This B&B is in a cool location on the lake. The host is a wonderful lady. There are a few things that need to be improved. I will start by saying we are dog people, we have always had dogs. We inquired about pets and were told about the dogs but not the cat that hangs around. Being allergic to...

Water’s Edge is an agreeable B & B on the shores of Lake Memphremagog, a couple of miles from downtown Newport. There’s an interesting eclectic décor reflecting the owner’s extensive travels, from New Zealand to Brazil to Israel. We stayed in a suite, quite roomy although the double bed was on the small side. Ample filling breakfasts; we particularly liked...

We spent one night at this house aug. 17th 2016 for my birthday and the owner (Patricia) is the warmest lady you could come across in your life. She makes you feel like her house is yours. We had enlighting discussion over breakfast and she makes a mean banana cake..Peaceful and relaxing place to rest with amazing view of the...

The Water's Edge is a great place to stay! The quiet and peaceful lake-front location looking up the long expanse of Lake Memphramagog cannot be beaten. Out bedroom was spacious, clean as could be and very comfortable. The private bath was large and well-supplied with think towels and terry cloth robes--a nice unadvertised extra. The innkeeper, Pat, is very social...

We stayed for a long weekend in June and enjoyed being able slip our kayaks into Memphremagog right from the lawn and only having a short drive to downtown Newport. The B&B was very clean and in great condition, nestled on the lake at the quiet end of a dirt driveway. Pat, the innkeeper is sweet and made very tasty...

I called Water's Edge B&B on Wed. 9/16/2015 and spoke with Pat the owner. She said she had a room available for the 19th. My neice was getting married at Jay Peak Ski Resort and when I checked the pricing for the resort I thought it was to expensive for an over night stay. I asked Pat what time the...

Quiet scenic location on the lake.. 2 Kayaks provided for excursions... Sunrise & sunset amazing with visiting herons, loons, & birds. Large outdoor deck with views for visiting/eating with xtra visitors. We had 10 out of town family members that showed up for a visit & she made an extra pot of coffee for us while we chatted on the...

I cannot say enough about Pat Bryan and this B & B. My wife and I stayed in the 2nd floor suite for two relaxing evenings. If you're looking for a quiet getaway on the shores of lake Memphremagog, this is the place. Just far enough outside of the center of town to feel like your really getting away from...

What a wonderful place. It is at the very end of a dirt road and truly at the "water's edge". My GPS worked fine in getting us there- otherwise you need to carefully follow directions. The suit was very large with living room, bed room, bath room and large outside deck. This is quite an outstanding "get away and enjoy...

Lovely hostess "Pat". Very friendly and accommodating. Two GIANT St. Bernards are security! Stayed in the suite. Nice private entrance and bath but not fridge or AC which was needed 1st day when it was very hot and humid. Breakfast of Pat's signature stuffed French Toast was lovely. This inn would be a problem to travelers' with pet allergies though.
