The guest house does look a little tired, but the welcome and service you get from all the staff was great. The bedroom was spacious, clean and comfortable. The choice at breakfast was more than enough and hot. For £20 per person per night including breakfast you would be hard pushed to find a more value for money B&B. I'd...

Great guesthouse which is just down the road from the train and bus station so easy to get to form the airport and to get into Belfast. Friendly staff; we arrived early for a wedding and were able to get into our room before 2pm. The breakfast was great and this was definitely great value for the money we paid!

We read a lot of bad reviews on this place and we got there and it was nothing like the reviews its clean cosy and Trevor (the staff member who was on was so nice). I would def recommend this place to anyone

On arrival the window had been wide open, with no heating on in the room it was freezing. Had not read the reviews before staying so was curious what others felt. Certainly did not experience the things mentioned in some of the more extreme negative comments but do see the issues with the tired decor and lack of attention to detail in places eg no tv signal on most channels in bedroom.However the breakfast experience was good ,...

Booked room in Beechfield B/B 8 wks before going. We were going to a wedding near by.When we arrived we had to pay up front for our accommodation.lots and lots of stairs to the room. Stayed here for two nights as had a course nearby. The course started at 8am every day. Firstly they take card details prior to booking, took my card payment for the two nights (2x£40) and then told me that breakfasts start at 8am. This was not a pleasant experience. The peeling paint on the windows (inside and out) should have been a warning. Inside, the place was grubby, there was a hole in the ceiling, lack of mirrors in the room, no real comfort, bed lumpyt and uncomfortable (though linen was clean), floor and carpet were dirty, towel rail almost out of its...

Comfortable, clean room, basic but has ever thing you need. Trevor was very friendly and welcoming and nothing was too much trouble for him. Breakfast excellent, I would give as higher rating but guesthouse could do with a bit if updating but it would definitely not stop me staying there again, good value for money B+B with fantastic breakfast.
