This is the perfect no frills hotel. I booked on line in advance got a great rate and had great value for money. If you want a picturesque location and lots to do nearby, this is not for you. We are as you say ideally located close to the town and the business parks are not far away but its a shame you maybe missed the local area. a walk along the canal which runs along the side of the hotel. Suprised about this place . Tend to like to stay in family run hotels . Our room was clean and comfortable , large ( we ended up in one of the disabled friendly rooms though not disabled ) .Staff friendly and attentive . Self Service breakfast was reasonable . Although our room faced onto the motorway the room was quiet.

Booking a hotel in the Burnley area isn't as easy as you'd think. I previously vowed never to stay here again, after a disastrous experience, however, due to a last minute change to plans, found that several nearby establishments were either full or having renovations being done- so here I am again. Stayed for one night on our wedding anniversary, visiting local spa. Staff were very friendly, room excellent, clean. Good choice for breakfast, really nice place to stay. No traffic noise, nice and close to motorway. Couldn't fault it.

good hotel ..usual high standard ..clean rooms ..great shower..free wi fi ..didnt have meals in hotel other than breakfast but this was better than other H I hotels as they had bacon which was very nice wiil use this hotel again if in the area..

We stayed three nights whilst visiting nearby relatives, friendly staff and comfortable room, made good use of nearby roundabout as was a little hard to find even with GPS, well put on breakfast, had dinner each night as well, good average food.

Stayed one night here with a coach trip. Room fine, bathroom immaculate, beds comfortable. However, the dinner was a disaster - our party was shunted into the conference room to eat, and having queued for buffet food, found the veg. had run out! The hotel great room is a very flexible space and we do utilise all of the ground floor to allow guests as much space as possible. Very nice hotel with great staff and good location,stayed here on route for Manchester, nice and relaxing with good food, very clean and comfortable with free parking and also noticed it was dog friendly,definitely value for money

At the Great British R&B Fest at nearby Colne, we stayed at the Holiday Inn. Found it to be very clean, especially the bathroom, limited contact with staff but found them to be helpful, excellent breakfasts, continental, or the full heart attack on a plate if you fancy. I've stayed here before, and would come back.
