I recently booked a week for a special needs adult and his mother at Villa Roma Resort as I had stayed there many years ago. I wanted to provide them a vacation where they didn't have to worry about preparing meals, driving to activities, or anything other than relaxing. I was also concerned about booking them in an environment that was safe during the COVID 19 pandemic.
All staff wore masks and the facility was set up to ensure that social distancing was strongly encouraged.
I checked in on my guests and they were thrilled, each day giving me an update on their meals, daily activities, and night entertainment. They loved the food that was provided and enjoyed the pools, the bowling lanes, ceramics, and the nighttime entertainment.
The night before I returned to pick them up and drive them back to Jersey City, my guest asked if they could go there for a vacation again next year. He told me that he had a great time.
I would like to note that the staff made it a point to make sure that my guest knew what activities were taking place and that they were taking part in the meals. They picked up on the fact that he has different abilities and worked with him and his mother. I have a great deal of respect for them for doing this, especially a woman named Lisa who worked at the front desk. I would recommend Villa Roma for an enjoyable vacation where the most you have to do is decide how you want to relax.

Villa Roma reminds me of the Catskill Resorts of the 60's. However its a bit run down, with fading carpets, and furniture. The rooms were dated and worn out. We suffered thru a power failure and did not receive any guidance or assistance from management. Very poor response. the activities were lacking in that many were not available or only limited access, i.e. boats and zip line. Bowling was limited to use of 2 of 8 lanes. The pool was closed for half a day due to the board of Health closing it due to low chlorine levels. Unacceptable.
On a positive note, the golf course was fantastic, one of the best resort courses Ive ever played. the food was above average and plentiful. the wait staff, although short handed was courteous and worked hard to help us enjoy our dining experience. At the front desk, Lisa helped solve a major problem with our reservation. She was professional and upbeat. Our bellman, Corey took great care of us throughout our stay.

The Villa Roma is an old Conference center turned into a time share. We use our points from another company to book a week here,, and it wasn't what we expected. There look to be some nice condo units as part of the resort but that's not were we stayed. We stayed in the converted hotel portion of the resort. Our room was OK. Other times shares are significantly better appointed. They claimed to have a "full kitchen" among other amenities, No cutting boards, knifes, kitchen utensils other than a single spatula, one pot, one sauce pan, and one small frying pan. The oven was a microwave convection oven. Our room lacked a coffee table, and had a small dining room table with four chairs. The room was clean but everything had seen better days. the most amusing part of the stay to us was how far away we were from everything. Our room was at the farthest end of the resort and was a good five minute walk to the lobby.
The pool area was nice, with a bar and a restaurant. One of the pools was closed mid week due to a lack of staff, and the "spa" only had two working jets. The one thing the pool/pick nick area was lacking was grills.
Lots of playgrounds for kids and other family friendly amenities. They had activities scheduled every day so if you wanted something to do they provided something for you.
We did eat at one of their onsite cafe and it was not good. The food was bland, and took a long time. Again, the lack of staff was showing here. the wait staff was also helping out in the kitchen. We would have tried the main dinning room at least once but it required reservations and pre payment or a room charge. They wanted an unreasonable hold on a credit card for room charges so that didn't happen. Note that the walls are fairly thin and if the room next to yours has small kids you will hear them.
If you go, the place is old, but it is family friendly. We found the staff to be helpful and very friendly. Just note that the pictures on the Villa Roma website are 10 years old as of 2022, and it looks like limited maintenance has been done in those 10 years.

Although we are not a luxury resort, we do pride ourselves on offering clean, comfortable accommodations, a wealth of facilities and activities for all ages and as you say a very family friendly atmosphere. Hotel's Favourite
Our group was pleased with Blake's service. She was friendly, outgoing, and good at interacting with others a real people person. So many people started to come when she was closing but Blake continued to take orders and make everyone happy. She could make a variety of drinks including a woo woo. That was impressive because not many people have heard of this drink. We enjoyed our time with her. We tried to meet up with her over the next two days but it didn't work out. Please keep her she's a real gem.

I don’t know who writes positive reviews on this place because it’s unbelievably old and worn out. Let’s start when we arrived and one of our rooms wasn’t cleaned (coffee pot had grounds in it and very dusty surfaces) and the other one had a horrible smell. To fix the smell they sprayed Fabreze on the air conditioner filter!!!! We were shocked how walls had holes in them and our air conditioning unit cover kept falling off onto the floor. After several calls to maintenance we contacted the time share office the next day and they sent two very gruffly men to fix it. When you walk into the building the staircase is partially carpeted but missing pieces). Old dead flowers greeted us in the lobby of the building. We attempted to eat food at the pool cafe but it was disgusting and of poor quality (stale bun). The gentleman behind the counter was wearing a pair of pants with a very torn crotch and looking unkept. We asked for condiments for our hot dog and were told they only had ketchup. Don’t be misled by the pictures of this place. It is very old and run down. Yes they have activities for people but we were there during COVID! There was no social distancing. The internet was a joke. Every few minutes you had to sign back onto the system. The furniture, bedding and towels are very old. I’m a runner and I had to be very careful on the resort roads because they are crumbling with holes and the employees drive very fast. This is a very sub par “resort”. Fortunately we made the best of our situation and the beautiful surroundings but we will never come back.

I am sorry to hear that you were so disappointed with your recent stay. I do apologize that your room was not up to your standards and certainly not the standard we expect for our guests. I do believe housekeeping addressed these issues immediately. Your unit however has all new bedroom & living room furniture, new kitchen cabinets and granite counter tops and would hardly be considered old and worn. I would however, like to address your other comments. With regard to your air conditioner cover, I am sorry that your initial calls to maintenance were not promptly responded to. Your contact with my office was not by phone, but in person, when you brought the air conditioner cover to my office and slammed it on the tile floor, which in turn actually broke the cover. I immediately sent two of our maintenance employees, who are not at all GRUFFY in appearance, in fact quite the contrary, to your room and they resolved this issue immediately. The housekeeper typically assigned to the building you occupied always brings fresh flowers for her lobby each week. Unfortunately, she suffered a medical emergency while working the morning of your arrival, and most likely had to leave before being able to remove the old flowers. The food that you mention from our pool café, you also mentioned to me. The hot dogs we sell are Sabrett or Hebrew National, which is what you ordered, are not of poor quality and are cooked to order. The condiment you specifically requested was yellow mustard, which I agree we did not have available until the following day. However, you were offered spicy brown mustard or sweet Bavarian mustard, which you declined from the young woman, not a gentleman, who served you and does not look at all unkept, nor was she wearing pants with a torn crotch. I know this because I went there upon your departure from my office to see who this individual was that you described and to check on the condiments. I will take the high road here and not reiterate your language and vulgar description of this young lady or the language and behavior you displayed in my office. After being mandated to close for 3 months due to stay-at-home orders, we were very pleased to be able to open our doors to guests in late June. For the most part, we have received many emails and reviews expressing positive experiences and gratitude for providing a wonderful vacation to so many when so many other resorts and hotels remained closed. So much so, that many of our first-time guests have already expressed their desire to return next summer. With the current guidelines in place, I think we have done an extraordinary job in providing a fun and memorable vacation to our guests and I am sorry that you did not share that same positive experience. With regard to social distancing, we are certainly doing our part to maintain social distancing, but this is also in part guests responsibility. Many of our guests are part of very large families that do vacation together and as families, they are allowed to gather together. Although I realize that responses to reviews should not be combative, it was difficult not to be in addressing this review as it contained many inaccuracies which we could just not let stand. First, the reviews we saw upon booking, we now know are very misleading. Place is very popular with groups and I do believe when you’re in a big group you may not notice as many things however, it’s obvious they don’t clean too well. There was a piece of food in the hallway from day 1 until we checked out. We had a deluxe room which was far from deluxe, a balcony that had splintering wood and the top rails warped and coming off with $5 plastic chairs. Bathroom was 1/2 the size of the traditional rooms, not updated as the traditional and upon entering and closing the door I found a huge spiderweb halfway up the door and wall with a big spider clinging, how long has it been since it was cleaned or even occupied. The beds looked unfinished, nothing covering the boxsprings, no bedspread so I called housekeeping and never received a call back. Our A/C made some noise here and there and on the last night seemed to not be working right at all and when was it serviced last. Our room never got cold like our group’s 2 traditional rooms by us. Our hallway was extremely warm so I don’t think they have any AC. The indoor pool is ONLY opened if it rains, a disappointment. The regular pools are not enough to accommodate the enormous amount of people esp with too many VR loungers crowded in side by side in every space. Zipline was closed, other activities had limited hours & some activities were already booked, though you can only make them the same day, so forget about the activities. The Grille restaurant (dingy and dark) by the golf course had 1/2 the menu because there was no cook and 1 person was left to run it. Eleanors pizza and deli was dirty. We can see why the Grille & Eleanors were empty. Pictures on the website were far different from what it looked like. The ice cream parlor display looked non-appetizing. We’ve never been to any venue that doesn’t have coffee put out for the guests whether it’s all day or just in the morning. The “free” Coffee is served at 7:30 am by 1 person at the counter going back & forth and by the time you get it the café is open at 8 am. The Roman Garden Café was good as was the service and the dining room dinner we had 1 night was very good. The staff are extremely uninformed as was the desk when I asked where the Grille was - she told me to go through Marty’s lounge, could not believe it because you have to get on the shuttle bus. For the “deluxe” room we had, it should’ve been discounted, never again. And if you have any complaints forget about telling the front desk on checkout day, expect a long line. The line was so long as one guest had so many complaints, with that I expected more.

We stayed only one night at Villa Roma and that was more than enough. We had booked this location to be close to the Bethel Woods concert venue and because they offered a 5:30PM shuttle (for an additional cost) to the venue. We were disappointed with just about everything at this property. We had requested an early check-in but the room was not ready at 2 PM when we arrived. We were told to go park down the road at their bowling alley and hang around the pool until 4PM. It was over 90 degrees that day and there was no seating available at all in any shade. When we were allowed to access our room we had to retrieve the car, unload, wait for a bell hop (who had no idea where our room was located nor did he realize he was supposed to actually place our luggage on the rack), then re-park the car down the road. We were then informed that the shuttle would be at 6:30, not earlier as promised but we were definitely on the list for the first of two transfers. At 6PM we went down for the shuttle and there was a huge crowd already waiting. At 6:40 two school buses arrived and guests piled into both buses. There was little to no information given to us on how to find the shuttle after the concert. "Just go down to the parking lot to find us." Luckily we had the phone number of another guest who found the bus parking and directed us to its location. Unfortunately there were a number of other guests who were unable to find it and we were left waiting for close to an hour until they were able to contact the hotel who then called the driver numerous times.
Our room had NO hot water for showers in the morning, the coffee maker did not work, the phone was unplugged....Again, upon check out the bell hop had to be told to assist with the bags...
Other observations - the property is not well maintained and is understaffed, the workers did not even have name tags to identify them as staff members, the communication from the front desk workers to the manager was confusing and contradictory.
All in all, this turned out to be an unpleasant stay when it had the potential to be so much better.
Our room had NO hot water for showers in the morning, the coffee maker did not work, the phone was unplugged....Again, upon check out the bell hop had to be told to assist with the bags...

My family and I have been coming to this resort for 40 years. That’s correct. Multiple times each year and for forty years. We absolutely loved the Villa Roma and mAde great memories.
Over the past decade the hotel has gotten worse every year. This place was never a five star resort and the rooms all need a major overhaul. Nevertheless, we could look past the age if they simply maintained what they have. The housekeeping is abysmal and we actually started to bring our own cleaning supplies. Linens don’t fit the bed and have staining.
Basic maintenance is also non existent. When we checked in this winter our room had basic issues like a cracked toilet seat, missing light bulbs, a non working telephone, electric outlets that were hanging out of the junction boxes, etc. The pool was even shut down by the health department when we were there last summer. Forget renovations as the property maintenance has gotten away from them.
When you talk to management they are always rich with excuses. Yes everyone is understaffed. But the hotels issues have been the same for over a decade. Go back and read some of the older reviews on here. You will see the same themes going back ten years.
We will be back in June. I have never been compelled to write a review and really don’t feel good about a negative one. Sadly if the state of affairs are the same, a forty year tradition will be over. Let’s hope this hotel listens to their customers before it’s too late. It may already be too late for this customer and his family.

Overall the place has gone downhill for the past 20 years and gets worse. The new building and some renovations were done once the big fire occurred. The problem with Villa Roma is the Maintence and the upkeep which is lacking on every level. Even worse after the shortages from after covid. The place is dirty, and some simple Maintence items are neglected regularly. They should be shampooing those carpets in the main building, lobby and dining room to keep that place looking like its price suggests. I mean a Holiday Inn and Hampton inn are cleaner then this place. The pools are always an issue, dirty, heater broker, something wrong or broken down. The food is decent overall. As for the timeshare buildings, although they do some upkeep and renovations in different buildings yearly the hallways and common areas are old, scruffy and dirty. I mean the cleaning staff can put a vacuum to the corners and keep up just to make the place more appealing. I stopped going but for other reasons as well. However the BIGGEST appeal to this place was we went the same week every year so it was the people that make the place NOT the place. If you have a timeshare or rent out someones and plan on going the same time every year , you will meet great people and that will be the appeal. If you are going for a vacation I would look elsewhere. You can go to so much nicer places for the same money. IMO it is not worth the cost for lodging and food and activities for what they charge

My family and I visited with our two young kids for 4 days in August and we were nothing but disappointed with Villa Roma.
They do have a lot of activities/amenities for the kids which is why it even gets 1 star but that’s where the “fun” ends.
The entire property needs a MAJOR overhaul! The hotel rooms (2 bedroom suite) look like they haven’t been touched in at least 30 years. Old, run down, and dingy. The outdoor pool area is nice for the kids but also very old and run down. The pool water was cloudy and just looked dirty even first thing in the morning. I was hesitant to swim in it myself but my kids did enjoy the kiddie pool.
They are incredibly short staffed and nothing is open when it says it should be (restaurants, coffee shop/ice cream shop, etc….You can’t even get a cup of coffee in the morning until the main dining room serves breakfast at 8:30. Not fun when you have early rising kids. They advertise coffee makers in rooms but there was no such things. Service at the garden cafe is awful…having to wait over an hour and a half for our food with young children is never a good situation for anyone. Even when you can get some food it’s over priced and just not very good. We wound up venturing into the nearby towns for dinner which is far superior to anything you can get on grounds. Thank god we did not choose to do the all inclusive package!!
Trying to get seats out by the pool is another fiasco! People wait on line for an hour before the pool opens and it’s literally a mad dash to reserve chairs. People actually running and cutting other people off. Ridiculous!
Overall just a poor stay and certainly not worth the money!!!

Hi Joanne. We only stayed one night and brought
dinner from home for friends staying there. So, we
only had breakfast in the cafe near the lobby. It was
not expensive and was very good. However, they
seem so short-handed. We waited quite a while for
a hostess to show up and seat us. The breakfast
took forever to come out. All tolled, a two hour
breakfast. I think your grandkids will enjoy the
playgrounds and pools. Hope you enjoy.
There is a small convenience store on the property but unfortunately it is closed for the season.

I'm sorry for that I didn't answer your question before you came and I hope you had a great time with us.
For other guests that might have the same question next year. November is between golf season and ski season.
It varies year to year whether there will be snow during Thanksgiving, I do recommend winter jackets as it typically cold.
