I just spent a 'stay put' week vacation at the Royal Kona and would definitely recommend. By stay put, I mean I did not have a car and my walking ability is somewhat restricted. But this location allowed me to easily walk from the hotel along the several blocks of Kona shops and restaurants with lots of places to stop...

Amazing ocean views are all this hotel has to offer. The place is filthy and eyesores are everywhere. Be careful what you touch, there is rust on everything from doors to patio furniture. If this hotel was located any place else it would get a 2 or 3. Not that it is bad but the physical plant really needs updating. Carpet, elevator panels, paint,etc. Breakfast buffet is marginal. This is one of the oldest hotels in Kona, it's right by the ocean, and newer hotels are not allowed to build so close to the ocean.
