No outside or screened in porch to enjoy the weather. Back (and only) entrance filled with filthy ashtray and cigarette butts. Narrow glassed in area that is too narrow to gather around and visit. No real common living area. Dining room has fold out tables covered with tablecloths (watch your knees). Plastic fruit and flowers "decorate" the rooms. No insulation...

I just want to thank Wayne and his staff for accomodating our last minute request for a relaxing peaceful 1 night stay. We stayed in The Merlot room and it was excellent. Clean Comfortable and very Private. The breakfast was amazing. We will remember our afternoon sitting on the old wooden swing under the huge trees drinking a cold beer....

We had the pleasure of staying at this Inn for one night. The Inn and the grounds are beautifully maintained. Our suite (which was more like an apartment) was spacious, bright , homey, private and very clean. The Bella Rose has a private deck. I stayed 3 nights in the Merlot room, a beautiful, quiet room in the back building. The inn is 2 blocks from the lake and most of the village is in walking distance. The inn sits on a pretty lot and has outdoor seating in a couple of different spots. It is a very peaceful spot.

This is the 4th year my daughters and I have spent our "Girls Weekend" at the Arbor House. The rooms are very well appointed, the grounds are beautiful, breakfast is delicious and the staff is very helpful. We look forward to returning again and again.

Very elegantly appointed rooms, with a great view out ours to the extensive lawn and flooded river at the end of the property. We have stayed at the Arbor House in Skaneateles several times now and even though we probably should give the other B&Bs and hotels in Skaneateles a shot, it's not likely we will.
