Worst tram schedule. Be prepared to walk from ocean tower to the main lobby approximately 15 minutes. Getting on the tram will take you 45 minutes. So be prepared to walk going to the main lobby. Rooms are old and have never been update. Its not worth the money.

We just returned from our fourth visit to Hawaii, and our third visit to this property. Being from Maine, we’re 5,000 miles away and we could go anywhere in the Caribbean in less than half the time it takes to fly 15 hours to Hawaii. However, we really like Hawaii, and we really like Kingsland! I think we’ve spent 23 nights here between our three stays since 2019? Last time we were here, COVID erupted on the mainland during mid-trip and we thought we were going to get stuck in Hawaii. And that would’ve been perfectly OK! It’s a great place to be stuck! I’ve left two other more comprehensive reviews before. One in 2019, and one in 2020. Found below. But so be it, we were going to try to see the erupting volcano after activity started up again months back. (The last two times we’ve come to the big island the volcanoes hadn’t been active. After 35 years of constant eruption it had abruptly quit just weeks before we first visited four years ago! It still inactive on the second trip a year later. Of course, with our luck the active volcano went inactive again before we arrived! That was the biggest disappointment of our trip! ) Booked this a couple months ahead of time, pre-paid nonrefundable for a 1 Bedroom Single King bed Condo style room of about 1,000 sq feet. Lots of space. This property is about 20 minute drive north of the Kona airport. It’s a hugeHilton property with two different Hilton hotels and numerous other Hilton brand vacation club condo type places and Villas. There’s also a Marriott resort on property. There are two shopping plazas with restaurants and shops. One higher end, The King’s Court, and one more budget friendly, known as Queens Court market. There’s also a large full service grocery store on property fully stocked with anything you need. Plenty of fresh fish and meat to choose from or whatever else you need at the grocery store. This is good because this hotel is probably 15 to 20 miles from any kind of real town with stores and restaurants and things. It’s just out in the old lava flows with nothing else around other than the resort property. Highly recommend renting a car if you’re going to stay here, otherwise expect shell out for expensive Uber rides or taxis as public transit is almost nonexistent. Parking is free. We were warmly welcomed as always to the beautiful and peaceful grounds. Very quiet here and everything is so well manicured and beautiful! Guests here have full access to any of the other Hilton properties pools and amenities on the sprawling grounds. Free parking at the main Hilton Hotel parking lot if you want to go down there to the pool, the dolphin encounter, beach, dinning, etc.. (Even their guests have to pay) There’s also a shuttle bus that runs around the property every half hour that will take you around if you don’t have a car. It can be a long walk from one place to another. Like, a mile or two just to walk over to the market and back. I think you might be able to rent golf carts here, too, because we saw lots of people driving them. The suites are exceptionally clean, modern and comfortable! Each with walkout balcony. Full kitchen with full size fridge/freezer, oven, dishwasher, garbage disposal, amenities and fully stocked for any cooking you want to do. A washer and dryer. Also, each building has its own outside BBQ area with gas grills. The buildings down the street further from the main club house have their own individual pool and hotubb, as well as the main one at the clubhouse. (That one has small water slides and even an adult only section if you hate sharing the pool with bratty kids screaming and splashing.) They usually have live acoustic music Thurs-Sun early evening at the patio bar by the main pool bar. There are free activities scheduled each week. Water aerobics, family movie night under the stars, Group ukulele lessons, etc. Only had one small issue with our room and building .The buildings closest to the main clubhouse are outside room access, motel style. (There are at least a half dozen different buildings here. (The buildings across street are hotel style where you actually go in an air conditioned little lobby to access the rooms in the three story building. ) The second time we came we booked the same room we had before and we got put in one of the buildings with the motel style room access. We really didn’t like it and went back to check-in desk minutes after getting to the room. They agreed to move us back across the road the next day. We liked it there, Three years have gone by since our last stay. When I booked the room this time I had completely forgotten about the problem we had with room before. We arrived expecting to be in a room in one of the inside access buildings, like our last two trips, but they had put us in one of the outside motel access style rooms. While we were checking-in, I inquired if we could get in one of the buildings we have been in in the past (23 or 24, but they told us they had already assigned our room in building 7) Only when we went to the room that we realized it was one of the exterior entryways style rooms! Then we remembered the time before, The room seemed just a tad smaller in size in the kitchen/living room open area. It was still in great condition but the kitchen flooring was a bit scratched up under the table as well as the glass oven top burners. The last two times we stayed here there was virtually no sign on wear and tear. Perhaps this is just because a couple years has passed and there’s been a lot of use? Regardless, the room was clean and comfortable but we really would’ve preferred to be in one of the other buildings across the road on the expansive area of golf course where we had been the last two times. Away from the main clubhouse and check-in building. Better view over there, too, Those rooms also had the weird Japanese electronic toilets that squirt your butt. I don’t like my butt getting squirted by water, but we didn’t have one of the fancy electric toilets in the room this year. We did have the nice large walk-in shower and a large soaking whirlpool tub, which we didn’t have the tub in the last two rooms. Just the large walk-in shower. I think I probably should’ve gone back to the front desk and inquired I’d could’ve been moved across the road again the next day? One other thing that was a minor thing so for us.,,, We punctured the sidewall of our rental car tire on a lava rock on a twisting road one day. We had a very small air leak, but managed to get back to the hotel. There’s a Shell gas station on resort property and we figured we’d use their air pump and get enough air in it to get it back to rental car center. With our luck the pump was out of service! There were no other gas stations for 15 miles. No problem. I figured the next morning I’d just go to the front desk and they’d call maintenance/groundskeepinf or somebody t and they could bring us a pump so we could get enough air in the tire to get the car back to the rental car place at the airport. Tire had gone completely flat by the time we got up the next morning! With all their equipment and vehicles they have at the resort, surely they had a pump somewhere? However, the gentleman at the front desk said they couldn’t help me with that and I was on my own. We had to spend four hours calling the rental car agency and waiting for them to send somebody to charge me $80 just to put a donut on. (I could’ve done that myself if I had known that’s all they were going do) Kind of wasted our morning dealing it. Not sure why they couldn’t summons somebody in maintenance to bring u a pump? I’d have put the air in myself. Just needed an air pump. Overall, was another great stay,! Even though the only reason we came back to the big Island was to see the erupting volcano that had once again quit shortly before our arrival! Such a disappointment. Three trips and still haven’t seen flowing lava! Highly recommend for. Opulent or families.

While we would have enjoyed an ocean view property, this one had access to a sister resort with beautiful ocean views. King's Land was clean, well-mainted, and well appointed with a full kitchen and washer/dryer.

Wow, Hilton Vacation Club is dial up versus Marriott Vacation Club 2gig fiber. Wifi is non existent, and cell coverage at least for Verizon is awful too, so good luck buffering your way through anything on your phone or laptop. I am in their business center and the signal is still awful. Check in was rough. Checked in early at 930am, room not ready, but handed keys with promise of a text when it was ready and allowed to drop off luggage so we could sight see. We were happy about this. We spent day sight seeing, enjoyed it thoroughly. We hit the grocery store to save on costs with the kids, and got back to the resort at 230pm with a weeks worth of groceries for 6! And room still not ready. Even the bellman, whom took our luggage, was surprised. He even let the cat out of bag and told me the room number, we will just say 1 for this review. He said he would personally go check before taking our groceries to their bellman walk in fridge. He came back a few minutes later saying it was not ready still, and happily toook them items for storage. Bellman was awesome by the way! My family decided to hit the pool, and I decided to explore and get to know property near room. I went to see BBQ area andf then see what out little backyard was like. This was at about 330pm. I found a maintenance worker lighting a torch and getting ready to mend some copper lines, and have an AC unit coil next to him. Being in the construction industry, I knew this was not good and no way he is done by 4pm. Mind you, some texts back and forth with reservations and they kept saying it would be ready by 4 and they would text me when we could use the keys we received at 930. I texted them and said I just saw all this, and know the room will not be ready. No response. So, frustrated, sit down at small sandwich restaurant with family. My wife is holding our youngest who is now asleep in her arms, and the rest of the fam is getting grumpy from a long day and in same clothes. At 440pm, and no text, went to front desk. 15 minute wait, I was then informed we would be in the unit next door, and he acted like that was always the case. I confirmed with him the keys I received at 930 would work for unit 2, and he said yes. I then asked why we never received a text saying the room was ready, unit 2 that is? He was unsure and said he'd put a note in the system. I did not leave the lobby as I had my doubts, had my son go check the door to unit 2 with our key, and nope, did not work. But it did open unit 1, where maintenance was still trying to fix AC. Went back to front desk to call guy out, got 2 keys instead of 6, and said they would send more later. After 530pm, finally got text saying unit 2 is ready for us. We were already in it by then. I sent son back to front desk at 6 to get more keys, and he came back saying they would be dropped off. Someone knocked on door and handed us 6 more keys instead of 4. Found out next day why, the first 2 I got only worked for the day and not the week. And unit 1 is still down after 48 hours, so amusing our key still works there. No sorry from management, nothing. Even let the VIP tour people know how frustrating the experience was, and got an owners bag for the trouble, hurray. Have our tour in 2 days, and hope to bypass most of it by saying no way. We are Marriott owners and wanted to see if Hilton was worth investing in as well, and just confirmed Marriott only for us! Oh, trying to get our tour moved up, now on hold for 30 minutes...........Yep, Hilton is awful! No clue why we wasted our money with HVC

The resort may have been gold crown when it was built but neglect has brought it way down. We had multiple items missing from the kitchen on arrival, the furniture is dated and worn out, sitting on the lanai was like sitting on rocks as the cushions are shot. Appliances that didn't work and maintenance that needed to be completed in our unit during our vacation. We were located in building 1 next to the operations/maintenance center and with limited small parking area routinely had challenges getting into parking stalls near our building if we returned after dinner.

We bought this timeshare many years ago and loved coming here. The last few years the resort has been on a downward slide. The condos are not up to par such as blocked up sinks and showers. This year The “Serenity” pool is full of kids climbing and jumping from the rocks and taking up the hot tub by jumping in like it’s the pool. The Bistro Bar was surrounded by young adults getting drunk. The music was just plain loud. If this is going to turn into Disney World and a Rave we will need to find somewhere else to go and stop recommending Kingsland.

During our delightful 5-night stay at Hilton Grand Vacations Club Kings’ Land Waikoloa, part of our 3-week Hawaiian adventure, we were truly enchanted by this gem of an accommodation. The deluxe 1-bedroom apartment was exquisitely furnished, boasting a splendid bathroom and a spacious kitchen equipped with all the comforts of home, including a 6-burner electric stove, an incredible oven, a separate microwave, and every kitchen essential imaginable. The thoughtful touches extended from dishcloths to dish soap and dishwasher tablets for the, you guessed it, dishwasher. Both the living and bedroom were adorned with modern TVs, featuring bedside USB ports for convenient phone charging. Our 5-night stay included one thorough cleaning, a welcomed touch. Beyond the charming accommodations, the pool was a delight – sizable with plenty of activities for children. Our 20-month-old couldn't get enough of the slides in the kids' pool area, which also had a separate section for adults (though we didn't venture there). Adding to the joy of our stay was Amber at the reception, whose friendly and genuine demeanor made our check-in seamless. She even offered a sweet gesture for our 10th wedding anniversary, which we celebrated during our stay. If we ever find ourselves back on the Big Island, we'd eagerly return to this haven.

We had a wonderful stay at King’s Land. Spacious and comfortable dwelling and a beautiful pool and hot tub area. Parking was very accommodating and the bar and restaurant area was handy as well. My only beef was all the additional daily and expensive fees to the tune of over $340.

The best RCI exchange ever in 44 years being a member of RCI traveling international. However it’s the only resort ever to charge more than an exchange fee. This is significant $345/week plus the exchange fee of $290 plus 45 RCI points

My husband and I spent 5 nights in January. We were in building 4, 3rd floor. The building and the unit were in great shape. The location near, but not in front of the adult pool was great. Having a golf course behind the units made for a nice quiet experience. We knew and only received 1 cleaning.. with 2 people it wasn't an issue. We needed more coffee - just called the clubhouse and they delivered to our unit. There is a ledge near the door where small items can be left. Kitchen was equiped with basics.. if you have large group you may need to ask for more cookware and utensils. There were grills behind the buildings and they were cleaned regularly. Big Island rental car is highly recommended.. we loved that HGV Kings Land had no parking fees and we were able to park right in front of our building. We also enjoyued the lower daily resort fee vs Hilton Resort. We went to Hilton Waikola Village Resort one morning. We opted to drive - I estimate it is about 2 miles. yes we took the parking stub and had it validated instead of paying $48. There was a tram running at the resort. We enjoyed the lagoon- reviews are correct not much shade unless you rent a cabana. It was much smaller than I had imagined from reviews. We walked the property and checked out the pools and the ocean front view- where we saw whales!
