Basic indeed. Very small, but clean. The bed was comfortable. Great for recovering from a long flight after landing late. The owners left the door to our room open with the key inside. We never saw them. It would be misleading to rate it higher, but it can't be beat for a budget place to sleep in Lihue.

We booked this for one night at the start of our trip since we could not get a room at our resort for that night. It is clean. Functional. Barely adequate with no frills. If you want a cheap place with tile floors and just need a place to stay it is ok.

Place was clean and staff was professional and friendly. This is a very basic room though, no tub, one set of bath towels (no beach towels), no complimentary shampoo/conditioner and no deadbolt on the door which is the one big flaw I saw. Only because the place is on a more residential street not around the big resorts or anything...

Nothing really is cheap on Kaua'i, but the Tip Top is your very basic accommodation, the price even being less than AirBnB and similar. The motel caters for the cheapskate traveller like me who wants a place to sleep and shower: that's it. There's no fridge, no microwave and not even a water boiler or a coffee maker. It is...

If you're looking for a hotel for under $100 a night, this is your place! No frills, but you're in Hawaii! Check in was quick and easy, all the employees are nice, and the bed was comfy. We didn't eat there, but it smelled good when we checked out.

Not the first time I have been here, but still the same as before. Definitely a locals place and for those who aren't afraid to get off the hotel beaten path. Reasonable prices, good service, great breakfast. If you insist on white glove service though, this place is not for you, and that is fine with the rest of us!...

Been coming to this gem for several years now but had not tried the "famous" pancakes for breakfast until this year. We have been missing out because the banana macadamia nut pancakes were exceptional! Please splurge and spend the extra 50 cents for the guava pineapple jam and you will not be disappointed!

Come for the food, stay for the night. The restaurant is clearly the better half of this business. In a pinch, this hotel will suffice, but it's a last resort, literally, when things go wrong with your first, second and third choice. It happens. I'm glad tip top stays in business.
