If no conditioner noise - it would be absolutely silent here. Very good stay for money especially when 50% off the price. Good kitchen, very good hot water and internet. No bathtub, showers only. Mediocre TV , only one for thee rooms. But having fast internet - who cares?

I traveled to Cancun with my mother and sister for my birthday, and we really loved this place. It was quiet when we went so we basically had the whole place to ourselves. I really loved that it was far from all the noice and that we were able to just relax. It was very close to Tulum and many secluded beaches. It was also a short drive to Chichen Itza. We upgraded to a ocean view room with the terrace. We had a grill brought to our balcony each night and we would grilled and cooked some of our dinners. There are also a few restaurants close by in the town of Akumal, good food but pricey. If you are looking for a place to relax, and just get away from it all, this is it. This was our second family trip to Las Villas Akumal, and we all loved it. The turtles were hatching during our stay, and we had an amazing experience watching them hatch and making it to the ocean. individually none of the things are superb, the beach has stones and the sand is "shelly", the food is ok, but as a whole the place is great. villas are huge very comfortable, 20 steps from beach and pool, 4 families with 16 children we had a blast!. ther are many super things to do nearbly, great supermarkets to buy food for the night (there is no restaurant at night) or you can alwyas go to playa del carmen or tulum to dine. breakkfast is included but very basic, so beware!, you can ask for a coal bbq if you want to grill and they bring it ready to cook :) we just bought meat or fish and fixed a salad for the night. we recommend "el paraiso" and al cielo beach nearby, xcaret, explor, cenote are just 10 minutes away. rent a car at the cancun airport so you can move freely…

I write this on our last night at Las Villas Akumal. My husband and I came here to get married and extended our stay because we loved it so much. The villas are extremely clean, the staff is friendly and helpful. Having a destination wedding is as stressful as any other; but the staff made everything run smoothly. We never noticed a hiccup at any point during our special day. We cannot wait to come back. This place is smaller and off the beaten path. We stayed here for just one night during a week-long vacation at various parts of the Riviera Maya. The unit we stayed in was just stunning. It had 2 bedrooms, one with a king bed and one with 2 double beds, plus an extra-large couch that my oldest son slept on. There was a deck overlooking the ocean that had 2 hammock-style chairs which gave a great spot to chill and look out over the surf. There were 5 of us (my husband and I, and our 3 kids aged 18, 10, and 9) and we all enjoyed staying here. Next time we will spend less time in Cancun and more time here- much less crowded and touristy. The continental breakfast was just right- lots of fresh fruit, coffee, juice, pastries, pancakes and french toast. what more could you ask for?

This is a great small hotel/vacation rental in the heart of "all inclusive land". If you like relative seclusion a nice (but small) pool and grassy lawn this is the place to go. A small on site restaurant provides fresh fruit etc in the AM and basic meals at lunch and dinner. Friendly staff. Rooms are spacious and all have balconies with a great view (better on the second floor). I think there is a small suite on the end that is cheaper and not as good. Beach is coral and rock.

You've read the reviews and they do not do Las Villas Akumal justice! My wife and I spent eight wonderful day at Las Villas. We are beach people and found the beach very nice with a perfect cooling breeze each day (as compared to other beachfronts on the Riviera Maya where the breeze is more like a mighty wind!) We had snorkeling and kayaking right out the door of our beautiful, spacious and clean two bedroom condo. Really, Las Villas is a miracle of cleanliness!!! The village of Akumal is a 20 minute walk along the beach. No you cannot rent a bike and get to the village, and yes you should consider renting a car to get around the Riviera Maya. Out time at the villas was in a word magical. Great remote location, but yet only a 15 minute walk down the beach to town where you dont want to miss the Turtle Cafe and the shows at the beachside resturaunt, (cant remember the name). We also loved the Yoga classes in town. The place was very clean, the beach was awesome, (bring water shoes as the coral can get your feet once you get out a bit). The free kayaks and snorkeling gear made for lots of fun on our "stay home" days. Free Breakfast was great especially with 2 hungry teens. We ordered off the menu a few times which was reasonable ($5 for an omelet) and delicious. The staff was great and I highly recommend the massage therapist on site. Our two-bedroom unit was attractive, comfortable (AC worked great) and immaculate. We had a lovely view of the sea. The customer service was outstanding.
