such a gross place. When we pulled up and they had vacancies I should have run. We rented the 2 room efficiency apartment. Omg.....from 1970, put a little money in the place would you?? The bathroom was horrible, the tub so deep, I could barely bathe my granddaughter, no shower curtain, no plug for any hair dryer. Yuck. The kitchen was a joke, no toaster, 2 spoons, NOT QUALIFYING AS EFFICIENCY. the motor on the fridge kept us up. Really poor quality. The redeeming factor the pool.....very nice. Thats it.

Stayed 3 nights 09/08 - 11/08 2 x rooms which had a connecting door which was perfect for our family. On check in the guy at the desk told me that I had been overcharged by Expedia and changed the bill which was really appreciated. This was my first time staying in a Motel in the US. After 10 days sight seeing in NY and Toronto we wanted to relax at a beach resort and this was just perfect. Having the choice of pool and beach ( a short walk away)was great. Rooms were clean and cleaned daily despite previous review. Clean towels daily and linen. The Motel is a ten minute walk to the Boardwalk which makes the area nice and quiet. Whilst I was at the Motel there was a mixture of families and groups of young ladies and men and all made a great atmosphere around the place. I would recommend this Motel.

Me and my family wanted to take a vacation that was fun for all of us but not too costly, and we found the Dunes Motel. However, we noticed the reviews for the place and felt a bit unsure about going. The lady on the phone said that we could see if we liked the place, and if we didn't like the place, we could get a refund. So we went to the motel, and the place was actually comfortable and lively. Me and my wife decided that it wasn't like the reviews made it out to be, and we stayed. This was a great decision, for we had a lot of fun at the beach and boardwalk. The room had 2 beds, which was enough room for us, and it was nice and clean. We had great fun cooling off in the pool and earning prizes at the boardwalk, and we look forward to coming again in the near future.
