Every time this resort is sold, it deteriorates further. We've been coming here for years, but have visited the resort for the last time. Rules are posted everywhere but are selectively enforced. Not a pet friendly place.

This is essentially a large field with no shade with RV's and tents packed in. When I went to my assigned campsite (#16) there was a rock about half the size of a VW beetle where my tent should have gone. Staff were kind and allowed me to change but WTH? Tent sites do not have pads but are for...

We were very pessimistic about this campground after reading some of the reviews. We were very pleasantly surprised. We had a great spot under the trees. The campground is very quiet and nice. The office staff and escorts (Hi Gary) were great. We will be back.

Just because you CAN do something doesn't mean you SHOULD. Yes, visiting Rocky Mountain National Park in August means your choices in camping can be scarce, and RV parks can pretty much do what they want and still guarantee a full house of guests. Against all the advice on Trip Advisor, we stayed here for one night. We needed a place to stay and this was the only place with vacancy. The photos are rather pristine, but the actual RV area is crowded beyond belief. With trucks and golf cars running up and down the roads, it's hard to sit outside unless you like eating dirt. This is essentially a gravel lot where they park RVs for an exorbitant price. But wait! There's a swimming pool and hot tub! No, the swimming pool is ice cold despite claims of it being heated, and the "hot tub" is a residential grade porta-spa that could in no way keep up with the filtration required of a commercial unit....

We planned a very last minute camping trip to Estes Park to try out a new 20ft toy hauler that we had just purchased. This campground got 2 stars just for being available last minute when everything else was booked. Also the location is nice. It is on the outskirts of town so you avoid all the traffic and congestion....
